Brand ≠ the legal entity signing your contract. This project may use a separate project company or joint venture — verify the seller and developer for the selected unit.
Why this project is worth a look
Inspectable, not promised
The building is complete, so due diligence can include the actual unit, outlook, traffic noise, lifts, parking and amenity condition before a deposit is paid. The decision is about a physical asset rather than a rendering or a construction forecast.
A defined unit grid
The original schedule gives clear areas for each 1-bedroom and 2-bedroom format. That makes it easier to spot resale ads that use rounded areas or inconsistent labels and to reconcile them with the title deed and the actual unit plan.
Amenities beyond a lobby
The scheme includes co-working and library space, a shared kitchen, a 9-by-25-metre pool, health club and rooftop jogging track. In a completed project the real question is not whether these were promised, but how well they operate and how heavily they are used today.
Depth in resale supply
Multiple sale and rental listings are active in August 2026, giving buyers a real choice of floors, fit-outs and asking prices. The trade-off is that seller type, title status, tenancy and condition need to be checked apartment by apartment.
Transit with context
The Yellow Line is already operating, while the Orange Line remains a future piece of the Ramkhamhaeng transport picture with an expected 2030 opening. That distinction keeps the purchase case grounded in present access rather than legacy station marketing.
About the project
Knightsbridge Collage Ramkhamhaeng is a completed high-rise condominium on Ramkhamhaeng Road in Hua Mak, Bang Kapi. The finished nature of the asset is the first thing that should shape a buyer’s approach. This is no longer a purchase based on renderings or a delivery promise: the residential tower exists, and Origin was already including the project in a ready-to-move portfolio in 2021. The published scheme consists of one 25-storey residential building with 682 apartments, plus a separate six-storey parking building; the original sales specification also lists three retail units. That means a viewing can answer questions that an off-plan brochure cannot. Buyers can compare real views and road exposure, check the condition of the corridors and amenity areas, see how the lifts and parking work, and inspect the actual apartment rather than a show-unit concept. The project also has an established resale and rental market. Two homes with the same nominal layout may therefore differ materially in furniture, wear, tenancy, orientation and legal readiness, so the specific unit matters more than the old project-level pitch.
The site is tied to Ramkhamhaeng Road at Soi Ramkhamhaeng 42, in the built-up Hua Mak section of Bang Kapi. It is an urban Bangkok address rather than a self-contained resort-style setting: daily life is shaped by a major road corridor, local retail, schools and universities, hospitals and the wider Bang Kapi commercial area. Rail access requires a careful distinction between what operates now and what is still being built. Project material that continues to circulate uses the phrase “100 m to MRT Hua Mak.” A buyer should not interpret that as a 100-metre walk to an operating station today. The MRT Orange Line remains under implementation, and MRTA’s current programme gives July 2030 as the expected operating date. The Yellow Line, by contrast, has been in service since July 2023. The project page gives Yaek Lam Sali on that operating line at about 700 metres. For anyone making a purchase decision around transit, the sensible base case is the network available today; the Orange Line can be treated as a future change to the corridor rather than a benefit already delivered.

The official unit schedule is unusually clear for a completed Bangkok project. A 1-bedroom type of 22.20–22.90 sqm is listed at 318 units. The 1 Bedroom Exclusive is 26.40 sqm with 138 units. The 1 Bedroom Plus spans 31.40–32.50 sqm with 180 units, while the 2-bedroom plan is 43.20–43.30 sqm with 46 units. Those figures are useful as the project’s reference grid, but they should not be forced onto every resale advertisement. Live listings in August 2026 use rounded sizes such as 23, 24, 26, 27, 32, 33 and 44 sqm, and some agents apply room labels inconsistently. The title deed and the plan attached to the actual unit should settle the area before a deposit is paid. A published 3-metre ceiling height is another relevant design feature. It does not compensate for a compact footprint, but it can change the way the smaller layouts feel. During a viewing, ceiling height is best judged together with window size, room depth, storage and furniture placement rather than treated as a stand-alone selling point.
The common areas were designed as more than a single lobby-and-pool package. The documented facilities include a lobby and mailbox area, co-working space with a library, a shared kitchen and pantry area, a swimming pool, a health club and a rooftop jogging track. Access-card control, CCTV and 24-hour security form part of the security set. Project material specifies a 9-by-25-metre pool and a parking provision of 46%, with parking housed in a separate six-storey building. The percentage should not be read as an individually assigned bay for every apartment. A buyer who drives regularly should check the condominium’s actual parking rules, any right attached to the chosen unit and peak-time availability. Because the building is completed, the condition of the facilities now matters more than the original list. It is worth seeing whether the co-working area, gym and pool are fully operational, how heavily they are used, and how well finishes and furniture are maintained. The currently published common fee is THB 45 per sqm per month; the current juristic-person schedule and any arrears on the selected unit should still be verified before transfer.
Resale activity is deep enough that the project should be approached as a market of individual apartments rather than a single price tag. Property listings refreshed in August 2026 show a broad spread of asking prices across compact one-bedroom units and larger two-bedroom homes. The lowest visible sale listing used here as an entry anchor is THB 2.15 million for a 24 sqm one-bedroom, refreshed on 15 August and still visible on 27 August 2026. Other listings for similar sizes are higher, and two-bedroom asking prices sit in a different range. That spread is not a contradiction by itself: floor, outlook, fit-out, furniture, seller urgency, tenancy and document status can all change the asking price of a completed unit. The THB 2.15 million figure therefore should not be presented as “the project price.” It is simply the lowest current market marker found in the researched set. There is also a direct-sale ambiguity. A project page remains online, but a Thai property database updated on 19 August 2026 marks the primary project as sold out. Any apartment represented as developer stock should therefore be validated by seller identity and contract rather than assumed to be first-hand stock.
Ownership needs the same unit-by-unit discipline. Knightsbridge Collage Ramkhamhaeng is described as a freehold condominium, but a foreign buyer cannot automatically register every apartment in freehold. Thailand limits aggregate foreign ownership in a registered condominium to 49% of the total condominium unit area. For a foreign transfer, the condominium juristic person must confirm that the selected apartment fits within the available foreign quota at the time of registration. No public source reviewed for this dossier provides a current remaining-quota figure for this building in August 2026. “Freehold” in a listing is therefore not enough on its own: the buyer should verify the title, the seller, the juristic-person quota certificate and the transfer documents for that exact unit. If foreign freehold is not available for the selected apartment, a leasehold of up to 30 years is a common alternative structure. Any extension should be treated as contractual and dependent on the parties’ future consent rather than as an automatic continuation. For a resale, the juristic-person debt-clearance certificate is also a practical part of transfer preparation.
The attraction of this project is not that every metric is perfect; it is that the important trade-offs are visible before money is committed. A buyer can inspect several real apartments, compare low and high floors, test noise exposure at different times, observe lift traffic and parking behaviour, and see whether the amenity spaces are maintained to an acceptable standard. The limitations are equally tangible. The unit footprints are compact, parking provision is not the same as one guaranteed space per home, and the widely repeated “100 m to MRT” message relates to rail infrastructure that is not yet operational. A family looking for genuinely large rooms, a buyer who requires a dedicated parking bay, or someone whose decision depends on an operating station almost at the entrance may find better fits elsewhere. For someone seeking a completed urban condominium in the Ramkhamhaeng corridor, with a clearly documented unit range and an active secondary market, the sensible next step is to compare several specific units side by side. Condition, orientation, title status, foreign quota and seller type should decide the shortlist, not a single headline price.

Ownership format
The project is a freehold condominium. A foreign buyer may hold a unit freehold only within the statutory foreign quota of 49% of the building's total condominium unit area. If the selected unit is not available within that quota, a leasehold of up to 30 years is commonly considered; any renewal depends on the contract and the parties' consent. Remaining foreign quota must be confirmed for the specific unit before purchase.
Unit types & sizes
The base one-bedroom format, listed at 318 units in the original schedule. Resale advertisements sometimes round the area, so the selected unit's title deed and plan should be checked rather than relying only on the listing headline.
The official schedule labels this 26.40 sqm format Exclusive and lists 138 units. Some secondary databases reverse the Exclusive and Plus names, so area and plan are safer identifiers than the marketing label when reviewing resale stock.
The Plus format is documented at 31.40–32.50 sqm with 180 units. Current listings often round that to 32 or 33 sqm, so the legal area should come from the selected apartment's documents.
The two-bedroom plan is documented at 43.20–43.30 sqm with 46 units. Resale advertisements commonly show roughly 43–44 sqm, so floor, condition, outlook and seller documentation should be compared alongside the stated area.
The original project naming is used here: Exclusive is 26.40 sqm and Plus is 31.40–32.50 sqm. Some secondary databases reverse those labels and live listings often round areas; the selected unit's title deed and plan should control the final check. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is physically tied to Ramkhamhaeng Road at Soi Ramkhamhaeng 42, Hua Mak, Bang Kapi, Bangkok 10240.
- The Yellow Line has been operating since July 2023; the project page places Yaek Lam Sali at about 700 m.
- The repeated “100 m to MRT Hua Mak” wording does not describe an operating station today: the Orange Line is still under implementation, with operation expected in July 2030.
- For drivers, the building's position directly on the Ramkhamhaeng corridor and the condominium's actual parking rules matter more than the headline parking percentage alone.

Price & purchase terms
- Current price: From THB 2.15M in a PropertyHub resale listing refreshed on 15 Aug 2026 and still visible when checked on 27 Aug 2026. This is a lower secondary-market anchor, not a guaranteed price; the selected unit, seller, availability and transaction terms need a separate check.
- Completed: 2020
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who want a completed condominium and prefer to inspect the actual apartment, building and amenities before committing.; People targeting a compact home in Hua Mak / Bang Kapi who are prepared to compare several resale units by floor, condition, outlook and asking price.; Buyers who do not depend on one guaranteed parking bay per apartment; there is a separate parking building, but the published 46% provision is not the same as an assigned space for every unit.; Foreign buyers who understand that a freehold condominium does not automatically mean foreign freehold is available for every resale unit, and who will verify quota before transfer.; may not suit: Buyers looking for a genuinely large family apartment; the documented project range tops out with the 43.20–43.30 sqm two-bedroom format.; Anyone who requires a deeded or guaranteed parking bay for every apartment without checking the condominium's current parking rules.; A buyer whose decision depends specifically on an operating metro station 100 m from the entrance; the Orange Line in this corridor is not yet in service..
What we confirm before booking
A short, specific to the project list. We request these from the developer and go through them with you before any payment.
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual handover date in the SPA — the page shows the date from the project’s materials
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Primary-stock status is inconsistent: the developer project page remains online, while Home.co's 19 Aug 2026 update marks the project sold out. Any unit presented as developer stock should be verified through the seller and contract; an active resale market is clearly evidenced.
- The project has freehold tenure, but no public source reviewed gives the remaining foreign-quota availability in August 2026. Foreign freehold eligibility must be confirmed by the condominium juristic person for the selected unit before transfer.
- Building-number references conflict: several databases use 506 Ramkhamhaeng Road, while another platform publishes a different number. The original developer specification reliably anchors the site to Ramkhamhaeng Road at Soi Ramkhamhaeng 42, so the registry uses that location without a disputed house number.
