This is now a resale market, not a developer-sales story. CMC’s current project page marks the building as sold out, so available stock comes from individual owners and agents. PropertyHub listings updated on 1 October 2026 included a one-bedroom 32 sqm unit at THB 2.2M, while other listings on the same project page were materially higher. FazWaz showed a different lower asking level. That spread is more useful than a single headline number because older resale units can differ sharply in renovation quality, furnishings, floor, outlook, seller urgency and legal quota status.

The basic building facts are comparatively stable: one eight-storey block with 79 units. Historical project profiles list a swimming pool, gym, garden, parking, lift, key-card access, CCTV and 24-hour security. With a completed building of this age, however, amenity condition matters more than the original brochure checklist. A serious inspection should include the common areas, lift condition, pool and gym upkeep, signs of water intrusion, recent major works and the condominium juristic person’s finances. Those items can have a direct effect on both day-to-day living and the cost of owning the unit.

Published unit-size data needs careful handling. DDproperty’s detailed project profile gives original one-bedroom layouts at 32–48.52 sqm and a two-bedroom layout at 52.42 sqm. CondoThai records a broader historical range, while PropertyHub shows 25–42 sqm one-bedrooms and 47–50 sqm two-bedrooms — dimensions that also appear on its separate Chateau In Town Ratchada 20-2 page. We therefore treat the DDproperty figures as the cleaner reference for the original building and do not merge the two phases. For any resale purchase, the registered area on the unit title should override portal summaries.

Foreign ownership is possible in principle, but the quota has to be checked for the exact unit at the time of transfer. Thailand’s government information service states that foreign ownership may not exceed 49% of the total unit area in a registered condominium and that the condominium juristic person must issue confirmation for the transfer. Before paying a deposit, a buyer should ask for the seller’s no-debt certificate, the current maintenance schedule, recent owners’ meeting records and any planned major works. In an established resale building, those documents are more relevant to future ownership costs than the original launch price.

A foreign buyer can take registered freehold title only if foreign ownership in the condominium remains within the statutory 49% of total unit area after the transfer. The condominium juristic person must certify quota availability for the specific unit; current listings at this project show different quota statuses, so there is no single project-wide answer.
