The Base Downtown Phuket is an established city condominium rather than an off-plan purchase. Sansiri launched the project in 2012 and still lists it in the historical portfolio of The Base brand, while the major property databases place completion in March 2014. The development has two seven-storey buildings and 311 units. That changes the due-diligence priorities. There is no construction schedule to underwrite, but the buyer needs to pay much closer attention to the condition of the exact unit, the condominium juristic person's records, common-area maintenance, outstanding fees and the seller's ability to transfer clean title.
The project sits in Wichit, Mueang Phuket, close to the Central Phuket retail cluster. Sources describe the address as either 199 Ek Wanit Uthit or Ek Wanit Uthit Soi 1; both point to the same development, and the map location resolves to 7.8890664, 98.3652192. This is urban Phuket, not a beachfront scheme. Its practical advantage is access to shopping, hospitals and the road network serving Phuket Town and the middle of the island. For a resident who values daily convenience or a landlord targeting longer stays, that can be more useful than a resort setting. It will not satisfy a buyer whose non-negotiable requirement is walking to the sea.

The original unit mix is compact and easy to understand. Thai project databases consistently describe one-bedroom layouts around 33.5–34.5 sqm and two-bedroom layouts around 55.5–58.5 sqm. Live resale listings stretch slightly beyond those original ranges, with one-bedroom units around 30–37 sqm and some two-bedroom listings close to 60 sqm. Those differences should not be treated as proof of a hidden third product type. Listing portals may round figures or reproduce the registered area differently. For a purchase decision, the area on the title documentation for the selected unit is the figure that matters.
As of 4 September 2026, the resale market is active. DDproperty shows an asking range of roughly THB 2.69M to THB 5.99M for the project. FazWaz has listings identified as both Thai Quota and Foreign Quota, including current one- and two-bedroom examples that are explicitly marketed as foreign-freehold eligible. That is a more relevant buying reference than the THB 1.9M launch price still preserved in historical project profiles. The lowest advertised number should nevertheless be treated only as an entry point for research: tenure, furniture, condition, occupancy, encumbrances and the seller's transfer documents can all materially change the value of a particular unit.
Ownership needs more precision than simply calling the whole development 'freehold'. A foreign individual may register freehold title only while the aggregate foreign ownership remains within 49% of the registered condominium unit area. A proposal to raise the ceiling to 75% has been discussed publicly since 2024, but it had not become law by this review; the 49% rule remains operative in 2026. Before paying a material deposit, the buyer should obtain confirmation of available foreign quota from the condominium juristic person for the unit being purchased. If a lease is proposed instead of freehold, the lease terms need their own review: the present legal ceiling for the initial registered term is 30 years, and future renewals should not be priced as if they were already guaranteed rights.
The shared facilities are conventional for a city condominium of this generation: a swimming pool with a children's section, gym, landscaped garden and outdoor recreation space, multipurpose room, lobby, access control, CCTV, security and parking. These items are repeated across independent project profiles. A buyer should still judge the development as a building that has been operating for more than a decade, not from its launch brochure. The useful questions are whether the pool and gym are properly maintained, whether lifts and common corridors are in good condition, how the juristic person handles repairs and whether the sinking fund and common fees are keeping pace with actual maintenance needs.
There is a workable benchmark for recurring charges. Hipflat currently states a common-area fee of THB 40 per sqm per month, and the monthly CAM figures attached to several FazWaz resale listings are consistent with that level. We treat this as a market reference rather than an official fee schedule. Before transfer, the buyer should obtain the current fee statement, any sinking-fund information and a debt-free certificate for the unit from the condominium juristic person. In a completed resale building, these documents can matter as much as the negotiated purchase price, particularly if a special assessment or unpaid balance is sitting outside the listing description.
The Base Downtown Phuket therefore works best as a straightforward urban resale comparison rather than as a generic bet on Phuket resort property. Two buildings, a narrow unit mix and a visible pool of competing listings make it relatively easy to compare like with like. That is useful for negotiation, but it also makes a purely price-led decision unnecessary. Two units of the same nominal size can differ in foreign-quota eligibility, outlook, noise exposure, renovation quality, tenancy status, furnishings and seller documentation. In a mature resale project, those unit-level differences can be more important than the brand name on the entrance.

A foreign buyer may hold freehold title to a condominium unit within the statutory 49% foreign-ownership quota by unit area. Current resale listings include units explicitly marked Foreign Quota, but eligibility is unit-specific and must be confirmed by the condominium juristic person before transfer. If foreign freehold is unavailable for the selected unit, a registered lease may be considered instead; under current law the initial lease term is capped at 30 years.
