Why this project is worth a look

A city-first location

The main reason to consider this building is its Phuket Town setting. It works for residents who want hospitals, shopping and road access as part of daily life, not for buyers whose priority is walking to the beach. That can suit an owner who works locally or drives around the island regularly, and it can also fit tenants with ordinary city routines. If the purchase brief begins with sea access on foot, the location itself is the compromise no matter how attractive the unit may be.

A building you can test

Completion in 2015 removes construction-delivery risk but replaces it with the need to inspect an operating building. Buyers can see how the façade, lifts, pools, engineering systems and shared areas have aged, compare renovated and original-condition units, and ask the condominium management about budgets and upcoming works. That is more informative than a new-build rendering. It also means that two apartments of the same size can carry very different post-purchase costs.

More than small one-beds

The official mix includes compact one-bedroom apartments, larger duplex formats and two-bedroom homes. The current resale market is dominated by units around 33–34 sqm, so a quick search can give the impression that this is almost entirely a small-unit building. Larger layouts do exist; they simply trade less often. A buyer needing more space may need to wait for the right resale rather than conclude that the project cannot meet the brief.

Facilities on two levels

The building has confirmed leisure facilities at ground level and on the roof, including pools, as well as a gym, garden and shared lounge areas. That is useful in a city condominium where residents may not want to drive to a resort every time they want to swim or exercise. The important resale question is the present condition: opening hours, maintenance quality, actual crowding and the speed at which management handles repairs matter more than the original amenities list.

An active resale market

Fresh sale and rental listings were visible in late August and early September 2026, giving buyers several units to compare inside the same building. That is helpful for judging renovation quality, floor premiums and seller expectations and can create room for negotiation. Public listings still do not resolve the legal side of the deal, however. Foreign-quota availability, juristic-person debt clearance and the transfer structure have to be verified for the chosen apartment.

About the project

The Base Height Phuket is a completed Sansiri condominium in Phuket Town rather than a beach resort project. It sits on Hongyok Uthit Road in Talat Yai, close to the Yaowarat Road and Samkong urban corridor. That distinction matters from the first viewing. Buyers are not paying for walk-to-the-sand convenience; the proposition is everyday access to hospitals, shopping, markets, schools and road connections across the island. The building was completed in September 2015, so the market today is mainly resale. Every unit is therefore a separate proposition with its own renovation history, furniture package, floor, outlook, appliances and legal status. Comparing asking prices without checking those differences can be misleading.

The project itself is easy to understand structurally: one 14-storey building with 358 units. Sansiri's own project page gives the address as 99/359 Hongyok Uthit Road and confirms a single 14-floor building with 358 residences, figures repeated by the major property portals. It is neither a small boutique block nor a multi-tower mega-development. Common facilities and building systems are concentrated in one condominium juristic person, so the quality of day-to-day management matters. A resale buyer should inspect more than the apartment: lifts, corridors, car parking, pool areas, shared ventilation, maintenance records and any planned capital works can all affect the ownership experience after a decade of operation.

The original unit mix is broader than today's listings may suggest. Sansiri shows standard one-bedroom units of 29–34 sqm, duplex formats around 52.5–53.5 sqm, and two-bedroom units of 56–57.5 sqm. Current resale portals are heavily populated by units around 33–34 sqm, which can make the building look almost entirely one-bedroom at first glance. It is not. Larger duplex and two-bedroom layouts exist, but they are less frequently available at any given time. Buyers who need more space may need to monitor the project rather than treating the current first page of listings as the full inventory.

Facilities are focused on practical urban living. Sansiri lists a swimming pool, children's pool, gym, communal garden, recreation space, lobby, Wi-Fi in common areas, 24-hour CCTV, security and parking. FazWaz separately identifies a ground-floor pool and a rooftop pool, together with the lobby and lounge areas. For a completed building, the current condition of those facilities matters more than the original brochure checklist. During a viewing, it is worth seeing whether the pools and gym are genuinely maintained and used, how busy the common areas feel, and whether the condominium has upcoming repair work that could affect owners' costs.

There is visible secondary-market activity. When checked in early September 2026, DDproperty had active sale and rental inventory, while PropertyHub also showed a set of recently refreshed listings. The lowest public asking price located in the search was THB 2.59 million for a roughly 34 sqm one-bedroom unit. That is useful as a lower market anchor, but it is not 'the price' of The Base Height Phuket. Renovation quality, floor, view, furnishing, ownership quota and seller motivation can move asking prices materially. For a completed resale property, the relevant budget is the specific deal: seller's price, transfer-cost allocation, any immediate renovation, furniture or appliance replacement, and the building charges that follow.

The address places the project firmly in the Phuket Town market. FazWaz describes Bangkok Hospital Phuket as roughly 500 metres away and also points to Chillva Market, Central Phuket and other city amenities in the surrounding area. This creates a different demand profile from the west-coast resort districts. The project is more naturally suited to residents who value healthcare, work, schools, shopping and daily driving around town. That can support a more conventional long-term rental audience, but the location alone does not establish an investment return. Public rental listings at the time of research started around THB 13,000 per month, with meaningful variation depending on condition, furnishing and lease length.

Foreign ownership needs to be checked unit by unit. Under Thailand's condominium rules, foreign buyers can register freehold only within the building's statutory foreign quota. A portal label saying 'freehold' is not a substitute for a current quota certificate from the condominium juristic person. In a resale building, two otherwise similar apartments can have different transfer possibilities depending on quota status and the seller's title. Before paying a substantial deposit, a foreign buyer should see the unit title deed, the juristic person's debt-clearance documentation and the current foreign-quota confirmation, with the payment sequence tied to those documents.

One of the advantages of an established project is that most of the important physical questions can be tested rather than imagined. A buyer can stand in the unit, listen for road or neighbour noise, check water pressure, wait for the lifts, see actual parking demand, inspect the façade and compare renovated and unrenovated apartments in the same building. The trade-off is straightforward: the project is now more than ten years old. Sansiri's brand and the building's established location are useful context, but neither replaces a technical inspection and document review. The better question here is not whether Sansiri is a known developer; it is whether this particular unit and this particular building are being maintained to a standard that justifies the asking price today.

Ownership format

A foreign buyer can register condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. If the selected resale cannot be transferred within that quota, a leasehold structure may be offered instead and its exact term and renewal language must be read in the contract. A current quota confirmation from the condominium juristic person is still required before a foreign freehold transfer is registered.
