This is not a boutique block where a buyer should expect a quiet, low-density atmosphere. The trade-off is a broader amenity package with two swimming pools, a gym, multi-purpose and outdoor recreation areas, landscaped gardens, parking, 24-hour guards, CCTV and an EV charging point. The scale should be part of the buying decision rather than treated as a neutral statistic.

Location is the clearest reason to consider this project. Central Floresta is roughly 300 metres away and the site connects directly into Phuket’s main urban road network. In practical terms, this is an inland address built around access to retail, schools, hospitals and the wider town area. It is not a walk-to-the-beach proposition. Buyers who spend most of their week working, studying or using Phuket Town services may find that more useful than a resort address, while anyone whose idea of Phuket living starts with walking to the sea should recognise the mismatch immediately.

The same road access that makes the location convenient can also affect the experience inside an individual apartment. One edge of the site faces a major traffic corridor, while other units look toward the landscaped courtyard and pools. Floor, building and orientation therefore matter unusually strongly. A resale listing can look attractive on price and still be the wrong unit for a light sleeper or someone working from home. The sensible comparison is not simply price per square metre; it is the combination of outlook, noise exposure, floor level, distance from common areas, furnishing condition and tenure.

The residential stock falls into six main size bands. Four one-bedroom groups run from 24.75–25.75 sqm, 27.25–28.50 sqm, 30.50–32.00 sqm and 53.50–53.75 sqm. Two-bedroom homes are 46.25–52.50 sqm with one bathroom or 62.00–62.75 sqm with two bathrooms. The secondary market sometimes labels the smallest units as studios even though the original project specification calls them one-bedroom units. That is a useful warning: marketing labels in resale advertisements are not a substitute for the registered unit plan and title details.

The design is more deliberate than a generic urban condo. Phuket’s Peranakan heritage appears in the lobby, warm-toned timber details, textile references and the landscaped internal courtyard. Building A has a ground-floor pool with a Jacuzzi and children’s pool, while Building B has another pool on the second floor. The landscape received an Honor Award in the residential-complex category of the 2024 Thai Association of Landscape Architects awards, credited to Landscape Collaboration. An award does not tell a buyer how well the property is maintained today, but it does confirm that the courtyard landscape was a designed core of the project rather than leftover space.

By September 2026, the useful pricing evidence comes from the resale market rather than a current launch. Visible asking prices on major portals started around THB 2.5–2.53 million, with other small and two-bedroom units listed higher. Those numbers should not be averaged into a single project value. Different sellers may be offering different floors, views, furnishing packages, conditions and ownership forms. For this dossier, THB 2.5 million is used only as a dated lower asking-price anchor, not as a valuation or a promise that an equivalent unit will still be available.

Foreign ownership requires unit-level confirmation. Thai condominium law allows qualifying foreign buyers to own condominium units freehold, but aggregate foreign ownership may not exceed 49% of the total unit area in the registered condominium. The condominium juristic person issues the quota-related confirmation used for a transfer. No public source reviewed for this dossier provides the live foreign-quota balance at THE BASE Central Phuket in September 2026. A listing described as freehold can therefore be a useful lead, but the foreign buyer still needs confirmation that the chosen unit can be transferred within the foreign quota.

The paper trail contains several names, and keeping them straight prevents accidental project mixing. The Base Next Downtown was an earlier name for this same scheme. Arnawat Limited Company was the project owner during the development stage, while later regulatory records list the THE BASE Central Phuket condominium juristic person in the operating role. Those are different legal roles across the project lifecycle, not separate residential schemes. A different project carrying the regulatory name The Base Central Phuket 2 was approved in 2023 for another Wichit development; none of its specifications have been imported into this dossier.

For a buyer, the project is best understood as an established urban Phuket condominium with compact units, a sizeable resident population and strong access to the Central Phuket area. It makes more sense for someone prioritising city convenience over beachfront living, and for buyers who prefer inspecting a finished building instead of waiting for completion. It is less convincing for someone seeking a quiet boutique residence, large family apartments or a resort setting. As with most mature resale condominiums, the project name gets you only halfway to a decision; the specific unit, its legal tenure and the building-facing context do the rest.

Ownership format

A foreign buyer can hold a condominium unit freehold only within the statutory foreign quota, which may not exceed 49% of the total unit area in the registered condominium. If foreign freehold is not available for a particular unit, the market may offer leasehold structures instead; the exact tenure of the selected unit should be confirmed before paying a deposit.
