Parking is stated at roughly 45%, a figure that deserves clarification in a car-dependent location. A buyer who expects two vehicles or guaranteed parking should ask how spaces are allocated instead of assuming the headline ratio creates an individual entitlement.

Compact layout logic

The original range is built around one-bedroom apartments and a one-bedroom-plus format, from roughly 24.75 to 35.25 sq m. That can work well for a single resident, a couple or someone who needs a separate work room without paying for a much larger apartment. Portal listings that call the 34–35 sq m plus layout a two-bedroom should be checked against the actual plan before a buying decision is made.

Current listings show units marketed with foreign-quota freehold, while DDproperty records the project tenure as freehold. That is useful evidence for an international buyer, but the legal question remains unit-specific because the 49% quota can fill over time. Sansiri identifies the location as Wichit in Mueang Phuket, while the project map and current accommodation listings place the entrance on Muang Naka Road. That makes the address easy to understand for a buyer. You are not paying for a walk-to-the-beach setting here; you are buying into a central residential location where routine errands, school runs and cross-island trips are the more relevant part of the decision.

The building can now be judged as a finished property rather than as a construction promise. Sansiri's current project page labels THE BASE Rise Phuket as ready to move in, and FazWaz records completion in May 2025. An earlier official brochure had targeted August 2025, while a few listing platforms still display 2026. The sensible conclusion is that the condominium is completed and that 2025 is the best-supported completion year, without pretending the exact month is perfectly consistent across the public record. For a buyer, this changes the due-diligence process for the better: the actual unit, corridor, outlook, pool area, parking operation and noise environment can all be inspected before committing to a purchase.

Sansiri also states parking at approximately 45%, without explaining the calculation method on the project page itself. That puts THE BASE Rise in a middle ground: it is not a tiny boutique block, but neither is it a very large high-rise compound with well over a thousand apartments. The low-rise form keeps the common courtyard and pool visually closer to the apartments, while the parking ratio deserves a practical check if a household expects to use more than one car. None of the sources reviewed supports a promise that every apartment receives a fixed parking space, so parking allocation and condominium rules should be checked rather than assumed from the headline percentage.

The original unit programme is compact and tells you a great deal about who the project was designed for. Published layouts show a small one-bedroom format of about 24.75–25.75 sq m, a larger one-bedroom of about 30.5–31.5 sq m, and a one-bedroom-plus layout of roughly 34.25–35.25 sq m with an extra flexible room. We did not find a separate full-size two-bedroom type in the original layout set. This matters because current portals sometimes label 34–35 sq m one-bedroom-plus apartments as two-bedroom units. That platform label should not be treated as a new official floor plan. The plus room may be useful as a study, compact child's room or occasional sleeping space, but buyers who need two proper bedrooms should inspect the plan rather than rely on the listing category.

Location is the project's strongest practical argument. Sansiri quotes Central Phuket at about two minutes, Makro Phuket at 900 m, Big C at 1.1 km, HeadStart International School at 700 m and Bangkok Hospital Siriroj at 1.4 km. The same project page gives around 15 minutes to Phuket Old Town, around 25 minutes to Patong Beach and 32.2 km to Phuket International Airport. Driving times on the island can change substantially with traffic, so these are best read as developer location markers rather than guaranteed journey times. Even with that caveat, the pattern is clear: THE BASE Rise sits within Phuket's urban service belt and is better aligned with work, education, shopping and daily administration than with a beach-first holiday routine.

The amenity package is focused on features residents can use frequently. Official materials show a large pool and sunbathing area, a gym, more than one co-working setting, a lobby and open relaxation spaces; independent project material also lists a garden, EV charging, CCTV, access control and 24-hour security. The value of those amenities now depends less on how they were marketed and more on how they operate in a completed condominium. A serious viewing should include the common areas at the time you are likely to use them, a look at pool crowding and workspace availability, and a check of rules for tenants, deliveries, parking and guest access. Those observations can be more useful than a longer amenity checklist.

For a foreign buyer, the decisive ownership issue is the foreign freehold quota for the individual apartment. Thai condominium rules cap foreign ownership at 49% of the aggregate area of all condominium units. DDproperty describes the project tenure as freehold, and current PropertyHub listings include apartments advertised as eligible for the foreign quota. That is useful evidence that foreign freehold exists in the building, but it is not proof that every available unit can be transferred to a foreign buyer today. The quota balance changes as transfers are registered. Before paying a reservation or deposit, the buyer should obtain current confirmation for the selected unit and ensure the ownership route written into the transaction documents matches what is being marketed.

Current pricing also needs to be read by channel. Sansiri's Thai project page displays a starting figure of THB 3.19M, while DDproperty carried a roughly 25 sq m apartment at THB 2.45M on 20 August 2026 and PropertyHub showed inventory from about THB 2.65M around the same period. A lower portal price may be an owner resale, a unit with different furniture or view, or a transaction with conditions that are not visible in the headline. It should therefore be treated as a market-floor reference, not as a replacement developer price list. A useful comparison is unit by unit: floor, outlook, condition, furniture package, foreign-quota status, transfer costs and seller identity can easily matter more than a few hundred thousand baht difference in the advertised number.

THE BASE Rise Phuket therefore makes the most sense for buyers who want a finished, compact condominium in central Phuket and expect to use the island as a place to live rather than only as a beach holiday destination. The combination of current resale inventory, active rental listings and completed common areas makes physical due diligence straightforward. The trade-offs are equally visible. Apartments are relatively small, the original plan set does not offer a conventional large two-bedroom family unit, the public parking figure needs to be checked against the condominium rules, and the beach is a drive rather than a walk away. Those are not hidden defects; they are simply the boundaries of the product. If those boundaries match the buyer's lifestyle, the project is easy to evaluate on real evidence rather than on future promises.
