Major portals carry recently refreshed sale and rental listings in the project, giving buyers several live comparables instead of one salesperson’s number. Sansiri’s live page now labels the project ready to move in, while the current brochure describes three eight-storey residential buildings with 604 homes. The legal section of that brochure records construction from November 2023 with completion expected in September 2025, and current resale listings describe units as completed in 2025. That distinction matters. A buyer is no longer evaluating only drawings and promises; the buildings, common areas, parking, traffic noise, views and individual apartments can be inspected before money is committed.

The location makes most sense when Phuket is your working city, school base or long-stay home. Sansiri places Central Phuket about 550 metres away and Makro Phuket about 800 metres away. Lotus is listed at 2.1 km, Phuket Old Town at 2.5 km and Patong at 9.6 km. The developer also gives 1.0 km to Darasamuth Phuket School, 1.8 km to HeadStart International School, 3.3 km to Prince of Songkhla University’s Phuket campus, 3.2 km to Bangkok Hospital Phuket and 3.6 km to Vachira Phuket Hospital. These are developer-stated distances rather than promises about journey time. The project fronts a major road and Sansiri also mentions a shuttle service toward the CBD. That combination is useful for people moving around the centre of the island, but it is not a walk-to-the-beach proposition. Patong is reachable by road; the sea is not part of the immediate neighbourhood.

The three buildings rise eight storeys, giving buyers a meaningful choice of floor and orientation but also putting pressure on shared services at busy times. Parking deserves particular attention. Sansiri’s current project page states approximately 30%, without promising a dedicated bay for each unit. For an owner who expects to keep a car, the real question is how parking is allocated and how full it becomes in the evening. That should be checked on site rather than inferred from the brochure. The central location reduces the need for long island crossings for everyday errands, yet Phuket remains a car-oriented place. A buyer should therefore judge the address and the parking policy together, not treat them as separate details.

The apartment programme is compact and straightforward at a high level. Sansiri’s official type table groups units into one-bedroom homes of 25.50–35.00 sqm, 1 Bedroom Plus homes of 33.75–37.00 sqm and two-bedroom homes of 50.25–55.25 sqm. Beneath those three labels sit numerous individual plan codes, so a marketing category does not fully describe the unit. Window position, kitchen layout, balcony shape, storage and the usable relationship between the living room and bedroom can change from plan to plan. This is particularly important in smaller apartments, where a few square metres and one awkward wall can alter how the home feels. Some current resale portals call certain units around 26 sqm studios, while Sansiri’s summary table puts the lower range under one bedroom. The safest approach is to use the specific registered plan and sale document for the apartment rather than relying on the label used by an agent.

Shared facilities are unusually broad for a mid-market city condominium. Sansiri lists a swimming pool running more than 30 metres, a children’s pool, jacuzzi, relaxation pool, sunbathing area, fitness centre and outdoor yoga space. The working and social side includes a co-working area, long-table zones, private pods, meeting space and an entertainment room. Green areas include the Chilling Garden and Sansiri Backyard, with gardens positioned over the B–C building zone. The official materials also list a laundry room, EV chargers, Wi-Fi in selected common areas, 24-hour guards, CCTV and LIV-24 monitoring. These facilities can meaningfully extend a small apartment, especially for someone working remotely or living alone. With 604 units, however, the list itself is not enough: actual crowding, maintenance quality and operating hours are worth checking during a viewing.

The developer documents provide more legal detail than many sales pages. Sansiri PLC is named as the project owner; the brochure lists the relevant land-title numbers and says the project obtained EIA approval and a construction permit. It also records the original November 2023 to September 2025 construction programme. The live Sansiri page now presents the scheme as ready to move in, and current market listings consistently treat it as completed in 2025. One historical point needs careful handling: the brochure’s legal notice, written before completion, states that the land and buildings were mortgaged to Kasikorn Bank at that time. That is dated information, not evidence of a present encumbrance on a specific completed unit. A buyer should still verify the title for the selected apartment, the seller’s authority, any juristic-person debt, the current status of encumbrances and the allocation of transfer costs.

Foreign ownership should be checked at unit level. Thailand’s government guidance confirms that foreigners may own condominium units freehold only within the statutory foreign quota, capped at 49% of the total unit floor area in the registered condominium. DDproperty describes THE BASE Bukit Phuket as freehold and current listings include units marketed on a freehold basis, but neither fact proves that foreign quota remains available for every unit on the day of transfer. That certificate has to be confirmed through the condominium juristic person and transaction documents. The market is visibly active in listings: in August 2026, major portals show multiple sale and rental offers, including recently refreshed stock. This is useful evidence that buyers and landlords have comparable inventory to work with, but listings are not transaction data and should not be converted into a claim of guaranteed liquidity or yield. Sansiri currently advertises a starting price from THB 2.55M, while fresh resale asking prices are generally higher from around the mid-THB 2.5M range. The relevant number is the price and legal structure of the exact apartment being considered.

Ownership format

Condominium. DDproperty lists the project tenure as freehold; a foreign buyer can register direct freehold ownership only within the foreign quota, capped at 49% of the total unit floor area in a registered condominium. Quota availability must be checked for the selected unit at transfer; if quota is unavailable, any alternative structure, including leasehold, needs separate confirmation.

Sansiri positions this as a separate step between a standard one-bedroom and a full two-bedroom home. The extra area can add flexibility, but the word Plus is not a substitute for reading the actual plan. Buyers should check how the additional zone is shaped, whether it has natural light and how it connects to the main living area.

The largest official category in the project, but still compact for a two-bedroom home. Room widths, bathroom count in the selected plan, storage and furniture become important. Current resale listings include two-bedroom units around 50–53 sqm, which provides useful comparables, but price and specification should not be generalised from one listing to the whole category.

The published mix follows Sansiri’s current summary table. Individual sheets in the same brochure show a 2A/2AM layout at 50.00 sqm even though the two-bedroom summary range starts at 50.25 sqm; the discrepancy has not been averaged away. Some resale portals also label certain units around 26 sqm as studios, while the developer’s summary places the lower range under one bedroom. The registered plan and sale documents for the selected unit should control.
