The address is 89 Moo 8 along the Sakdidet Road / Route 4129 corridor. Phuket Aquarium and the Cape Panwa viewpoint sit in the immediate local area. This is a quieter coastal-residential pocket rather than Phuket's dense west-coast nightlife belt, which suits buyers who value a calmer setting but also means day-to-day mobility is much easier with a car or regular taxi use.
The project's identity is unusually well supported for an older resale condominium. Phuket's official database of approved environmental-assessment projects lists The Pixels Cape Panwa Condo with Sittarom Phuket Co., Ltd. as the project owner/applicant and places it in Moo 8, Wichit, Mueang Phuket. The environmental approval is dated 21 May 2013 under reference ทส 1009.5/5805, and the project is shown as operating. A Sukhumvit Asset Management property record then provides a second, more transactional layer of evidence: it identifies the condominium registration as No. 20/2557 and describes a specific titled unit in Building B. This matters because it separates the registered condominium from holiday-rental names and individual apartment brands that sometimes appear around Cape Panwa. The main data conflict online concerns project scale. The structured project summaries on FazWaz, DDproperty, Dot Property and several related portals state 254 units, while duplicated descriptive copy on some of the same sites says 36 residential units. We use 254 in the registry because stronger property-registration evidence supports it. SAM's asset record explicitly states that the condominium contains 254 units across three four-storey buildings. A 2026 Phuket Department of Lands notice also confirms the condominium registration No. 20/2557 and refers to a unit in Building C, while SAM refers to Building B. The figure of 36 is therefore retained only as a source conflict, not as the development total. For a buyer, that distinction is material: this is not a tiny 36-unit boutique block. A 254-unit common-property structure makes the quality of the juristic person's management, maintenance budget, sinking-fund position and use of shared facilities more relevant to the long-term ownership experience.
Unit information needs similar care. Legacy project copy on FazWaz lists studios at 29–39 sqm, one-bedroom units at 33–50 sqm and two-bedroom units around 82 sqm. Live 2026 resale stock is less tidy. Current listings show studios around 29–33 sqm, one-bedroom apartments including units around 29 sqm and larger examples, while two-bedroom stock appears at both roughly 50 sqm and 84 sqm. The mismatch may come from the way resellers label rooms, from altered internal layouts, or from imperfect legacy project data; the available sources do not let us prove which explanation applies to every unit. A buyer should therefore treat portal labels as search filters, not as title information. The condominium title, registered area, unit number, building and actual layout should be checked against the apartment being purchased. The unit cards below deliberately use verified market examples rather than pretending that a complete original developer schedule is still available.
The core common facilities are straightforward and are corroborated by records attached to actual units: communal swimming pool, fitness room, parking, 24-hour security, CCTV and card-controlled access. SAM also states that each building has one passenger lift. Portals add items such as reception, gardens, a children's pool and dining or retail elements, but an older project's current value should not be judged by a copied brochure list. What matters is what is operating today and how it is maintained. During a viewing, inspect the pool and gym, test lift access, look at parking capacity at a busy time, check the access-control system and ask how security is actually staffed. In a mature resale condominium, the condition and management of common property can have a larger impact on ownership quality than a long amenities list on a project page.
There is active market depth rather than a single token listing. In late August and early September 2026, the main portals show studios, one-bedroom and two-bedroom units, while institutional/NPA stock also appears. A clear lower anchor for a conventional resale listing at the time of research is THB 2.49M for a 29 sqm one-bedroom unit on DDproperty, listed on 15 August 2026. SAM shows an institutional asset around THB 2.332M, but that should not be treated as directly comparable with a standard private resale because the sale procedure, condition, furnishing package and transfer process may differ. Larger two-bedroom units sit much higher. In other words, asking what 'The Pixels costs' without specifying the unit is not very useful. Size, building, floor, view, renovation quality, furniture and legal readiness can create a wider difference than any project-wide average.
The project is marketed as freehold and is a registered condominium, but a foreign purchaser still needs a unit-level quota check. Under Thailand's condominium rules, foreign freehold ownership cannot exceed 49% of the condominium's total unit area. Before paying a meaningful deposit, the buyer should confirm foreign-quota availability for the selected unit and obtain the condominium-juristic-person documentation needed for transfer. Because this is an older completed project, legal due diligence should be paired with physical due diligence: common-fee arrears, renovation history, building services, any unregistered layout changes and the registered floor area all matter. The Pixels is therefore best evaluated as an existing asset in a specific Cape Panwa location, not as a promise of future construction. The quality of the transaction will come down to the exact apartment, its paperwork and the current state of the condominium as a whole.
