Why this project is worth a look

Operating resale market

The project was completed in 2021 and there are live sale and rental listings for actual apartments. A buyer can compare existing units, fit-out condition and furnishing rather than relying on renders of a future product. The other side of a large tower is competition: many similar units can come to market, so a low entry price does not by itself guarantee an easy resale.

Mixed-use tower

TK Star combines residential, commercial and hotel functions in one building. That can suit buyers who value services and an active environment inside the complex, but it is different from a quiet residential-only condominium at the lower levels. Visiting at different times of day helps reveal how much common-area activity and noise reaches the particular unit being considered.

Specific Toul Kork address

The building is in Boeung Kak 1 at the intersection of Street 516 and Street 315, close to TK Avenue. It is a precise urban location that can be checked on a map and visited before a transaction. Buyers who already prefer Toul Kork can judge their own commuting and daily routines against a concrete address rather than a broad claim that the project is merely in central Phnom Penh.

Compact unit formats

The recurring core stock consists of studios and one-bedroom units running from the mid-30s to the low-60s square metres. That makes resale comparisons relatively straightforward when area, floor, condition, furnishing and title documents are considered separately. Buyers who need larger bedrooms and more private family space may find the project's main unit mix too compact.

About the project

TK Star Condominium is a completed mixed-use tower in Toul Kork, also marketed and listed as TK Star International. The building stands in Sangkat Boeung Kak 1 at the intersection of Street 516 and Street 315, close to TK Avenue. It is not a single-purpose residential development: the same tower combines condominium units with commercial space, food-and-beverage uses and a hotel component. For a resale buyer, that changes the way the project should be assessed. TK Star is no longer an off-plan proposition built around future delivery; it is an operating building with occupied units, an observable secondary market, existing common areas and real differences between individual apartments.

Realestate.com.kh gives the main project figures as 34 floors, 910 units and completion in 2021. HomeAbroad repeats 34 floors and 910 units and places handover in the second quarter of 2021, while several detailed project descriptions identify June 2021 as the delivery date. CAM Realty, however, presents TK Star Condominium as 26 floors and 728 units. Those numbers should not be merged or reverse-engineered into a new total. The project record therefore follows the higher-priority Realestate.com.kh figures of 34 floors and 910 units, while the competing CAM Realty figures remain clearly disclosed as an unresolved public-source discrepancy.

The tower is visually distinctive because of the repeated wave-like balcony lines across its facade. Its internal programme is also mixed. Project profiles describe several basement parking levels, street-facing retail, a food and restaurant level, condominium floors running roughly from the lower single digits through the 26th floor, a hotel component above, and shared facilities near the top of the building. This matters in daily use. The entrance and lower levels can be busier than in a purely residential condominium, but the mixed programme also places several everyday functions inside the same vertical complex.

The resale and rental market is dominated by compact studios and one-bedroom apartments. Repeated project information places studios at roughly 36–58 sqm and one-bedroom units at about 41–62 sqm. Individual resale stock varies in net area, furnishing and condition. A listing updated on July 29, 2026, for example, advertises a furnished 43.53 sqm net unit on the ninth floor at $43,000 and states that it has strata title. At the same time, Realestate.com.kh currently shows a lower $40,000 studio listing. The starting price on this page is therefore a market reference only, not a promise that a particular unit remains available on those terms.

Because TK Star is completed, the practical due-diligence focus shifts from construction delivery to the exact resale unit. Public sources use the terms Hard Title, Strata Title and Freehold. A buyer should examine the ownership certificate for the selected apartment itself, confirm the registered owner, check whether any management-related balances remain outstanding and understand the transfer steps before committing funds. A listing that says strata or freehold is useful for screening, but it is not a substitute for checking the actual documents attached to the unit being purchased.

The common facilities are intended to support a full high-rise residential environment. HomeAbroad and ERA describe an upper-level swimming pool, fitness facilities, sky or social space, controlled access and security, lifts, fire-safety systems and basement parking. Published parking counts are inconsistent, so no single parking-space total is presented as a confirmed project fact. Buyers who need a car space should confirm whether parking rights are attached to the particular unit, separately rented, or governed by building rules that may change the practical cost of ownership.

For a resale decision, it is useful to separate building-level facts from unit-level condition. The address, completed status, mixed-use programme and core facilities belong to the project as a whole. Furniture, appliances, view, balcony condition, wear, renovation quality and asking price belong to the individual apartment. TK Star listings show different furnishing packages and fit-outs, which means two superficially similar studios can require very different post-purchase budgets. An in-person inspection, a written inventory and a condition record attached to the sale documents are therefore more informative than comparing asking prices alone.

The Boeung Kak 1 location makes TK Star most relevant to buyers who specifically want Toul Kork rather than BKK1 or the Riverside area. The precise address is No. 100B at the intersection of Street 516 and Street 315, and Expedia places TK Avenue Mall within a short walk. The surrounding part of Toul Kork mixes housing, retail, education and office activity. Inside the project, orientation still matters: street exposure, floor level, balcony direction and the actual outlook can differ substantially between units, so the location advantage should be evaluated together with the position of the specific apartment.

Unit types & sizes

Studio
36–58 sqm
1 bathroom

The compact format most frequently visible in current TK Star listings. Before comparing prices, check whether the advertised area is gross or net, what furniture and appliances are included, and whether the unit's current condition matches the photographs. Realestate.com.kh currently shows a studio from $40,000, but availability and the terms of a particular resale unit can change.

From $40,000 on the resale market
1 bedroom
41–62 sqm
1 bathroom

A more separated layout for one person or a couple. Public project sources place this format at roughly 41–62 sqm, while resale listings may use different area conventions and unit labels. A listing updated July 29, 2026, gives one concrete example: 43.53 sqm net on the ninth floor at $43,000 with strata title stated by the seller. It is an individual listing, not a fixed price for every one-bedroom unit.

The most consistently supported residential ranges are studios at 36–58 sqm and one-bedroom units at 41–62 sqm. Some descriptions mention larger formats and commercial units, but current size ranges are not consistent enough to present them as separate unit cards. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • No. 100B, intersection of Street 516 and Street 315, Sangkat Boeung Kak 1, Khan Toul Kork, Phnom Penh.
  • TK Avenue is close to the project; Expedia lists it at about 0.3 km and a few minutes on foot.
  • The address sits in an urban part of Toul Kork mixing housing, retail, education and office uses; window orientation and actual noise should still be checked for the specific unit.

Price & purchase terms

  • Current price: From $40,000 in the current Realestate.com.kh listings as of August 12, 2026. This is a lower resale-market anchor; the specific unit, availability, condition, title documents and transaction terms need to be checked separately.
  • Completed: 2021

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who want a completed Toul Kork property and the ability to inspect the exact apartment before committing.; People considering a compact studio or one-bedroom unit who want to compare several resale options by area, floor, condition and title documents.; Buyers comfortable with a mixed-use tower that combines residential, commercial and hotel functions in one building.; Resale-market investors who prefer analysing existing sale and rental stock rather than taking construction-delivery risk on an unfinished project.; may not suit: Buyers looking for a quiet low-rise or residential-only building without commercial and hotel traffic.; Families that require large multi-bedroom layouts: the most consistently documented and visible resale stock at TK Star is compact studios and one-bedroom apartments.; Buyers who want to decide from project-level specifications alone without checking the condition, ownership documents and obligations attached to the exact resale unit..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Realestate.com.kh, HomeAbroad and ERA's detailed text give 34 floors and 910 apartments, while CAM Realty gives 26 floors and 728 units. The main fields follow Realestate.com.kh; the public sources do not explain whether the smaller figure refers only to part of the residential programme.
  • ERA's summary card names Star Ting International Development Co., Ltd. as the developer, while ERA's own detailed description, HomeAbroad and Rumavi identify Xing Hui Property Development (Cambodia) Co., Ltd. The main developer field therefore uses Xing Hui.
  • Completion is consistently supported at the year level as 2021, but the exact timing conflicts. HomeAbroad gives Q2 2021 and also June 2021, ERA's detailed text gives June 2021, while ERA's summary card shows Q1 2023. The main record therefore keeps only the year 2021.
