About the project

VI Ari is a six-home gated development on Ari Soi 3 in Samsen Nai, Phaya Thai. It should not be confused with Via Ari, the Sansiri condominium with a similar name: VI Ari is a low-rise detached-house project by Proud Real Estate. As of 27 August 2026, Proud’s live project page still labels the scheme “ready to move in” and advertises the last unit at THB 95 million. That changes the buying process. This is no longer a broad off-plan launch where a buyer can choose among many plots and stages; it is a completed urban compound where the exact house number, furnishing package, seller and transfer structure matter more than the original launch brochure.

The physical scale is unusually generous for inner Bangkok. Each residence is described by Proud as a 3.5-storey detached house with 550 sqm of usable area on a plot of 53–56.4 square wah. The live specification lists five bedrooms, a maid’s quarter, three parking spaces and a private swimming pool. The whole development occupies 1 rai 0 ngan 2.2 square wah and contains only six residences. That small unit count matters because VI Ari is not built around a large shared clubhouse. Most of the lifestyle hardware sits inside each home: the pool, private lift, home-control systems, solar panels and EV charging are private rather than communal.

Pricing needs to be read with care because the current market is not showing one clean number. Proud’s own website advertises the final home at THB 95 million, and an April 2026 Proud announcement identifies a THB 95 million fully furnished VI ARI – IL MONDO COLLECTION residence. PropertyHub, however, showed a refreshed THB 82.5 million VI Ari listing on 25 August 2026, alongside other listings at THB 95 million and above. The registry therefore uses THB 82.5 million only as a lower market anchor, not as a promise of developer stock. Before treating it as a buyable price, the buyer needs to confirm that the listing is live, who owns the house, what furniture is included and whether the seller is Proud or a private owner.

The address is consistent across first-party and large marketplace sources: 38 Soi Ari 3, Samsen Nai, Phaya Thai, Bangkok 10400. The map link on Proud’s project page resolves to 13.7791041, 100.5400674. Proud quotes about 800 metres to BTS Ari and 1.3 km to the Si Rat Expressway. Those are useful facts because they explain the project’s urban proposition without resorting to generic “prime location” language. VI Ari offers the privacy and floor area of a detached home while keeping public transport and central Bangkok road access within practical reach, which is very different from buying a larger suburban compound farther from the city core.

The architecture is deliberately tied to the character of Ari rather than presented as a generic contemporary villa. Stu/D/O handled the architecture, P49 DEESIGN the interiors and TK Studio the landscape design. Stu/D/O records the project as six private houses with a built area of 550 sqm per unit and says the façade language draws from older houses in the Ari neighbourhood. Proud’s own materials add private courtyards, generous openings, greenery and a customization concept that lets owners adjust functions and finishes. The practical benefit of that approach is flexibility: 550 sqm can be divided into separate family, work, guest and entertaining zones instead of behaving like one oversized open-plan floorplate.

Proud later promoted revised interior functions that make better use of the vertical plan. Its 2024 materials describe a large primary suite option on the third floor, another substantial master bedroom on the second floor and a private glasshouse at mezzanine level. The same material lists a private lift, a pool with a counter-current swimming system, solar panels and an EV charger. These features are especially relevant in a 3.5-storey house. A private lift reduces the friction of moving through multiple levels, while the pool and fitness-oriented facilities keep more daily activity inside the residence rather than depending on a shared clubhouse.

The final developer-held offer is also materially different from an unfurnished base house. In April 2026, Proud introduced VI ARI – IL MONDO COLLECTION as a fully furnished special residence, quoting imported pieces from Cassina, Natuzzi Italia, Molteni&C and Rolf Benz with a stated furniture value above THB 8 million, plus a separate THB 2 million enhancement package. Those numbers are not investment returns and should not be treated as an appraisal premium; they simply describe what Proud says is included in that particular product. A cheaper resale listing may have a completely different furniture package, so buyers should compare the actual inventory schedule rather than assume that every VI Ari house comes with the same fit-out.

Functionally, VI Ari reads more like a central-Bangkok family house than a resort villa. Five bedrooms, staff accommodation, three-car parking, a pool and a lift support a household that wants space without leaving the city. Proud’s location guide quotes 500 metres to the Ministry of Finance, 2 km to Phyathai 2 Hospital, 2.1 km to Vichaiyut Hospital and 1.1 km to Vanit Village. The point is not that every destination is walkable in Bangkok heat; it is that the house sits inside an established mixed residential and employment district rather than in an isolated gated estate with long daily drives for every task.

For a foreign buyer, the key legal issue is the land, not the fact that the building is a detached house. Thai government guidance states that foreigners generally cannot own land directly except in specific statutory circumstances. A building can be treated separately from the land, and a registered land lease or another lawful structure may be used in some transactions, but VI Ari’s public project materials do not disclose the title deed for the selected plot or a foreign-buyer structure. That is why a portal label such as “freehold” should not be copied into a project-level ownership claim without the sale documents, land title and buyer eligibility being checked.

The completed status itself is well supported. Proud announced that VI Ari was complete and ready for immediate occupancy in 2024, and its live website in August 2026 still markets the remaining home as ready to move in. The exact historical completion date is less tidy. Stu/D/O lists completion in 2023, several property platforms use 2024, and FazWaz specifies December 2024. Those dates may reflect different milestones — architecture, show house, construction completion or market handover — but they should not be averaged into a made-up date. The registry keeps 2024 as the practical completion year for the residential product and flags the date conflict for document-level confirmation.

Bathroom counts are another example of why individual-house verification matters. A later Proud announcement describes six bathrooms, while some earlier independent material uses five. The live project page does not state a bathroom count, so the registry deliberately leaves that subfield out rather than choosing a number because it appears more often. The same caution applies to customized layouts: Proud has marketed both flexible bedroom counts and later five-bedroom configurations, which suggests that an early floor plan and the final furnished home should not automatically be treated as identical.

VI Ari therefore has a very specific buyer profile. Its strongest combination is six-home privacy, 550 sqm of internal space, a private pool and lift, and an address genuinely inside Ari Soi 3. Its constraints are equally concrete: direct developer inventory is down to the last home, current listings vary materially in price and fit-out, and foreign purchasers cannot treat the land component like a condominium freehold transaction. Once the seller, included specification and land structure are documented for the exact house, VI Ari offers something that is difficult to reproduce in central Bangkok: a large detached residence without moving the household to the outer suburbs.
