About the project

ONE89 Wireless is the low-density luxury residence within One Bangkok on Wireless Road, with just 90 condominium homes in a tower designed by Skidmore, Owings & Merrill. The most useful fact for a buyer in 2026 is not an amenity count or a launch slogan: the project has already moved beyond primary sales. Frasers Property reported that the residence was sold out and that occupants had begun moving in from the start of 2025. That makes today's market fundamentally unit-specific. A buyer is dealing with an individual seller, an individual lease position and an individual apartment rather than choosing from a developer's standard inventory and payment schedule.

The address is part of One Bangkok, the large mixed-use district between Wireless Road and Rama IV Road beside Lumphini Park. That setting can be very convenient for a resident whose day is centred on the CBD. Offices, dining, retail, hotels and cultural uses sit within the same wider development, and the district has multiple road entrances plus an underground connection from MRT Lumphini Exit 1 into One Bangkok. The trade-off is activity. This is not a secluded residential compound with little footfall outside the lobby; it is a major urban destination with workers, visitors, events and hospitality uses. Buyers who value complete quiet should experience the site at different times of day before deciding that the integrated setting suits them.

ONE89 Wireless must also be kept separate from EI8HTEEN SEVEN, the other residential offering publicised by One Bangkok. The developer's own residence directory treats them as distinct products, so their unit counts, layouts, prices and tenure should never be merged. There is a second distinction worth understanding. Vertical-building records identify the physical ONE89 tower as mixed residential and hotel use. The published 52-storey count and 216.4-metre architectural height therefore describe the overall building, not 52 storeys made up entirely of the 90 residences. For a buyer, the specific floor, orientation and residential access arrangement matter more than the tower headline.

Tenure is the first transaction issue to resolve. Current specialist sources consistently describe ONE89 Wireless as leasehold, while individual marketplace listings are not consistent: some labels say leasehold, others use freehold, Foreign Quota or Thai Quota language. Those tags should not be treated as proof of title. Thailand's 49% foreign-quota rule matters when a condominium unit is being transferred as freehold, but it does not automatically turn a leasehold residence into freehold ownership. Before comparing two resale units, a foreign buyer should see the registered instrument for each one and understand the start date, remaining duration, transfer rights, renewal wording and any cost attached to renewal.

Some resale advertisements refer to a 30-year term plus a further 30-year renewal and one listing states a separate renewal payment. That may be material to that apartment, but it is not safe to turn listing language into a project-wide legal promise. This is where two apparently similar homes can diverge. A unit with a more valuable view or a lower asking price may still be less attractive if its lease clock, renewal mechanism or assignment rights are weaker. Price per square metre is therefore a secondary comparison tool here. The underlying legal package has to be normalised first.

Asking prices illustrate how dispersed the resale market has become. A current listing updated on 28 August 2026 offered a two-bedroom residence of 151 sqm at THB 65M, which is the lower anchor used in this dossier. Other recent two-bedroom offers around 140–151 sqm have been marketed closer to THB 75M, THB 99M or THB 105M. Three-bedroom apartments around 218 sqm appear from roughly THB 106M to THB 112M, with larger or higher-positioned homes going substantially above that. Four-bedroom units around 380 sqm have been offered from about THB 250M, while exceptional five- and seven-bedroom listings reach roughly THB 388M to THB 544M. These numbers are seller asks, not a developer price list.

The apartment sizes are one of the clearest reasons to consider the building. Repeated current resale evidence puts two-bedroom homes around 140–155 sqm, three-bedroom homes roughly 218–372 sqm and four-bedroom homes about 380–485 sqm. There are also much larger configurations in the market, including a 544 sqm five-bedroom residence and a 517 sqm seven-bedroom residence. This makes ONE89 Wireless a poor fit for someone shopping for a compact investment unit but a serious option for a family or owner-occupier who wants proper living rooms, storage, guest accommodation and work space without leaving central Bangkok.

The residential facilities are broadly in line with the price category: swimming pool, fitness areas, sauna and steam facilities, residents' lounges, meeting space, landscaped areas, concierge service and controlled access recur across current project profiles. Private lift-lobby arrangements are also described for residences. The list is useful, but the operating quality matters more than the brochure count. A buyer should inspect the actual amenity condition, how busy shared areas feel, guest procedures, parking allocation, service charges and any building rules that affect staff, deliveries or pets. In a completed project, these are observable rather than hypothetical.

Connectivity is another practical advantage. One Bangkok's official location material shows access from Wireless Road and Rama IV Road, a link to the Chalerm Mahanakhon Expressway and the underground connection from MRT Lumphini Exit 1 into the development at B1 level. This should be understood correctly: it is an integrated-district connection, not a private tunnel from the residential lobby. Even so, being able to move through a large portion of the route under cover is meaningful in Bangkok's heat and rain. Drivers also benefit from a large masterplan with several access points, although peak-hour conditions around Rama IV and Wireless Road still need to be experienced rather than inferred from a map.

Lumphini Park is directly relevant to the appeal of the address, but a park view cannot be assumed for every home. Several large high-floor listings emphasise park-facing outlooks, while other orientations will experience the city differently. The sensible viewing checklist is simple: stand in the actual living room, look at the view from seated height, check afternoon sun, road noise, glazing performance and what is immediately below the windows. In a tall mixed-use tower, facade orientation can affect daily comfort more than a modest difference in internal area.

Because the building is operating, a buyer can diligence the physical experience before signing. Walk from the street or MRT connection to the residence, time the lift journey, inspect corridors, test mobile reception, listen for mechanical and traffic noise, look at parking access and compare daytime and evening activity. This is valuable at a price point where small compromises become expensive. Completion removes most construction-timing uncertainty, but resale creates a different due-diligence list: seller authority, encumbrances, outstanding fees, lease assignment mechanics, furnishings, defects and the condition in which the home will actually be delivered.

The right way to compare ONE89 Wireless in 2026 is apartment against apartment, not project brochure against project brochure. One residence may have the stronger park view, another the better floor plan, another a longer or cleaner lease position, and another the seller who is prepared to negotiate. With only 90 residences, the active selection at any one time is naturally thin. Scarcity, however, should not be confused with fair value. A sold-out developer inventory does not make every resale ask rational, and a high asking price is not evidence of achieved transaction value.

ONE89 Wireless is therefore best suited to buyers who want a very large, completed home in Bangkok's prime central district and who actively prefer the One Bangkok ecosystem around it. Its appeal is concrete: only 90 residences, large layouts, an operating building, a major mixed-use address and the ability to inspect the exact home before purchase. Its constraints are equally concrete: primary inventory is gone, asking prices are set by individual sellers and tenure must be verified residence by residence. Anyone who requires confirmed perpetual foreign-quota freehold should settle that legal point before spending time on negotiations. For a buyer comfortable with a properly documented leasehold structure, the project is worth evaluating at the level of the specific residence rather than the brand name alone.
