Why this project is worth a look
Central, not oversized
Many Phloen Chit buyers end up comparing large new towers with older, smaller buildings. Focus Ploenchit sits on the compact side of that choice: one building, eight storeys and 132 units. A smaller scale does not guarantee quiet corridors or better management, but it is easier to assess during a visit. You can see how busy the lobby feels, how residents use the facilities and whether the common areas look consistently maintained. Buyers who want a city home rather than a destination-style residential complex may prefer that straightforward format.
You buy what you see
Because the building is completed and established, the apartment can be assessed in its real condition. The view, noise, daylight, air-conditioning, bathrooms, kitchen, furniture and signs of previous repairs are all visible before purchase. That removes a large part of off-plan uncertainty. The trade-off is variation: two units with the same advertised size can differ materially in fit-out quality, legal status and maintenance history. Resale comparison therefore needs to happen at unit level, not only at project level.
Two BTS options
Current project sources place Phloen Chit BTS at about 600 metres and Nana at roughly 700 metres. Having two stations in reach is useful for day-to-day travel on the Sukhumvit Line, particularly for people working in the central business districts. Still, this is not a building with direct BTS access. The sensible test is a real walk at the times you expect to commute; pavement quality, heat, rain and the exact station entrance can matter more than a distance figure on a portal.
More than small units
The published mix extends from compact one-bedroom apartments to two-bedroom homes approaching 90 sqm and penthouses up to 124.47 sqm. That gives buyers a wider range of use cases than a typical investor-led micro-unit scheme. At the same time, live listings do not always match the official-looking size bands. The label 'one bedroom' or 'two bedrooms' on a portal should therefore be treated as a search aid, not as legal evidence. The registered plan and title area are the documents that matter for the transaction.
No yield story required
There is visible sale and rental activity around the building, but active listings are not a guarantee of occupancy, resale speed or a fixed return. Rental performance will depend on the particular unit, its condition and furnishing, the lease term and competing stock at the time. An investment buyer should model the selected apartment using realistic rent, recurring costs and vacancy assumptions instead of relying on a generic yield badge from an aggregator.
About the project
Focus Ploenchit is a completed low-rise condominium on Sukhumvit Soi 2, in the central stretch between Phloen Chit and Nana. The important starting point is that this is now a resale building, not a fresh launch with one developer price list and a standard payment schedule. A buyer is choosing an individual apartment from private stock, so the quality of the deal depends on the selected unit as much as on the building itself. Condition, renovation history, floor, outlook, title, foreign-quota availability and seller documents all matter. The project is relatively compact for central Sukhumvit: one eight-storey building with 132 units. That gives it a different feel from the large high-rise compounds nearby. The amenity package is straightforward rather than resort-like, with a swimming pool, fitness room, parking, lift, security and CCTV. Buyers who want a central address without paying for an extensive club-style facility programme may find that simplicity attractive, but it should not be confused with the amenity depth of a newly launched luxury development.
The developer name can look inconsistent if you compare old and new sources. Historical project pages name Focus Development and Construction Public Company Limited, while current portals often show Proud Real Estate. Proud's own corporate information explains the connection: the listed company used the Focus Development and Construction name before adopting Proud Real Estate in 2019. In other words, these are not two unrelated developers attached to the same building. For a resale buyer, however, the corporate history is only one layer of due diligence. The purchase contract will normally be with the present owner of the selected condominium unit, not with the original developer for a future delivery. The critical checks therefore move to the unit title, the seller's authority, outstanding common-area liabilities, the foreign ownership quota, registered area and any encumbrances. A recognised developer history can provide context, but it does not replace a transaction-level legal review.

Sources disagree on the completion date. PropertyHub, DDproperty, Lazudi and several brokerage databases give 2014, while FazWaz records completion in December 2013. There is no reason to manufacture precision by averaging those dates. This dossier uses 2014 in the main record because it is the most frequently repeated figure and flags the discrepancy separately. The practical point is that Focus Ploenchit has been occupied for well over a decade. That removes off-plan construction risk but introduces the normal questions associated with an established building: how well common areas have aged, whether lifts and mechanical systems are maintained consistently, how the pool and gym are managed, whether there is recurring water ingress, and what condition the selected apartment is in after years of use. A physical inspection of an older completed building can reveal far more than an original brochure. Buyers should judge the property as it operates today, not as it was marketed when new.
Location is the strongest part of the proposition. The building is commonly addressed as 60 Soi Pha Suk, connected with Sukhumvit Soi 2, Khlong Toei, Bangkok 10110. Current project portals place Phloen Chit BTS at roughly 600 metres and Nana BTS at around 700 metres. That is useful access to the Sukhumvit Line, but Focus Ploenchit is not a station-integrated development. The difference matters in Bangkok: a walk that feels easy on a dry evening can feel much longer in midday heat or heavy rain. Anyone buying for personal use should walk both routes rather than relying on a marketing distance. From this part of Sukhumvit, Phloen Chit, Chidlom, Wireless Road, Nana and Asoke are all practical city destinations, while road users also benefit from access toward the expressway. The location is therefore best understood as a central urban base rather than a self-contained residential enclave.
The published unit mix is broader than the building's modest scale might suggest. PropertyHub lists one-bedroom apartments from 34.46 to 57.88 sqm, two-bedroom units from 57.72 to 89.84 sqm and penthouses from 56.89 to 124.47 sqm. Live resale stock frequently shows one-bedroom units around 35 sqm and 47–48 sqm, while two-bedroom listings are also present. There is a data-quality issue worth keeping in view: some current advertisements label apartments with areas that fall below the project's commonly published type ranges. That does not automatically mean the unit is invalid or a separate phase; portal data can be rounded, miscoded or copied from an agent feed. The condominium title and registered floor plan should be the reference for the actual sale. The useful takeaway is that Focus Ploenchit is not limited to tiny investment units. It includes layouts that can work as proper long-term city homes, although each resale apartment needs to be judged on its own configuration and condition.
Public stock remains active in September 2026. PropertyHub shows dozens of resale listings and DDproperty publishes a current asking range starting at THB 4.5 million. This dossier uses THB 4.5 million as the public entry anchor because that level is supported across both platforms. PropertyHub also carries a THB 4.3 million advertisement for a 32.9 sqm unit, but the stated area falls outside the standard project ranges published elsewhere, so it is treated as a unit that needs extra verification rather than as the clean benchmark for the whole project. Asking price is only the first layer of a resale acquisition. Furniture, refurbishment, floor, view, foreign-quota status, seller urgency and transfer-cost negotiation can all change the economics of a particular unit. Availability and asking prices move quickly, and the selected apartment should be reconfirmed with a specialist before any reservation or payment.

Ownership format
Foreign buyers may hold condominium freehold only within the building's foreign quota, capped by Thai law at 49% of the aggregate unit area. The available quota must be confirmed for the selected unit before transfer; if foreign freehold is unavailable, any leasehold structure should be reviewed separately under its actual contract.
Unit types & sizes
This is the format most frequently seen in current resale listings. The market includes compact homes around 35 sqm as well as substantially larger one-bedroom units around 47–48 sqm. The difference is meaningful in everyday use: the larger layouts can accommodate a more generous living area, storage and a proper work corner. Treat the listing area as an initial reference only and match it against the condominium title before purchase.
A practical option for buyers who want a central Bangkok address without moving into a very large family residence. The published project range is broad, yet some live listings label smaller units as two-bedroom homes. That inconsistency makes the actual floor plan more important than the portal category. For owner-occupation, pay close attention to room proportions, storage and whether the second bedroom works as a genuine bedroom rather than a compact study.
Project directories treat penthouses as a separate category and publish the widest size range for them. They appear far less consistently in current public stock than standard one- and two-bedroom apartments, so there is no defensible single current entry price for the type. A penthouse purchase should therefore be assessed unit by unit, including the registered area, terrace treatment, layout, renovation history and ownership status.

Some resale advertisements use areas or bedroom labels that do not fully match this matrix; the condominium title and the selected unit's registered plan should govern the transaction.
