The project offers apartment formats that are increasingly uncommon in newer mass-market Pattaya stock: generous two- and three-bedroom homes, duplexes and penthouses above 200 sqm. That makes it more relevant to long-stay owners and families than developments built primarily around compact investor units. The flip side is that larger homes carry larger absolute renovation, furnishing and maintenance budgets, so a low price per square metre does not automatically mean a low total cost of ownership.
Low-rise coastal setting
The Sanctuary Wong Amat is not a tower development. Its residential buildings sit within a landscaped coastal estate near the Sanctuary of Truth, with pools and garden space forming a large part of the living environment. Buyers who dislike high-density tower living may find that compelling. The same feature creates a due-diligence point: extensive common areas are assets only if they are properly maintained and funded, especially in an older condominium.
What you buy is visible
Because the project is completed and occupied, a buyer can test the things that matter in real life: access, parking, noise, lift condition, pool maintenance, landscaping, corridor quality, the actual view and the atmosphere of the specific building. That reduces the uncertainty of buying off-plan, but it replaces construction risk with resale-building risk. The inspection should cover the estate and the juristic-person records, not just the apartment interior.
Foreign-name resales exist
Current market listings include units held in foreign name, which is useful for international buyers. The legal position still has to be checked at unit level because foreign freehold is subject to the condominium's 49% quota at transfer. A listing marked 'foreign quota' is a useful lead, not a substitute for a quota certificate and title review before funds are committed.
Unit selection drives value
The spread of sizes and formats is too wide for one project average to be decisive. A smaller resale near the current lower price band and a large sea-view penthouse are effectively different products even though they share the same address. Meaningful valuation comes from comparing similar units by building, size, floor, view, condition, furnishing and ownership status.
About the project
The Sanctuary Wong Amat is an established low-rise condominium community in North Pattaya, tucked into Naklua Soi 12 beside the Sanctuary of Truth and the coast. This is not a pre-construction purchase where the key questions are delivery risk and whether the developer will build what is shown in the brochure. The project has been occupied for years and today is primarily a resale market. That shifts due diligence toward the actual unit, the building it sits in, the condition of common areas, juristic-person management, ownership documents and current running costs. A buyer can inspect the physical product, but also inherits the realities of an older beachfront estate rather than a brand-new building.
The developer is one of the better-established facts. Daika Estate Co., Ltd., part of Daika Group, identifies The Sanctuary Wong Amat as one of its completed residential developments in Pattaya. The project also received a Thailand Property Awards 2009 recognition for Best Condo Development on the Eastern Seaboard. That award is useful as historical context: it shows how the scheme was regarded around launch, but it should not be treated as a present-day quality certificate. For a condominium of this age, current maintenance, reserve planning, major repairs and the way the juristic person manages the estate matter far more to a purchaser than an award from the development period.

The most stable project figures are 200 residential units and a maximum residential height of seven storeys. Building count is less clean. Older Daika material and several mainstream project portals describe three buildings, while a detailed floor-plan archive used by a specialist Pattaya broker identifies five named low-rise buildings: The Garden, The Crest, The Isle, The Trees and The Heaven. Rather than forcing those records into one number, the sensible approach is to treat the exact building identity of a chosen unit as a transaction-level check. The physical unit number, title documents and juristic-person records are more important than whichever simplified building count a portal happens to display.
The apartment mix is one of the reasons this project remains distinctive. Surviving floor plans show a strong bias toward larger one-, two- and three-bedroom homes, duplexes and sizeable penthouses rather than the studio-heavy format common in many newer Pattaya developments. Current resale stock in 2026 stretches from units around 62–67 sqm to duplexes and family apartments around 139–150 sqm, with larger homes above 200 sqm also appearing on the market. That variety makes project-wide averages less useful than they might be elsewhere. Two homes in the same estate can differ dramatically in size, aspect, floor, fit-out and ownership status, so price comparisons work best when they are made between genuinely similar units.
The estate is designed around resort-style common space. Consistently reported facilities include swimming pools and landscaped water features, a gym, sauna, tennis court, children's play space, parking, controlled access, 24-hour security and CCTV. Detailed local project material also describes controlled access to Crescent Moon Beach. This matters because the value proposition is not just the apartment interior; owners are buying into a large shared environment. The condition of pools, lifts, landscaping, façades, parking areas, security systems and beach access can materially affect both day-to-day enjoyment and future common expenses. A viewing should therefore include the full estate, not only the unit being sold.
The location suits a quieter Pattaya lifestyle. Naklua Soi 12 sits away from the dense, walk-everywhere feel of central Beach Road and is closely associated with the Sanctuary of Truth and the Wong Amat coastal pocket. That can work very well for full-time residents, retirees, families and second-home buyers who prioritise space, greenery and a calmer setting. The trade-off is everyday mobility. Local descriptions and resident feedback repeatedly suggest that having a car, motorbike or a willingness to use taxis makes the location much easier. A buyer who expects a highly walkable urban routine should test the area at the times of day they normally travel rather than judging it from a map alone.
For an international buyer, the condominium format is helpful because foreign freehold ownership is legally possible within Thailand's 49% foreign quota, and current listings in this project include units advertised in foreign name. That does not mean every available apartment can be transferred to a foreign buyer. Quota capacity is checked at the time of transfer, and the selected unit still needs a full title review. The practical file should include the condominium title deed, seller identity, confirmation of foreign quota availability, juristic-person clearance for common-fee arrears and any registered encumbrances. In a mature resale building, the legal status of the particular unit matters more than a generic statement that the project is 'freehold'.
As of September 2026, the lowest live asking price found during this review was THB 4.2 million for a roughly 62 sqm two-bedroom resale unit. Larger two-bedroom and three-bedroom homes are listed materially higher, while premium penthouses and very large apartments sit in a different price bracket altogether. THB 4.2 million should therefore be read as a lower market anchor, not as 'the price of The Sanctuary Wong Amat'. In a project with such a wide size and layout spread, the useful sequence is to decide which building and apartment format fit the buyer, compare several like-for-like resales, inspect condition and documents, and only then judge whether the asking price is attractive.
Ownership format
Foreign freehold ownership is possible within Thailand's statutory 49% foreign quota by aggregate condominium unit area. Current listings at The Sanctuary Wong Amat include foreign-name units, but quota availability must be confirmed for the selected unit with the condominium juristic person before transfer.
Unit types & sizes
Archived floor plans show one-bedroom layouts around 64 sqm, while a current resale listing is 67 sqm. These sit at the compact end of the project and behave very differently from the larger family apartments.
This is the broadest category: current stock includes compact 62–63 sqm homes, more conventional layouts around 90–100 sqm and large duplexes around 139–147 sqm. Price comparisons only make sense between genuinely similar formats.
Three-bedroom homes are firmly in family-residence territory. The surviving plans include both large conventional apartments and penthouse formats, making floor and configuration especially important to valuation.
Large penthouse formats around 224 sqm are supported by both floor-plan material and current resale stock. They sit in a separate pricing tier inside the development and should not be benchmarked against ordinary two-bedroom apartments.
Five-bedroom homes do not appear to be a mainstream project type, but one is present in current resale inventory and older developer material also referenced layouts up to five bedrooms. It is better treated as a rare configuration than a standard unit type.
Sources do not agree on the original unit schedule: older developer material cites 1–5 bedrooms and 90–300 sqm, major portals publish different ranges, and detailed floor plans plus current resales show a broader mix again.
