The most consistent evidence points to 35 units in one six-storey building. That can support a quieter residential feel, although a buyer should also look at the juristic person’s reserves and maintenance history because major costs are spread across a small owner base.

Larger resale layouts

Visible stock ranges from a roughly 35 sqm studio to one-bedroom homes up to 66 sqm and two-bedroom units around 82–84 sqm. These are materially larger than many newer compact Pattaya products, but there is no verified original unit schedule, so every floor plan still needs individual review.

Walkable Wongamat setting

The residence sits in Soi Na Kluea 18/1 within the Wongamat residential area. Casa Pattaya places the beach at roughly 250–300 metres, giving practical access to the coast without paying specifically for a beachfront high-rise format.

Inspect before buying

Because the building is complete, buyers can judge the actual apartment, common areas and maintenance standard before committing. Construction-completion risk has gone; resale risks such as title status, juristic debts, planned repairs and building rules take its place.

Foreign freehold exists

A current resale advertisement marks a 66 sqm unit as Foreign Name, and Thai law permits foreign freehold within the 49% quota. The evidence is encouraging for foreign buyers, but quota availability still has to be certified for the specific transaction.

About the project

Prima Wongamat is a completed low-rise condominium in the Wongamat–Na Kluea part of north Pattaya. The most coherent address trail points to Soi Na Kluea 18/1 off Pattaya–Na Kluea Road, and the same residential property appears under several names, including Prima Wongamat 1 and Prima Wongamat Residence Condominium. This is a resale building rather than an active developer launch. A buyer is therefore choosing an existing home with a visible condition, an existing juristic office and a seller-specific title rather than buying into a future construction programme.

The strongest building description is surprisingly small: one six-storey block with 35 condominium units. ZmyHome records those figures in an owner listing, Gecko Properties gives the same numbers in its written project description, and Casa Pattaya repeats one building, six floors and 35 units in a current listing. That scale is the main character of Prima Wongamat. It can mean fewer neighbours and a quieter common area, but it also makes the building’s finances worth examining because major maintenance costs are shared across a relatively small ownership base.

Several address-specific sources place completion in 2014. ZmyHome, Gecko Properties and Casa Pattaya are aligned on that year, and PropertyHub also treats the building as a 2014 project. PropertyScout and Lazudi, however, show 2012. For a resale decision, the two-year discrepancy is less important than the actual maintenance record. A sensible inspection should focus on the condition of common areas and building systems, evidence of water ingress, pool and gym upkeep, and any major works already completed or planned by the condominium juristic person.

The location is easier to establish than some of the project specifications. ZmyHome gives Soi Na Kluea 18/1 and links directly to a map pin. Thailand’s EIA database records a Prima North Pattaya project under Happy Prima P. M. Co., Ltd. in Moo 5, Soi Wongamat, Pattaya–Na Kluea Road, Na Kluea, Bang Lamung, Chon Buri. Casa Pattaya places the residence roughly 250–300 metres from Wongamat Beach. In practical terms, this is a walk-to-the-beach address rather than a beachfront tower: the appeal is access to Wongamat while remaining inside the lower-rise residential fabric of north Pattaya.

As of 8 September 2026, the clearest refreshed sale anchor is THB 5.0 million for a 60 sqm one-bedroom unit on the third floor. PropertyHub showed that listing refreshed on 7 September, while PropertyScout also displayed sale stock starting at THB 5.0 million. Other visible resale asks include roughly THB 5.5 million for 65–66 sqm one-bedroom homes and THB 8.0 million for an 84 sqm two-bedroom. These are seller asking prices, not an official project price list, so the selected unit’s title, furniture, renovation quality, transfer terms and actual availability need to be confirmed separately.

A lower THB 4.2 million one-bedroom listing appears on BaanFinder for 39 sqm. I have not used it as the headline starting price because the page does not provide the same clear listing-refresh timestamp as the current PropertyHub stock. That distinction matters in a small resale project: an old low ask can remain searchable after a unit has gone, been repriced or changed status. Comparable pricing should be based on units with similar title form, floor, renovation standard, furniture package and usable layout rather than the single lowest number found online.

The visible unit sizes are relatively generous for a coastal condominium. Resale listings include a studio around 35 sqm, one-bedroom homes ranging from roughly 39 to 66 sqm, and two-bedroom examples around 82–84 sqm. No verified original launch brochure or complete unit schedule was found, so this should not be read as an official full matrix of layouts. It is simply the set of formats that can be evidenced from current and historical listing stock. Buyers should still inspect the exact plan because the one-bedroom range alone spans almost thirty square metres.

Facilities are straightforward rather than expansive. A communal pool, fitness room, sauna, parking and security recur across several independent sources. Gecko Properties also describes a landscaped garden area, electronic access and CCTV, while a current ThaiProperty listing mentions a library room. This is enough to support everyday residential use, but Prima Wongamat should not be compared with newer large-scale Pattaya resorts on the number of lounges, workspaces, kids’ zones or branded services. The condition and operating hours of the existing amenities matter more than the marketing list.

Foreign ownership needs to be checked at unit level. Thailand’s official government information states that foreigners may hold freehold condominium ownership within the statutory 49% foreign quota, with a confirmation letter from the condominium juristic person required for the transfer process. At Prima Wongamat, at least one resale advertisement for a 66 sqm unit explicitly states Foreign Name. That is useful evidence that foreign freehold registration exists in the building, but it does not tell us whether foreign quota remains available for another unit today. The juristic office must confirm the position for the selected title before transfer.

The developer identity is less clean than the building identity. Thailand’s EIA database lists Happy Prima P. M. Co., Ltd. as the project owner for Prima North Pattaya in the same Wongamat–Na Kluea area, and DataForThai confirms the company’s legal English name, registration number 0205542001589 and active status. Yet the public record does not provide a sufficiently direct statement that this company was the condominium developer under the Prima Wongamat brand. Some aggregators even label the condominium with the name of Prima Hotel Pattaya. For that reason the registry entry below does not manufacture a developer brand and flags the relationship for documentary confirmation.

Due diligence for this building is consequently very concrete. The buyer should match the seller to the condominium title deed, obtain the juristic person’s debt-clearance letter, confirm foreign quota where relevant, review the current common-area fee and any sinking-fund or special-assessment position, and ask for recent meeting minutes if significant works are being discussed. Parking rights, rental rules and any restrictions on short stays should also come from the building’s own rules rather than assumptions based on nearby tourist accommodation.

There is an active long-term rental market, but it should not be turned into a yield promise. September 2026 listings showed roughly THB 25,000–27,000 per month for 60–66 sqm one-bedroom units and around THB 28,000 per month for an 82 sqm two-bedroom. Those are asking rents. Achieved rent can move with lease length, furniture, view, season, maintenance quality and vacancy. For an investment buyer, the useful next step is to compare a specific purchase price with realistic rent after common fees, maintenance and expected vacancy rather than use a headline project return.

Prima Wongamat ultimately makes sense as a small, established Wongamat residence with larger-than-micro unit sizes and practical beach access. Its weaknesses are equally clear: the public data layer is messy, a recognised developer brand is not independently established, and several major aggregators attach contradictory specifications to the same name. That does not make the condominium unidentifiable. It means the buying decision should be anchored to the exact unit, the building’s juristic records and a physical inspection instead of a single online project profile.

Ownership format

Foreign freehold is possible in a registered condominium within the statutory 49% foreign quota; if quota is unavailable, the ownership structure has to be considered separately, commonly via leasehold. One Prima Wongamat resale unit of 66 sqm is advertised as Foreign Name, but the selected unit's title and current quota availability must be certified by the condominium juristic person before transfer.
