The building has been operating since 2022, so a buyer can test the things that matter in real ownership: lift performance, corridor condition, pool maintenance, parking pressure, noise, view, furnishing quality and the actual state of the apartment. That removes construction-delay risk but replaces it with resale due diligence. The title, seller, juristic-person balance, ownership quota and physical condition of the chosen unit become the core checks.
Airport-side convenience
At roughly 2.8–2.9 km from Phuket International Airport, VIP Great Hill has a location advantage that is very specific rather than universally 'prime'. It can work exceptionally well for frequent flyers, airport-linked workers and part-time residents who want a short transfer. Buyers who prioritise silence should inspect at different times and judge aircraft activity from the exact unit, because distance to the airport is a benefit for one owner and a compromise for another.
Lower capital ticket
Foreign-quota asking stock around THB 2 million keeps the absolute entry price relatively modest for a completed Phuket condominium. The number is useful, but only after filtering out Thai-quota and leasehold offers that are not equivalent to foreign freehold. At this price level, a slightly higher asking price may still be the better deal if the unit has cleaner ownership, better furniture, no tenant complications and less immediate renovation work.
Simple operating footprint
Studios and small one-bedroom homes are easy to understand from a running-cost perspective and generally require less furnishing and upkeep than larger resort residences. The shared amenity package is also conventional: pool, gym, garden or roof space, lobby, parking and security. That simplicity is attractive if you want a lock-up-and-leave base, but it will feel limited if you expect large internal living areas or a full hotel-style ecosystem.
Visible resale evidence
There is enough live sale and rental stock to compare units rather than accept one official price sheet. Current portals also preserve prior transaction records, which helps show that ownership type and condition create meaningful price differences inside the same building. This does not guarantee easy resale, but it gives a buyer more evidence than an off-plan project where the developer controls most of the visible pricing.

VIP Great Hill Condominium is best understood as a functioning resale building rather than a launch-stage Phuket development. The project is one seven-storey building with 215 homes and was fully completed in February 2022, with March 2022 widely used as the completion date. By 2026 there is visible resale and long-term rental stock, which changes the buyer's job completely. You are not buying a promise of a future pool, lobby or handover date. You can inspect the actual corridor, lifts, common areas, unit condition, furniture, view and day-to-day feel of the building before committing. The more important uncertainties now sit at unit level: title, ownership quota, seller, condition, occupancy and transfer terms.
The location is unusually specific in its appeal. VIP Great Hill sits in Sakhu on north-west Phuket, in the Nai Yang area and roughly 2.8–2.9 km by road from Phuket International Airport. For a frequent flyer, an airport employee, a part-time Phuket resident or an owner who values a short transfer after landing, that can be genuinely useful. It is not the same lifestyle as Bang Tao, Patong or Phuket Town, though. Nai Yang is smaller and quieter, with a beach-oriented local strip rather than a dense concentration of malls and nightlife. Published beach distances vary materially, so a buyer who cares about walking access should test the actual route from the building instead of relying on the most optimistic advertising claim. The original unit programme is compact: studios from 20.5 to 32.8 sqm and one-bedroom units at 34.65 sqm. That tells you who the building is for. It suits singles, couples, short-stay owners and buyers looking for a smaller capital ticket; it is not designed as a large family residence with two- and three-bedroom homes. At these sizes, layout quality matters more than a brochure category. A 21 or 22 sqm studio can work well for one person if storage, kitchen and circulation are efficient, but it will feel tight if the furniture is oversized or the balcony and entry consume too much of the usable space. The secondary market also muddies the original labels: current agent listings sometimes describe 22–32 sqm homes as one-bedroom units even though the original project specification associates the formal one-bedroom type with 34.65 sqm. Treat the listing label as a starting point, then inspect the plan and title.
Current pricing needs the same unit-level discipline. In late August 2026, the project pages showed asking prices from roughly THB 2.0 million for units marked as Foreign Quota, while an asking price around THB 1.85 million was attached to Thai-quota stock. That distinction is more important than a headline 'from' price for an international buyer. Foreigners can hold condominium freehold only while the building remains within the statutory 49% foreign ownership ceiling, and the juristic person must confirm the available ratio for the transfer. A cheaper Thai-quota unit, a leasehold unit and a foreign-freehold unit are not interchangeable offers. Floor, furnishing, renovation, current tenancy, view and seller urgency also create a wide spread between apparently similar apartments. The useful comparison is therefore the lowest legally suitable unit in acceptable condition, not simply the lowest number scraped from the building's listings.
The shared facilities are straightforward rather than resort-scale. The building has a swimming pool, children's pool, gym, lobby or reception area, garden or rooftop relaxation space, parking, security and CCTV; a barbecue area and two passenger lifts are also listed. The published parking ratio is about 20% relative to the number of units, so car-dependent owners should ask how spaces are allocated and whether a particular apartment comes with any enforceable parking right. Published common-area charges are THB 30 per sqm per month with a sinking fund contribution of THB 400 per sqm. Those numbers are useful for budgeting but a resale buyer should still obtain the juristic person's current statement, because arrears, past payments and any changes to building charges sit with the actual unit history, not with an old sales brochure.
One of the biggest due-diligence traps is the amount of old launch material that remains visible online. A 6% rental guarantee for two years and a developer-style instalment schedule still appear on project portals, but they belong to the period when remaining primary stock was being sold around completion in 2022. They should not be treated as a 2026 promise on a resale apartment unless they appear in a current signed offer from the party responsible for paying them. The project brand is VIP Thailand, but the marketing brand is not necessarily the legal seller for a particular resale. Identify the seller on the title and contract, verify the condominium juristic-person documents, and judge the deal on the specific unit rather than the historic marketing package.

Current listings for this project include units marked as Foreign Quota, but the remaining quota can change and should be confirmed by the condominium juristic person before money is committed and again before transfer. Thai-quota and leasehold listings also appear on the secondary market.
Unit types & sizes
Studios make up the compact core of the project. At the lower end of the range they are best suited to one person, short stays or a tightly managed rental setup, where furniture scale and storage matter a great deal; the larger studios offer noticeably more flexibility for a couple or longer use. Resale stock is often furnished, but ownership status varies between Foreign Quota, Thai Quota and leasehold listings. Check the title, actual plan, balcony, furniture condition and tenancy status rather than relying on the portal category alone.
The original project specification identifies the formal one-bedroom type at 34.65 sqm, giving a clearer separation between sleeping and living space than the smallest studios. Current resale marketing is less consistent, with some agents calling much smaller homes 'one bedroom'. For that reason, verify the physical room separation, registered area and title rather than assuming the listing label matches the original developer type. The difference matters for both daily use and later resale comparability.

Airport access is excellent but aircraft exposure should be tested in the actual unit; the advertised 70:30 pool-sharing model applies only where a valid operator agreement survives the resale. At VIP Great Hill, recent common-fee bills, house rules and rental-management statements show the operating reality better than launch-era projections.
