A defined two-building phase

The Phase 3.1 brochure separates the product cleanly: 115 units in Building A and 108 in Building B, both seven storeys. That gives a buyer a far better basis for due diligence than the broader Sea Heaven name, which covers earlier completed phases and other components.

The beach is genuinely close

Sources disagree on the exact number of metres, but not on the location itself: Nai Thon Beach is a short walk from the phase. The value here is physical proximity to the coast, not a marketing drive-time claim.

An existing wider development

Sea Heaven is not only a future masterplan. Earlier residential buildings and a hotel component already operate at the same address, allowing buyers to inspect the surrounding environment. Access rights to every wider amenity still need to be confirmed in the management documents.

Compact resort-sized homes

Studios, one-bedroom and two-bedroom units are marketed at roughly 31–60 sqm. That suits holiday-home and smaller-unit buyers, while anyone needing a large family residence should recognise the size ceiling early.

Known issues are checkable

The main uncertainties are specific rather than vague: public sources differ on the exact 2027 handover timing and on whether a listed unit is leasehold or foreign freehold. Both can be resolved at reservation by checking the current contract, quota and unit schedule.

About the project

Sea Heaven Phuket Nai Thon Phase 3.1 is a distinct under-construction phase within the larger Sea Heaven resort development near Nai Thon Beach on Phuket’s northwest coast. The first job for a buyer is to separate the master development, the completed earlier buildings and Phase 3.1 itself. The branded Phase 3.1 brochure does that clearly: Building A has 115 units and Building B has 108, both at seven storeys, giving a stated phase total of 223 units. Several current project databases now use the same 223-unit, two-building, seven-storey configuration. Older or narrower pages still show 179 units, 108 units for Building B alone, or eight floors. The current dossier therefore uses the detailed 223-unit brochure configuration and keeps the older discrepancies visible rather than blending them into an average.

The project sits at Nai Thon in Sakhu, Thalang. Bestart Heaven’s registered address and the operating Sea Heaven complex are given as 28/40 Nai Thon Beach, Sakhu, Thalang, Phuket 83110. A specific to the project review for Phase 3 publishes a map point around 8.058484, 98.2755989. Different public map pages place pins slightly differently within the broader Sea Heaven site, so the coordinates are best treated as the centre of a project area rather than a precise entrance pin. The practical location story is much less ambiguous: the phase is by Nai Thon Beach, not inland. Depending on the starting point used, current sources describe roughly 90 to 250 metres to the beach or a walk of only a few minutes.

Nai Thon is a small resort area, and that matters more to daily life than the usual list of amenities. It does not have the dense urban mix of Patong or central Bang Tao. The trade-off is straightforward: close access to the beach, a greener and quieter setting, and a relatively short drive to Phuket International Airport, but fewer large-format shops, schools and everyday services within immediate walking distance. For a holiday home this can be exactly the point. For full-time living, especially with children or regular commuting, the location should be tested against real weekly routes rather than judged only by beach distance.

As of 26 August 2026, Phase 3.1 is still being marketed as under construction. PropertyScout labels the project under construction, while current project pages continue to sell units for handover in 2027. The precise handover timing is one of the dossier’s important unresolved items. The branded brochure says 2027 without a quarter. FazWaz-family databases and some sales pages point to January or early 2027, while newer commercial pages quote Q4 2027. That difference is material for a buyer planning a move, rental launch, financing or staged payments. The safest public statement is therefore completion in 2027, with the contractual handover date checked for the exact unit.

The apartment mix is compact and resort-oriented. The market includes studios, one-bedroom homes and two-bedroom units. Current plan pages show examples at about 31.36, 31.67, 37.19, 42.39 and 58.29 sqm, while other project material extends to roughly 60.14 sqm. The branded phase summary appears to start its stated area range around 37 sqm, so the smallest marketed units should be tied to a live floor plan rather than assumed from a brochure headline. This matters in practice because a 31 sqm one-bedroom and a 42 sqm one-bedroom are very different homes even though both carry the same bedroom label. Buyers should compare actual internal layout, storage, balcony allocation and furnishing package unit by unit.

Phase 3.1’s own amenity package is centred on resort use: courtyard or lagoon-style pools, landscaped gardens and poolside areas, a rooftop or sky garden, fitness facilities, lobby space, security, CCTV and parking. The branded brochure assigns 30 parking spaces to Building A and 30 to Building B. The wider Sea Heaven site already contains operating earlier phases and a hotel component at the same address, which is a meaningful difference from buying into an isolated construction site. However, the existence of master-development facilities does not automatically prove that every Phase 3.1 owner has unrestricted access to every hotel, wellness or retail service. Those access rights belong in the management documents, not in marketing assumptions.

Pricing is broad enough that a single headline can mislead. PropertyScout currently shows a lower project anchor around THB 3.9 million, while other active pages begin around THB 3.96 million, THB 4.37 million, THB 4.59 million or higher depending on unit type, tenure and live stock. This dossier does not average those figures. It uses THB 3.9 million as the lowest observed market anchor on 26 August 2026 and explicitly treats it as a platform price that needs verification. In an actively sold phase, the cheapest public unit may already be reserved or may carry specific conditions such as leasehold tenure, a different furniture package or a promotional payment structure.

Tenure needs more care than a generic “foreigners can buy condos” statement. Thai law allows foreign freehold ownership in a registered condominium only within the statutory foreign quota, capped at 49% of the condominium unit area. Phase 3.1 listings are not consistent about the product being offered. DDproperty labels the phase leasehold; PropertyScout labels it freehold; Buro and FazWaz materials describe leasehold as a base structure with a possible foreign-freehold conversion, subject to quota, at an additional THB 5,000 per sqm. The correct answer is therefore unit-specific. Before reservation, a foreign buyer should see the exact tenure in the sale documents, confirmation of current foreign quota and the fee schedule attached to any conversion.

The staged payment structure is reasonably clear at a high level. Several current sources repeat a THB 200,000 reservation, 30% after contract signing, then three 20% construction-linked instalments and the final 10% at handover. Yet one active source shows a THB 100,000 reservation, and the milestone dates do not line up perfectly across pages. That is why the payment schedule in this dossier is presented as a public reference rather than a guaranteed term sheet. The buyer’s real cash-flow should be built from the current reservation form and sale-and-purchase agreement for the selected unit. A delay matters not only because keys arrive later, but because a substantial share of the purchase price may already have been paid.

Overall, Phase 3.1 makes the most sense for someone who wants a compact home close to a quieter Phuket beach and is comfortable with a resort-led location. Its strongest fact is location: Nai Thon is genuinely close, and the phase is being added to an established Sea Heaven site rather than an empty masterplan. Its limitations are equally concrete: small unit sizes, limited walkable urban services beyond the beach strip, and unresolved public-source differences over handover timing and tenure. The project is sufficiently documented to evaluate, but the final decision should be made at unit-and-contract level rather than from the master-development story alone.

Ownership format

A foreign buyer can hold condominium freehold only within the statutory 49% foreign-ownership quota of the registered condominium. Commercial sources for this phase conflict: some describe leasehold as the base tenure, while others market foreign freehold when quota is available, with a THB 5,000/sqm conversion charge. The exact tenure for the selected unit should be checked against the contract and live quota before reservation.
