Serenity Naiyang has moved from construction risk to an inspectable, transferable property. Buyers can judge the actual finish, landscaping, operating amenities, natural light, noise and outlook of a specific unit. That matters in a six-block development, where two apartments with similar floor areas can feel very different depending on their building position and orientation.

Beach-airport convenience

The developer places Nai Yang Beach about 400 metres away, with Phuket International Airport only a short drive from the project. That can work particularly well for second-home use and frequent travel, while the Sirinat National Park setting keeps the district less urban than many Phuket hotspots. The trade-off is distance from other lifestyle centres, so regular drives to Bang Tao, Patong or Phuket Town should be tested rather than assumed.

Amenities with real depth

The plan goes well beyond a token pool and gym: multiple water areas, fitness and yoga spaces, children's facilities, working areas, theatre and karaoke, sauna, steam and onsen are all part of the published programme. For longer stays, that can make the development more self-contained. Now that the project is completed, the relevant question is operational quality—what is open, maintained and comfortable at the times residents actually use it.

A visible internal market

There are multiple sale listings across compact one-bedroom, two-bedroom and three-bedroom sizes, plus early rental inventory. Buyers can therefore compare like-for-like units and negotiate around floor, view, furnishing and tenure instead of relying on a single asking price. The same liquidity has a reverse side: future sellers may face direct competition from many near-identical apartments within the development.

Scale is a choice

With 814 homes, Serenity Naiyang is a resort-style residential complex rather than a boutique condominium. Buyers seeking privacy, very low common-area activity or a small owners' community may prefer a different format. Major project portals also state that pets are not allowed unless the juristic office permits an exception, so pet owners should resolve that point before committing.

About the project

The Title Serenity Naiyang is no longer a purchase based mainly on a construction promise. Rhom Bho Property currently labels the development Ready to Move, while the company's Q1 2026 filing states that Serenity Naiyang had been completed, was ready for transfer and had already started contributing revenue from unit transfers during the first quarter. That materially changes due diligence. A buyer can inspect the actual building, common areas, outlook, noise exposure and the specific apartment rather than relying on renders and a projected handover date. Several large portals still carry older completion dates stretching to late 2026; those entries are best treated as lagging database records because they conflict with the developer's current status and the company's reported transfers.

The site is in Sakhu on Phuket's north-west coast, on Soi Naiyang 2. The developer's project material places Nai Yang Beach about 400 metres away and positions the development beside the Sirinat National Park area; Phuket International Airport is only a short drive from the project. This combination is practical for frequent flyers, second-home owners and people who prefer a quieter beach district without giving up fast airport access. It is also a very specific Phuket lifestyle. Nai Yang is not Bang Tao, Patong or Phuket Town, so anyone whose daily routine is centred on Cherng Talay, major international schools farther south, nightlife or the island's central commercial areas should test those drives at the times they actually expect to travel.

The official brochure gives a site area of 13-3-13.25 rai, or 22,053 sqm. It describes six seven-storey residential buildings plus a separate eight-storey parking building, with 814 residential units in total. This is a sizeable project, yet the massing is spread across low-rise blocks rather than one tower. The masterplan dedicates substantial space to pools, landscaped areas and stand-alone amenity pavilions. The brochure specifies more than 3,750 sqm of green space and more than 1,050 sqm of facility space. For a buyer, block position matters. In a resort-style compound of this size, orientation toward the internal pools, parking structure, access road or a quieter edge can influence everyday comfort more than a small difference in floor area.

Amenities are a major part of the proposition, but they should now be judged as operating facilities rather than marketing promises. The developer's brochure lists more than 27 zones: a main pool, shallow pool, lap pool, lazy pool, jacuzzi, hydrotherapy corner, exercise lawn, children's playground and climbing wall; a clubhouse with lounge, cardio and weight-training gym, sky jacuzzi and observation deck; separate play and theatre/karaoke pavilions; a business lounge, co-working area and shared kitchen with café; and, in the parking building, steam, sauna, onsen, sky pool, sky-yoga space and laundry. That is far beyond the minimal pool-and-gym package common in smaller condominiums. The trade-off is that a large amenity programme creates ongoing management and maintenance requirements, so buyers should inspect what is open, how it is managed and how crowded the popular areas become during peak periods.

The unit mix needs more care than the headline project page suggests. The 2024 branded brochure shows one-bedroom layouts from 26 to 39 sqm, two-bedroom layouts from 56 to 65 sqm and three-bedroom layouts from 112 to 123 sqm. Current 2026 market inventory supports those sizes, with live listings in the 26–37 sqm, 61–63 sqm and 113–123 sqm bands. Yet the current project webpage displays a different schedule: studios at 31–36 sqm, several one-bedroom variants from 40 to 61 sqm and two-bedroom variants from 65 to 94 sqm. Market portals also sometimes label 27–28 sqm homes as studios even though the earlier project plan called the 26–28 sqm format a one-bedroom. The safe approach is to evaluate the floor plan and title details of the exact unit, not the category label in an advertisement.

There is already enough active stock to create a real internal market. At the time of review, DDproperty showed units from roughly THB 2.9 million at the compact end to more than THB 16 million for larger three-bedroom homes, while Thailand-Property and Hipflat also showed active sale and early rental inventory. For a buyer this is useful: there are comparable units within the same development, which makes asking prices easier to challenge and differences in floor, view and tenure easier to value. For a seller, the same depth of stock can be a disadvantage because similar apartments compete directly with one another. Major portals currently quote a common-area fee of THB 75 per sqm per month and a one-off sinking fund of THB 750 per sqm; because the project is now completed, these figures should be checked against the condominium juristic person before a transaction.

Ownership format

Foreign buyers may hold condominium freehold only within Thailand's statutory foreign quota of 49% of the total unit area in the condominium. Project-level market data contains both freehold listings and a recorded leasehold transaction, so the tenure of the selected unit and the remaining foreign-quota capacity must be confirmed before reservation.

Unit types & sizes

1 Bedroom S
26–28 sqm

The smallest layout in the original project schedule. In 2026 market listings, homes of this size may be described either as a one-bedroom or a studio, so the actual plan matters more than the label. It suits buyers prioritising entry price over generous internal space.

1 Bedroom M
30–32 sqm

Still compact, but with a little more room for day-to-day use than the smallest plan. Current listings repeatedly show 31–32 sqm units, giving buyers a useful opportunity to compare floor, outlook, furnishing and tenure within essentially the same size band.

1 Bedroom LX
36–39 sqm

The larger one-bedroom format from the original plan. It is more comfortable for longer stays by two people and provides more flexibility in the living area and storage. Current market stock includes 36–37 sqm apartments, so this size is visible in live inventory rather than only in old collateral.

2 Bedroom S
56–58 sqm

The entry two-bedroom layout is a practical family or two-room format without excessive floor area. It can work as two true bedrooms or as a main bedroom plus a dedicated office. Current market inventory includes units in the 56–58 sqm band.

2 Bedroom M
60–62 sqm

The mid-size two-bedroom option. The paper difference versus the smaller version is modest, so the better buying decision will usually come from room arrangement, balcony, orientation, view and building position rather than two or three extra square metres alone.

2 Bedroom L
61–65 sqm

The largest two-bedroom band in the original schedule. Live 2026 inventory confirms 61 sqm and 63 sqm examples. It is a more convincing long-stay option than the compact layouts, although current asking prices move into a clearly higher budget bracket.

3 Bedroom
112–117 sqm

A large family apartment that sits in a very different segment from the project's compact stock. Current listings include examples around 113 sqm. At this size, block position, the exact bathroom configuration, outlook and furnishing package become especially important.

3 Bedroom L
119–123 sqm

The largest published layout in the branded brochure. A 123 sqm unit was present in current DDproperty inventory in July 2026, confirming that these large three-bedroom homes have reached the live market. It is a more specialised product with a narrower buyer pool than the compact units.

The branded project brochure gives a schedule of 1-bedroom units at 26–39 sqm, 2-bedroom units at 56–65 sqm and 3-bedroom units at 112–123 sqm. The current project webpage displays a different set—studios at 31–36 sqm, one-bedroom variants at 40–61 sqm and two-bedroom variants at 65–94 sqm—which does not reconcile with that brochure or with part of the live 2026 inventory.
