The wide spread of asking prices creates useful comparison opportunities. It also makes unit-level due diligence essential because similar floor area does not guarantee the same title, condition or resale quality.

Beach life, not city life

Mai Khao is chosen for northern Phuket’s quieter setting, long beach and airport access rather than for urban density. That can work very well for holidays or a low-key residential routine. Buyers who expect restaurants, retail and nightlife within an easy walk should understand that this location offers a different proposition from Patong or the island’s busier resort centres.

Simple core layouts

The regular stock is easy to understand: one-bedroom homes around 36 sqm and two-bedroom units around 53–72 sqm. That makes same-project comparisons relatively transparent and helps identify whether a price premium is being asked for view, floor, condition or ownership form. Very large combined units should be analysed separately rather than treated as representative inventory.

Title varies by unit

Foreign-quota freehold and leasehold units are both advertised within the same development. For an overseas buyer that difference is fundamental, not a technical footnote. The title, live foreign quota position and juristic-person certificates should be confirmed before a reservation becomes financially binding.

Returns need evidence

Legacy project pages still repeat guaranteed-return language, but we found no current programme that can safely be assumed to transfer with a 2026 resale purchase. An investment case should therefore be built from the unit’s actual purchase price, management cost, achievable rent, seasonality and occupancy. Any fixed return only becomes meaningful when a current contract identifies who owes it and on what terms.

About the project

Mai Khao Beach Condotel is a completed resort-style condominium in northern Phuket, set in the quieter Mai Khao area between the beach and the international airport zone. Most major property databases describe it as a 342-unit development completed in May 2019. It is now a resale market rather than a developer launch, which changes how the property should be assessed. Buyers are choosing individual homes with different floors, views, furnishing packages, rental histories and ownership structures, not a standardized unit from a fresh inventory. Dozens of listings can be visible at the same time, and asking prices for similar apartments vary considerably. That makes direct comparison useful, but it also means that a feature shown in one advertisement should never be assumed to apply to every unit in the building.

The core apartment mix is straightforward. Project databases repeatedly show one-bedroom units of about 36 sqm and two-bedroom units of roughly 53–72 sqm. There are also unusually large combined or bulk units on the resale market, but these should not be treated as standard original layouts. In September 2026, the lowest clearly supported asking price for a conventional one-bedroom unit is THB 1.8M for 36 sqm. Other current one-bedroom offers sit broadly around THB 2.4M–3.4M, while two-bedroom listings begin around the mid-THB 4M range and move higher depending on size, view and title status. These numbers are a live resale snapshot rather than an official project price list. Listings can be syndicated, repriced or removed, so the selected unit needs a fresh stock and seller check before any budget decision.

The development functions more like a holiday-oriented residence than a city condominium designed around a walkable urban routine. Published facilities include a large communal pool, gym, restaurant, bar, children’s area, reception, parking, 24-hour security and CCTV. Project descriptions also mention a beach shuttle. Current project information quotes a common-area fee of THB 40 per sqm per month. That is useful for initial budgeting, but a buyer should confirm the current rate with the condominium juristic person and request evidence of any outstanding common fees attached to the unit. In a completed project, the management budget, condition of lifts and pool equipment, reserve position and current rental rules are more relevant than the original brochure’s amenity list.

Location is the clearest reason to consider the project and also the main lifestyle trade-off. Different sources place Mai Khao Beach roughly 500–750 metres from the development, depending on the measured access point. Splash Jungle Water Park is close by, and Phuket International Airport is geographically very near, although driving times published online vary because of the local road layout. Northern Phuket feels very different from Patong, Kata or the island’s denser commercial areas. Mai Khao offers a quieter beach environment and less surrounding urban intensity, which can suit holidays, remote work or buyers who need convenient access to the airport. It is less compelling for someone who expects a dense, walkable neighbourhood with a large everyday choice of restaurants, malls and nightlife.

Ownership needs to be checked at unit level. Current resale advertisements within Mai Khao Beach Condotel include apartments marked as foreign-quota freehold and others offered as leasehold. Under Thai condominium rules, foreign personal freehold is available only within the statutory foreign ownership ceiling for a registered condominium, so the existence of foreign-owned apartments in the project does not guarantee that every available unit can be transferred into a foreign buyer’s name. Before money moves, the buyer should obtain the condominium juristic person’s confirmation of the foreign ownership ratio for the transfer, verify the seller’s title and check the required debt-free documentation. This is standard due diligence for a resale condo, but it is particularly important when listings in the same project advertise different ownership forms.

The developer attribution is less clean than the building facts. FazWaz, LivePhuket and several related project databases attribute Mai Khao Beach Condotel to Thai Business Development Company Group and connect that brand with 777 Beach Condo and Naiharn Sea Condominium. DDproperty, however, lists the developer as N/A, and we did not locate a primary corporate or project document directly confirming the developer name for Mai Khao Beach Condotel itself. A more serious source-quality issue appears in the earlier working master: a Phuket EIA database link had been retained as support for Mai Khao Beach Condotel Co., Ltd., but the government record actually identifies that company as the project owner of 777 Beach Condotel, a different development. For that reason, the registry entry below deliberately leaves the developer field out rather than promoting an unresolved attribution into a fact.

Older marketing copy still circulating online also refers to a 7% guaranteed rental return and a buyback programme. Those claims should not be carried forward into a 2026 resale decision without a current contract. We found no reliable evidence that a buyer acquiring a resale unit today automatically receives those terms, who would be legally responsible for paying them, or whether the programme remains open at all. Mai Khao can clearly support holiday demand, but actual performance depends on the specific apartment, seasonality, management fees, occupancy, platform costs and any restrictions imposed by the condominium or local licensing rules. A sensible investment case therefore starts with the selected unit’s real income and expenses; any guaranteed-return language should be treated as historical marketing until a current enforceable agreement is produced.

Ownership format

Current resale listings include both foreign-quota freehold units and leasehold units. A foreign buyer can hold personal freehold only within the statutory 49% foreign ownership limit of a registered condominium; the quota position and title for the selected unit must be confirmed before transfer.
