Why this project is worth a look

Inspect, don't imagine

The project is complete and operating, so due diligence can include the real building, corridors, lifts, pools and the exact apartment rather than relying on a launch presentation. That is particularly useful in a resale project where maintenance history and unit condition can outweigh a modest difference in asking price.

A specific Phuket location

Nai Yang offers a beach-and-airport combination that is genuinely convenient for buyers who want the north of Phuket. It is not a shortcut to every other part of the island. If work, school or social life is centred around Patong, Kata or Phuket Town, those drives should be treated as a recurring lifestyle cost rather than an occasional inconvenience.

Resort-scale amenities

Multiple pools, landscaped common areas, a gym, sauna, children's facilities and internal walking routes give the development more usable shared space than a typical compact condominium. The flip side is that apartment position matters: a pool-facing unit can be lively, while a unit away from the main amenity spine may feel much quieter.

A real resale market

There is enough active stock to compare units rather than accept a single seller's framing. Buyers can look across building, floor, outlook, furnishing and tenure. The catch is listing quality: room labels are inconsistent across portals and some project search pages mix newer Nai Yang developments into the same results, so every shortlisted unit needs an identity check.

Know the phase

Phase 1 and Phase 2 function in the market under the same overall project name, but the development history records them separately. Phase 1 was entirely one-bedroom stock, while Phase 2 introduced a small number of two-bedroom units and a different building configuration. Knowing the building letter is therefore a useful first filter when validating a resale listing.

About the project

The Title Residencies Naiyang is an established condominium community in Sakhu, on Phuket's north-west coast near Nai Yang Beach and Phuket International Airport. It is no longer a construction story. Rhom Bho Property's corporate disclosures show both development phases as completed, while the market in 2026 is primarily a resale market. That changes what matters to a buyer: instead of relying on renderings or promised amenities, you can inspect the actual grounds, the condition of a particular building, the management environment, recurring ownership costs and how individual apartments have held up after years of occupancy or rental use.

The 472-unit total is made up of two formally documented phases. Phase 1 covers buildings E, F and G, with 252 units across seven-storey buildings; the developer's original product schedule classifies all of them as one-bedroom apartments from 34 to 46 sqm. Phase 2 adds buildings A through D and another 220 units, including 206 one-bedroom apartments in the same 34–46 sqm range and 14 two-bedroom units from 52 to 61 sqm. Resale portals normally collapse the two phases into one project profile, which is convenient for browsing but can hide differences in original unit mix and building configuration.

This is a resort-oriented low-rise project rather than a conventional urban condominium with a small amenity deck. The documented amenity plan refers to five swimming pools plus a sky pool, sunbathing areas, a gym and sauna, with a large share of the site devoted to communal space. Current project profiles also show landscaped gardens and walking routes, a children's area, reception, parking, CCTV and 24-hour security. For a buyer, building position matters. A unit facing an active pool or a busy internal path will offer a different experience from a similar-sized unit on a quieter edge of the project, even when both are marketed under the same project name.

Nai Yang is the real location proposition. The project sits in Sakhu off Soi Bangmalauw 2, within walking distance of the beach and only a few kilometres from the airport. Published project material quotes 250 metres to Nai Yang Beach, while accommodation mapping services place the walk or straight-line distance closer to roughly 400–500 metres depending on the reference point. Phuket International Airport is about three kilometres away. That is useful for frequent arrivals, shorter stays and buyers who genuinely prefer the calmer northern part of the island, but it should not be mistaken for a central-island location: Patong, Kata and Phuket Town remain separate drives.

The unit mix is unusually concentrated in smaller formats. The original developer schedules are overwhelmingly one-bedroom, with only 14 two-bedroom units documented in Phase 2. That matters when reading today's listings because resale terminology is inconsistent. Some 36 sqm apartments are advertised as studios, even though the original phase schedules classify the 34–46 sqm product as one bedroom. Treat the marketing label as a starting point, not a substitute for the registered unit, approved plan and actual internal layout.

Pricing now reflects individual resale circumstances rather than a single developer matrix. In early September 2026, identifiable asking prices for typical compact units clustered around the low-to-mid THB 3 million range, while the lowest clearly matched listing found was THB 2,736,842 for a 36 sqm apartment. That particular listing was offered as leasehold, while other current listings in the same complex are marketed as foreign freehold. A cheaper asking price therefore does not automatically mean a better purchase. Tenure, building, floor, view, furnishing, wear from previous rental use and foreign-quota availability can matter more than a headline discount.

For a foreign buyer, ownership needs to be checked at unit level. Thai condominium law allows foreign freehold ownership only while foreign ownership remains within the statutory 49% quota of total unit area in the registered condominium. The condominium juristic person must confirm the relevant foreign proportion for the transfer. The fact that another unit in the same project is sold as freehold does not guarantee that a different unit has the same status. Leasehold listings also exist here, so the legal structure and remaining term should be read from the documents rather than inferred from the project name.

The attraction of The Title Residencies Naiyang in 2026 is that it is observable. Buyers can inspect an operating resort-style environment and a meaningful pool of resale listings instead of buying into a forecast. The trade-off is data noise: different portals use different room labels, addresses and completion dates, and some search pages even mix neighbouring Title projects into the same results. The sensible comparison is therefore not 'cheapest unit in the complex'. Start with the correct phase and building, confirm tenure and registered layout, then compare like-for-like units. That is where the project becomes much easier to judge.

Ownership format

A foreign buyer can hold a condominium unit in freehold while foreign ownership remains within the statutory 49% quota of the total unit area in the registered condominium. Current resale stock at The Title Residencies Naiyang includes both freehold and leasehold listings, so tenure must be verified for the specific unit together with the condominium juristic person's foreign-quota confirmation.

Unit types & sizes

1 bedroom
34–46 sqm

This is the core product. All 252 units in Phase 1 were originally documented in this one-bedroom range, and Phase 2 added another 206. Some current resale listings describe roughly 36 sqm units as studios, so the approved plan and actual unit layout are more reliable than the marketing label used in an individual advert.

2 bedrooms
52–61 sqm

The original schedule places this format only in Phase 2 and records just 14 units, making genuine two-bedroom stock much scarcer than the standard one-bedroom product. If a resale advert shows a substantially larger area, the title and registered plan should be checked rather than assuming that the original developer schedule covers every later configuration.

The original phase schedules for Phase 1 and Phase 2 are used as the baseline. Resale terminology is inconsistent: some 36 sqm units are marketed as studios even though the corporate product schedule classifies the 34–46 sqm range as one bedroom. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Nai Yang Beach is within walking distance; published references range from roughly 250 to 500 metres depending on the measurement point.
  • Phuket International Airport is roughly 3 km away, which is one of the practical advantages of choosing Nai Yang for frequent arrivals or shorter stays.
  • Sirinat National Park sits beside the Nai Yang beach area, with accommodation mapping services placing the park at around 500 metres from the project.
  • The project is in Sakhu, Thalang, on Phuket's north-west coast. It should be evaluated as a Nai Yang location rather than as a central-island base.

Price & purchase terms

  • Current price: As of 4 September 2026, the lowest clearly identified resale asking price found was THB 2,736,842 for a 36 sqm unit. This is an individual secondary-market listing rather than a developer price list, so availability, condition, tenure and final transaction terms need to be checked for the exact unit.
  • Completed: 2018-10

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who want a completed condominium near the beach and would rather inspect an operating property than take construction risk in a new launch.; People who deliberately choose Nai Yang for airport access, a calmer north-west Phuket setting and walkable beach time, rather than expecting to move daily between Patong, Kata and Phuket Town.; Owners looking for a compact holiday or seasonal-use apartment who value extensive shared resort facilities more than large internal floor area.; Investors who prefer to study an established resale and rental market. There is enough live stock to compare actual units, but returns still need to be modelled from the chosen apartment, recurring costs and realistic rent rather than a headline yield shown on a portal.; Foreign buyers comfortable treating tenure as an early filter. Both freehold and leasehold listings appear in the complex, so legal structure belongs in the shortlist criteria rather than at the end of the transaction.; may not suit: Buyers looking for a new-build developer instalment plan: this is a completed project and today's purchase process is primarily resale-driven.; Families needing a broad selection of large two- or three-bedroom apartments. The original project mix is heavily concentrated in compact one-bedroom units, with only a small two-bedroom component.; Anyone whose daily life depends on central or southern Phuket. Airport proximity and Nai Yang's beach setting are useful, but they do not make Patong, Kata or Phuket Town nearby..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Published addresses disagree on the street number, with 222 Moo 5, 234/5 Moo 5 and 113 Moo 5 all appearing in current sources. The main address therefore uses the consistently identifiable Soi Bangmalauw 2, Sakhu, Thalang location without asserting a disputed building number.
  • Rhom Bho Property records both phases as completed in October 2018, while major property portals commonly show November 2019. The same corporate disclosure is also internally inconsistent on Phase 2 floor counts, listing 5 and 7 storeys in one table but 2, 6 and 7 in the phase profile. The registry uses the maximum of 7 floors and the official 2018-10 completion date.
  • Some resale portals market 36 sqm units as studios even though The original schedule places the 34–46 sqm product in the one-bedroom category. The registered plan, actual configuration and tenure should be checked for each shortlisted unit.
