Manageable scale

With 130 apartments in two buildings, Wekata 3 is materially smaller than many of Phuket’s new resort compounds. That can make the shared environment easier to understand, although the hotel-oriented operating model means buyers should not assume the atmosphere will resemble a quiet owner-occupied residence.

A real unit mix

The scheme includes studios, several one-bedroom sizes, two-bedroom apartments and larger private-pool layouts. Buyers can therefore choose around a use case rather than only an entry price, from occasional solo stays to family holidays with genuinely separate sleeping rooms.

Turnkey handover

Phuket9 describes delivery with finishes, furniture, kitchen equipment, appliances and climate control. That reduces the work needed after handover, but the exact package should appear in the selected unit’s contractual specification rather than being taken from general renderings.

Hospitality operation

Hotels9 is intended to manage the completed complex. This can be useful for owners who are not based in Phuket, but the commercial value depends on the final management agreement, including fees, rental rules, owner-use periods, maintenance responsibilities and termination rights.

Inside established Kata

The project sits in an existing tourist neighbourhood rather than an isolated master-planned enclave. Kata Beach is presented as walkable, while restaurants, shops and visitor services are already part of the surrounding district; buyers should still test the actual walking route from the entrance.

About the project

Wekata 3 is the third, separately identifiable phase in Phuket9’s WeKata line in Kata on Phuket’s southwest coast. It should not be confused with the operating Wekata Luxury hotel or treated as an extra block of that completed property. Wekata 3 has its own two-building plan, 130 apartments, unit layouts, facilities and construction timetable. Active construction started in 2024. The developer’s current Thai-language project page now targets Q1 2027 for the main works, while a recently updated Phuket project database gives March 2027. Those fresher sources matter because older portal records still show 2025 or various dates in 2026. A buyer today should therefore approach Wekata 3 as an under-construction purchase, not a ready-to-occupy condominium.

The development is relatively compact by resort-condominium standards. There are 130 residences across two buildings, and the current official floor plans run through six above-ground floors with underground parking below. The published mix starts with studios of roughly 31 sqm, continues through several one-bedroom sizes, and includes two-bedroom apartments as well as larger private-pool layouts. That gives the building a broader use case than a studio-heavy holiday block. A solo owner may prefer the smallest inventory, a couple can choose among several one-bedroom proportions, and families can look at the two-bedroom formats. Published layout menus, however, are not the same thing as live inventory; a plan can remain on the project page after the corresponding units have been reserved or sold.

A defining part of the product is the link between private ownership and hotel-style operation. Phuket9 says Hotels9, its hospitality arm, is intended to manage the complex after completion. Planned shared facilities include a 24-hour reception, two restaurants, a rooftop bar, two communal pools — one on the roof and another in the courtyard — a gym, children’s club, lobby, underground parking, security and CCTV. For an overseas owner, that operating framework can remove much of the day-to-day work associated with guest turnover and maintenance. It also means the management agreement deserves the same attention as the apartment itself: fees, owner-use rules, rental participation, maintenance standards and exit rights should be read in the final contract rather than inferred from promotional material.

The residences are marketed for turnkey delivery. Phuket9’s current description includes completed finishes, built-in kitchen elements, appliances, climate control, lighting, sanitary fittings, curtains, furniture and decorative accessories. That matters because a unit intended for holiday use can potentially move from handover to occupancy without a separate renovation project. Still, “fully furnished” is only useful when the specification is precise. A buyer should request the schedule of finishes, furniture and appliances for the exact unit and ensure it is incorporated into the sale documentation. Renderings and showroom styling are helpful for visual context, but they are not a substitute for the contractual handover list.

The site is in the established Kata tourist area on Kata Road, within Karon subdistrict and Mueang Phuket District. A current local project database and the live map business listing both render the address as 9492 Kata Road, Karon, Mueang Phuket, Phuket 83100. Phuket9 consistently places the project within walking reach of Kata Beach, although its current materials are not perfectly aligned on the stated distance: the Thai page and sales kit say about 300 metres, while the English project card says 500 metres. For a real buyer, the practical question is the walking route from the actual entrance, not which marketing page has the smaller number. The broader location point is clear: Wekata 3 sits inside a mature resort neighbourhood with dining, shops and services rather than in an isolated hillside enclave.

The lowest public price point found in a live market listing is THB 4.84 million for a 31.6 sqm second-floor studio. The Dot Property advertisement was updated on 19 July 2026 and remains present in current search results. At the same time, the recent Phuket9 sales kit and PHUKET.PRO show a THB 5.03 million project entry level, and DDproperty’s active August listings also begin at THB 5.03 million. That spread is consistent with an under-construction project where developer stock and individual market listings can coexist, so THB 4.84 million should be treated as a lower market anchor rather than a universal starting price. The public payment table shows a THB 100,000 reservation, 35% after contract signing, followed by 20%, 20%, 10%, 10% and a final 5% on transfer. Because those percentage stages already total 100%, the treatment of the reservation amount should be confirmed in writing rather than assumed.

Foreign ownership needs to be checked at unit level. Phuket9 states that freehold purchase is available in Wekata 3. Under Thailand’s condominium framework, foreign buyers can register condominium units in freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area of the registered condominium. A project being eligible for foreign freehold does not mean every unsold unit is automatically available within that quota. The juristic-person quota position and the selected unit’s registration route should therefore be confirmed before money is committed. Where a unit cannot be transferred into foreign freehold, leasehold structures may be offered, but their term, renewal language and rights are contractual and need separate legal review.

The sensible way to judge Wekata 3 is to separate the property from the investment marketing around it. The underlying proposition is easy to understand: a small resort-oriented condominium in Kata, furnished delivery, several apartment sizes, hotel-style services and a named hospitality operator. The uncertainties are equally concrete. The public completion date has moved, final operating rules only become meaningful once the management documents are signed, and foreign-quota availability depends on the individual unit. A buyer who likes the location should therefore make three independent decisions: whether the apartment itself works for personal use, whether the title structure is acceptable, and whether the management agreement is commercially reasonable. None of those questions is answered by an advertised yield percentage.

Ownership format

Foreign freehold is available only within the statutory 49% foreign quota of the registered condominium area; if the selected unit cannot be transferred within that quota, leasehold may be offered. The exact ownership route must be confirmed for the chosen unit before purchase.

The largest layout shown in the current project materials. At 152.9 sqm it behaves more like a substantial family holiday residence than a typical beach-area condominium.
