Kata without high-rise scale
The development combines an address inside Kata’s resort district with seven-storey buildings rather than a large tower. That can suit buyers who want beach access and established local services without the feel of a very large condominium. It does not guarantee a quiet environment, however; Kata itself is a busy tourism market.
A focused unit range
Confirmed sizes run from about 38 to 76 sqm and concentrate on one- and two-bedroom homes. The 49.5 sqm duplex and larger 56–57 sqm one-bedroom formats create several ways to trade off compactness, layout character and longer-stay comfort without jumping to a large family apartment.
Amenities for longer stays
Pools, fitness, yoga, onsen, library, co-working facilities and a pet garden give the project more day-to-day utility than a minimal holiday condominium. Their real value will depend on post-handover management, operating rules and maintenance standards, so the amenity list should be paired with a review of the condominium regulations.
Market entry below old pricing
Current September 2026 offers start around THB 5.38 million even though the developer website still carries an older figure in the THB 7.3 million range. The gap makes unit-level comparison essential because floor, view, size, ownership quota, campaign terms and seller identity can all affect the number shown in an advertisement.
Delivery remains a live issue
The project should not be treated as completed simply because its original completion date has passed. Recent sources continue to describe construction and now point to the second half of 2026. A current progress report, building-specific handover date and delay provisions belong in the purchase decision.

The Balance By the Beach is a relatively compact condominium development on Kata Road in Karon, on Phuket’s west coast. The current project configuration is presented as two seven-storey buildings with homes ranging from a 37.98 sqm one-bedroom to a 76 sqm two-bedroom. Its appeal is easier to understand through the product itself than through the luxury branding: the address sits inside established Kata, the buildings remain mid-rise, and the residential mix is concentrated around one- and two-bedroom formats. Buyers looking for a three-bedroom family apartment will not find one in the confirmed schedule, while couples, solo owners and small families have several variations within a fairly narrow size band.
Location is the most straightforward strength to verify. The full address is 98/88–98/89 Kata Road, Karon, Mueang Phuket, Phuket 83100, and the project point is approximately 7.8239545, 98.3007587. Kata Beach is listed at roughly 400–550 metres and Kata Night Market at about 500 metres. Those figures should not be treated as a promise of an effortless walk; heat, pavement quality, traffic and the exact route matter in Phuket. Still, the address is genuinely within Kata’s resort fabric rather than in an outlying district marketed under the name of the nearest beach.

The published project information currently preserves two unit-count versions: 112 and 94. The newer configuration adds a 37.98 sqm entry one-bedroom and states 112 homes. The older detailed schedule lists ten 49.5 sqm duplexes, eighteen 56 sqm one-bedrooms, thirty-six 57 sqm one-bedroom-plus units, ten 74 sqm two-bedrooms and twenty 76 sqm two-bedroom-plus units; those groups add up exactly to 94. This looks like a product update, but no public document located during research explicitly explains the transition. The registry therefore uses 112 as the more current configuration while preserving the discrepancy rather than presenting the older schedule as final.
The floor-plan range is more consistent. The entry one-bedroom is 37.98 sqm; a one-bedroom duplex is 49.5 sqm; the larger one-bedroom variants are 56 and 57 sqm; and the two-bedroom homes are 74 and 76 sqm. The published layouts show one bathroom in the one-bedroom products and two bathrooms in the two-bedroom products. The 56 sqm and 74 sqm layouts are shown with bathtubs, while the 57 sqm and 76 sqm versions include an additional function room. That extra room deserves a plan-level review rather than an assumption about how it will be used, particularly for buyers who expect a full study, storage room or sleeping area.
Amenities are unusually broad for a project of this size. The published programme includes a main pool and children’s pool, gym, yoga area, onsen, library, co-working space, barbecue area, pet garden, rooftop areas and home-automation support. Floor information places the pool, gym, co-working facilities and reception on the first floor, with a garden on the roof. The combination may work well for owners who spend extended periods in Phuket and want shared facilities beyond a pool and fitness room. It is still worth checking the condominium rules before purchase, particularly pet restrictions, operating hours, guest access and which smart-home features are delivered inside the individual unit rather than merely supported by the building.
Recurring costs are visible enough to build a preliminary ownership budget. Current project information quotes a common-area fee of THB 60 per sqm per month and a one-off sinking-fund contribution of THB 600 per sqm. Those rates should be reconfirmed at handover, including the chargeable area, the number of months collected in advance and whether any additional service packages sit outside the common fee. A 38 sqm apartment and a 76 sqm apartment carry very different absolute annual costs at the same rate, which is why comparing purchase prices alone can distort the real ownership picture.
Completion timing is the clearest unresolved issue. The project’s published history still contains an old Q4 2025 forecast, which has already passed. More recent 2026 material moved the target to Q3 2026, while the freshest sources located for this review describe the project as under construction with Q4 2026 handover. On that evidence this record does not mark The Balance By the Beach as completed. A buyer should ask for current construction progress, the expected delivery date for the specific building, the status of the occupancy permit and the contractual treatment of delay. Those documents matter more than whether a sales page currently says Q3 or Q4.
Pricing has also moved away from the older project reference in the THB 7.3 million range. Current market offers show entry stock around THB 5.38 million for compact one-bedroom units and roughly THB 9.99 million for two-bedroom homes. That gap does not prove a blanket project-wide discount. It may reflect unit size, floor, view, quota, campaign pricing or inventory that has changed hands. For this reason the registry uses the lowest recent market anchor checked on 5 September 2026, with a clear instruction to reconfirm the exact unit and commercial package before reservation.
The payment plan is another area where a brochure-style summary can mislead. Two recent sources publish a THB 200,000 non-refundable reservation, 30% on contract signing and further instalments linked to construction milestones. Other 2026 pages show a simpler THB 100,000 reservation followed by 40% and 60%. These structures are materially different. The detailed schedule in this dossier reflects the more granular recent version, but the only schedule that should drive a transfer is the one attached to the selected unit’s contract, with the payee, refund rules and milestone definitions clearly identified.
Foreign ownership requires a unit-specific check rather than a generic label. Thai condominium law allows qualifying foreign buyers to own condominium units freehold, but aggregate foreign ownership cannot exceed 49% of the total unit area in the registered condominium. Current listings for The Balance By the Beach advertise freehold stock, yet foreign-quota availability can change as units are reserved and transferred. Before committing funds, a foreign buyer should verify that the selected unit is eligible within the quota and confirm the required remittance and transfer documentation. If a leasehold alternative is offered, it should be evaluated as a different legal interest rather than treated as interchangeable with foreign-quota freehold.

The smallest confirmed format in the current project version. It appears only in the newer 112-unit configuration and is likely connected with the updated product mix. It is the clearest entry option for buyers prioritising budget and simplicity over extra floor area.
The duplex is the most distinctive layout in the range and may appeal to buyers who like physical separation between living functions. The trade-off is the internal stair, which uses part of the floor area and will not suit every lifestyle; the plan deserves more attention than the headline size.
A substantially larger one-bedroom with separate bedroom and living areas; the published plan also shows a bathtub. It offers a clear step up from the 37.98 sqm entry unit for longer stays by a couple, though pricing moves well above the compact one-bedroom tier.
Only one square metre larger than the 56 sqm layout, this version is differentiated by an additional function room in the published plan. The value lies in how that space is configured, so buyers should compare the geometry and intended use rather than focus on the extra square metre.
The standard two-bedroom combines two bedrooms, a shared living area, kitchen and two bathrooms; the published plan also shows a bathtub. It is the project’s main small-family format, although it remains compact compared with a large resort apartment.
The largest confirmed layout. Its extra two square metres over the 74 sqm version are paired with a function room. Because the size difference is modest, layout geometry, view and unit-specific pricing matter more than the headline area.
