Why this project is worth a look

A resort-sized compound

Eight low-rise residential blocks are spread across 23,606 sq m around pools, landscaping and internal paths. That creates a self-contained environment, but 760 homes also mean a sizeable community, so building position relative to activity zones, parking and entrances matters.

More than one layout

The official range runs from 28 sq m one-bedrooms to 168 sq m penthouses, with several intermediate one-bedroom and one-bedroom-plus bands. Buyers can match the home to short stays, long seasonal use or family needs, but should compare actual plans rather than bedroom labels.

Facilities for real stays

Fitness, boxing, yoga, onsen, sauna, steam, cinema, library, work rooms, children’s facilities and leisure spaces make the compound more usable for months at a time. The counterpoint is ownership cost: a large amenity programme needs ongoing maintenance and staffing.

Construction is visible

The July 2026 developer update records piling as complete and structural work underway, with overall progress at 8%. Buyers are no longer relying only on a launch plan, but Q2 2027 remains a future handover target and should be read through the contract’s delay and remedy clauses.

Inside Kata, not beachfront

The address is on Kaed Kean Road within the established Kata area, giving easy access to the district’s restaurants, services and beach life. It is not a direct-beach-access property, so the practical walking or driving route from the selected building is more useful than a headline distance.

About the project

The Katabello is an under-construction condominium in Kata, administratively within Karon, Mueang Phuket. It is being developed by Rhom Bho Property Public Company Limited under The Title brand. The first thing a buyer should understand is scale. This is not a single beachside block or a boutique residence with a few dozen owners. The official plan covers 23,606 sq m and includes eight seven-storey residential buildings, two separate parking structures and a small pet-service building, with 760 homes in total. In practical terms, it is a resort-sized residential compound with a substantial owner community and a large amount of shared space to operate after handover.

The project sits on Kaed Kean Road in the Kata resort area. Its map position is inland from the sand rather than directly on the beachfront, so the real journey to Kata Beach should be judged from the selected building and the street route, not from a marketing radius. Public portals quote different beach distances depending on whether they measure straight-line, walking or driving routes. The more useful point is that the address is already embedded in an established neighbourhood: restaurants, convenience retail, medical services and the everyday visitor infrastructure of Kata are close at hand, while Karon, Patong and Phuket Old Town remain straightforward drives from this part of the island.

The master plan is built around a Mediterranean-resort theme, but the buyer-relevant part is how that theme affects circulation and shared space. Low-rise blocks are arranged around landscaped courtyards, pools and internal paths rather than stacked into one tower. That gives many units an inward-facing resort environment and lets residents use the compound as more than a place to sleep. The trade-off is density: 760 homes can create a very different atmosphere in peak periods from a 50- or 100-unit building. Buyers who value quiet should compare the position of each block against pools, activity zones, access roads and parking entrances before choosing a unit.

The unit range is unusually broad for a holiday-market low-rise project. The official brochure groups homes into eight categories, starting with 28 sq m one-bedroom layouts and moving through larger one-bedroom and one-bedroom-plus formats, 66–71 sq m two-bedroom homes and penthouses from 68 to 168 sq m. That makes bedroom count a poor shortcut for comparing value. A compact one-bedroom and a one-bedroom-plus can support very different daily routines, especially for someone working from home or staying for several months. At the top end, penthouses vary enormously in size, so a buyer needs the exact plan rather than a generic category label.

Ceiling heights vary by building and level. Buildings A and C are specified at 2.60 m. In buildings B, D, E, F, G and H, the first and seventh floors are listed at 2.75 m, with floors two through six at 2.60 m. This matters more than it sounds when comparing otherwise similar layouts. The seventh floor also mixes penthouses with some conventional one-bedroom homes, so an upper-floor address does not by itself guarantee a large plan or a particular outlook. Orientation, the neighbouring block and the exact unit code are more informative than floor number alone.

Amenities are a major part of the product rather than a token pool-and-gym package. The developer brochure lists more than twenty indoor and outdoor facilities, including multiple water zones, a large fitness area, boxing ring, yoga space, onsen, sauna and steam room, cinema, library, private lounge, meeting and co-working rooms, children’s space, games and party areas, laundry and pet facilities. This can make the project convenient for long seasonal stays because exercise, work and leisure can all happen within the compound. The cost side should be considered at the same time: extensive equipment and landscaped areas have to be maintained over the life of the condominium.

Current independent project profiles show a common-area fee of THB 80 per sq m per month and a one-time sinking-fund contribution of THB 800 per sq m, with both figures still appearing in sources updated in 2026. These charges scale directly with unit size and therefore matter when comparing a compact apartment with a larger one-bedroom-plus or penthouse. Parking is also more structured than in many resort condos: the brochure specifies 350 conventional car spaces, 40 double-parking spaces, 80 motorcycle spaces and five EV-designated spaces. The total should still be viewed against 760 residential units rather than as one parking bay per home.

Construction is active as of August 2026. The developer’s July progress update shows 8% overall completion, piling at 100%, structural work at 22.2%, architecture at 1.02% and systems installation at 1%. The brochure targets Q2 2027 for completion. For a buyer, that makes The Katabello an off-plan contract today, not a ready-home purchase with a fixed move-in experience. The meaningful due-diligence questions are therefore contractual: what counts as a delay, what extension rights exist, when instalments become due, how cancellation or refund provisions work, and which specifications are binding rather than illustrative.

Public asking prices currently start around THB 4.2M, while another major portal shows the floor closer to THB 4.35M. That spread is not unusual in an off-plan project where developer stock, assignments, tenure and payment balances can differ. The lowest number should be treated as a market marker on the check date, not as a promise that every entry-level home can be bought at that figure. A useful comparison needs the full unit context: building, floor, internal area, outlook, remaining instalments, transfer structure, foreign-quota status and any assignment or freehold premium.

For international buyers, the legal structure follows Thailand’s condominium rules. Foreigners can register freehold ownership within the statutory 49% foreign quota measured by condominium area. The Katabello’s public stock includes both foreign-freehold and leasehold offers, which means tenure is unit-specific rather than a single project-wide label. Before paying a reservation, the buyer should obtain written confirmation of the selected unit’s tenure and current foreign-quota availability. A leasehold offer is a different legal right from condominium freehold and should be reviewed on its own terms, including the registered term and any renewal language.

The project’s real strength is choice: several unit bands, a large amenity programme and a location inside one of Phuket’s established west-coast resort districts. The same breadth also makes careless comparisons risky. Two apartments described simply as ‘one bedroom’ can differ in area, ceiling height, relationship to the pools, exposure to internal activity, tenure and payment status. The Katabello therefore rewards unit-level selection. A buyer who likes the overall project should narrow the search quickly to a small set of building-and-layout combinations, then compare those specific homes rather than treating the development as one uniform product.

Ownership format

A foreign buyer may hold a condominium unit in freehold within the statutory 49% foreign-ownership quota of the building. Public stock at The Katabello also includes leasehold units, so the tenure and remaining foreign quota must be checked for the specific unit before reservation.

1 Bedroom S
28 sqm

The smallest standard home in the development. It suits a solo buyer or couple using the apartment as a Kata base and spending substantial time outside the unit or in shared facilities. For longer stays, storage and furniture placement deserve a close look because there is little spare floor area.

1 Bedroom M
32–36 sqm

A more forgiving one-bedroom size for a solo resident or couple, with extra room for storage, a desk or a less compressed living area. The range contains several plan variants, so a 32 sq m unit and a 36 sq m unit should not be treated as interchangeable simply because both carry the same category label.

1 Bedroom L
37–41 sqm

A mid-size one-bedroom that gives more breathing room between sleeping, living and working functions. It can be materially more comfortable than the smallest plans for a couple staying several months at a time. Outlook and relationship to the pools vary by building and exact unit.

1 Bedroom XL
41–47 sqm

A larger one-bedroom for buyers who value a generous main living space more than a second sleeping room. It is worth comparing directly with the smaller one-bedroom-plus layouts, because the practical value of the extra square metres depends on how the plan is divided rather than on the marketing label.

1 Bedroom Plus M
47–54 sqm

A one-bedroom-plus format with an extra usable zone that can work for home office, occasional guests or a small family. It remains smaller than a conventional two-bedroom but supports more day-to-day scenarios. The key question is how the bonus area is separated and whether it receives natural light in the selected plan.

1 Bedroom Plus L
56–61 sqm

One of the most flexible layouts before stepping up to a true two-bedroom. The size can support a dedicated work or guest zone without constantly borrowing space from the main living room. For a couple spending long periods in Phuket, it may be more useful than a tight two-bedroom when a fully enclosed second bedroom is not essential.

2 Bedroom
66–71 sqm

The project’s conventional family format. Two separate bedrooms make it easier for families, two adults with different routines or an owner who regularly hosts guests. Because floor, outlook and tenure can materially change the asking price, comparisons are most useful when made within the same building and ownership structure.

Penthouse
68–168 sqm

Not a single layout but a broad family of upper-floor homes with very different sizes. The official plan shows penthouse-labelled units from roughly 68 to 168 sq m, so the word itself says little about scale. Buyers need the exact plan, orientation, terrace arrangement, services and handover specification for the specific unit.
