The first job is to keep this asset separate from VIP Kata 2. Phuket9 identifies the 2018 phase as the buildings that became Grand Kata VIP, while its own project table assigns 209 units to phase two. That makes the common portal summary of 209 units for VIP Kata 1 unreliable without documentary support.

A real walk to Kata

Official sources consistently place Kata Beach at about 500 metres, with the night market and tourist services close to the property. The advantage is easy to test: walk the actual route from the project entrance rather than relying on a driving-time claim.

Facilities operating now

Grand Kata VIP remains an active hospitality property with two pools, restaurant, bars, gym, kids zone, lobby and underground parking. Those amenities can be inspected today, but so can the trade-off: hotel traffic and guest turnover are part of the living environment.

Unit-level tenure matters

Current stock includes a Foreign Quota one-bedroom, while leasehold examples also appear in the project's listing history. A buyer should therefore compare title structure alongside price, floor and condition rather than assuming every apartment is legally equivalent.

Treat 7% as legacy

The original 7% rental programme explains how the project was sold, not what a 2026 resale automatically delivers. Only the unit's actual management contract, payment history, remaining term and assignment provisions can establish whether any guaranteed-income arrangement still exists.

About the project

VIP Kata Condominium 1 is the first completed phase of Phuket9's Kata development and the part that became Grand Kata VIP after construction. That distinction matters because current property databases often blur the first and second phases. Some attach later-phase statistics to VIP Kata Condominium 1, while other pages describe the whole VIP Kata complex as a single project. Phuket9's own construction history is clearer on identity: the first phase consisted of two buildings completed in 2018, and Grand Kata VIP began operating from those buildings that summer. The later phase was built separately and appears in Phuket9 material as VIP Kata 2, later associated with Wekata. This dossier therefore treats the 2018 first phase as the subject rather than combining every building in the surrounding hospitality cluster.

The unit count cannot be stated responsibly as one definitive number. Phuket9's own A–Z project table records 178 units for VIP Kata 1. Another legacy developer page says 186, while the company's construction-history article describes the first phase as roughly 200 home units. The current Grand Kata VIP profile lists 166 hotel rooms, but an operating room inventory is not necessarily the same thing as registered condominium titles: hotel room categories may combine spaces, omit non-hotel units or reflect how the property is operated rather than how it is legally subdivided. Meanwhile, several modern portals show 209 units and one seven-storey building for VIP Kata Condominium 1. That figure is especially difficult to accept because Phuket9's own table assigns 209 units to VIP Kata 2. For that reason a definitive apartment count should not be presented as settled until the condominium's registered records are checked.

The first phase is also more complex than the common 'one building, seven floors' summary. Phuket9's 2018 construction account describes two buildings, one five storeys and one eight storeys. The operating Grand Kata VIP website still refers to separate buildings and places its rooftop infinity pool on the fifth floor of Building 1. This is enough to establish a two-building first phase, but not enough to compress the whole development into a single floor count. For a resale buyer the distinction is practical rather than academic. A unit's outlook, proximity to the rooftop pool, restaurant traffic, lift route and exposure to hotel activity can change materially between buildings and floors. The inspection should therefore start by matching the advertised unit number, building and floor to the title documentation and the condominium plan.

This was conceived as a resort condominium with hospitality operations, not as a quiet residential block that happens to sit near the beach. Phuket9 says the first phase opened as Grand Kata VIP Hotel in 2018, and the property continues to trade as an active hotel-residence today. Its current facilities include a ground-floor pool, a rooftop infinity pool, two poolside bars, a restaurant, gym, children's zone, lobby and underground parking. That operating infrastructure can be useful to owners who value on-site services or want a unit in a recognised tourist property. It also means the building has hotel rhythms: guest arrivals, housekeeping, public areas and higher turnover than a purely residential condominium. Buyers planning to live here for months at a time should spend time in the common areas at different hours rather than judging the experience from a short viewing.

The location remains one of the clearest strengths. Both Phuket9 and the current Grand Kata VIP site place Kata Beach at roughly 500 metres, while the hotel lists Karon Beach at around one kilometre and Kata's night market immediately nearby. This is a genuinely visitor-oriented part of the west coast where restaurants, convenience stores and everyday services are concentrated around the project. The real test, however, is the walking route rather than the marketing radius. Road crossings, heat, rain, pavements and the exact project exit affect how convenient a 500-metre beach distance feels. A buyer considering personal use should walk the route at normal times of day; an investor should do the same with a guest in mind, especially a family carrying beach gear or returning after dark.

The live resale market in September 2026 provides a more useful price signal than launch material. Current indexed stock starts at THB 5,421,053 for a 38 sqm studio. One-bedroom listings currently visible are around 47.5 to 50.36 sqm and roughly THB 5.54M to THB 5.85M. Older portals still surface units at about THB 5.13M–5.18M, but those records originate from earlier listing cycles and should not be treated as presently available stock simply because the page remains indexed. The registry therefore uses THB 5,421,053 as the lower market anchor checked on 10 September 2026. Any comparison should then move beyond price per square metre: tenure, building, floor, furniture, condition, view and management arrangements can explain more of the real difference between two units than the headline asking price.

Tenure varies at unit level. A current 50.36 sqm one-bedroom listing is marked Foreign Quota, while other units in the project's listing history are shown as leasehold. Thai law allows qualifying foreigners to own registered condominium units freehold provided foreign ownership remains within the statutory 49% quota. That national rule does not prove that a particular resale unit can be transferred into foreign freehold today. Before paying a reservation deposit, the buyer should see the unit title and obtain the condominium juristic person's quota confirmation for the proposed transfer. If a unit is offered on leasehold terms instead, the remaining term, lessor, assignment provisions and registration position need to be reviewed as part of the transaction rather than assumed from the project's general marketing.

Legacy rental-guarantee material needs similar care. VIP Kata was marketed with a 7% annual return programme, but sources vary between seven and eight years. The first phase completed in 2018, so the original term for many early purchasers is already at or near its natural end by 2026. A resale listing may still display the old guarantee badge even when the buyer has no evidence that the underlying contract remains active, transferable or identical to the original offer. If income is part of the decision, ask for the actual management agreement attached to the unit, its start date, recent payment records, termination clauses, owner-stay restrictions and written confirmation of whether a new owner can step into it. Without that paperwork, the 7% figure is historical sales context, not a forecast of the next owner's return.

Running costs are easier to benchmark but still deserve a current statement. Published project data currently show common-area maintenance at THB 60 per sqm per month and a sinking fund of THB 400 per sqm. The published monthly charge therefore appears as THB 2,280 for the 38 sqm studio and THB 3,022 for the 50.36 sqm one-bedroom, which is internally consistent with the quoted rate. A resale buyer should nevertheless request the latest juristic-person invoice and a debt-free confirmation rather than relying on an aggregator. In a hotel-operated property it is also important to separate standard condominium charges from any optional or contractual fees connected with rental management, housekeeping or hospitality services. They are different cost layers and should not be collapsed into one headline percentage.

Because the project has been operating for several years, due diligence can be much more tangible than on an off-plan purchase. A buyer can inspect the actual pools, lifts, corridors, façade, parking and lobby, see how intensely the property is used and check the condition of the selected apartment itself. Air-conditioning, plumbing, balcony seals, moisture, kitchen equipment, furniture and decorative finishes can vary significantly after years of holiday use. The sensible investment case is therefore not 'Phuket9 promised this in 2018' but 'this exact unit, with this title, condition and operating arrangement, works at today's price'. That makes VIP Kata Condominium 1 potentially straightforward to evaluate, provided the buyer treats the live asset and its documents as the evidence rather than recycled launch marketing.

Ownership format

A foreign buyer may hold condominium freehold within the statutory 49% foreign quota; listings in this project also include leasehold units. The exact tenure must be verified against the title of the selected apartment and the condominium juristic person's foreign-quota confirmation.
