It therefore supports the promotion claim, not a THB 700,000 cash value or a verified retail cost.
Modiz Sukhumvit 50 uses a different structure in its 2026 promotion. The project lists a standard furniture package and, separately, five appliances: a TV, refrigerator, microwave, washing machine and water heater. Its terms also state that the free furniture package cannot be exchanged for a discount at transfer.
The current Ideo Sukhumvit–Rama 4 offer, running through 30 September 2026, is more specific about its three appliances. It states a 55-inch TV at THB 11,000, an 8.4-cu-ft refrigerator at THB 7,400 and a 23-litre microwave at THB 2,300, with those stated values shown before VAT. The furniture component is still described by project standard rather than by a complete current item list.
Those labels are useful for understanding what is being offered, but they are not interchangeable specifications. A buyer can only attach a defensible replacement value when the exact apartment, promotion period and schedule are all known.
Separate the Base Unit Specification from the Promotion
A dated Ideo Sukhumvit–Rama 4 promotion provides a useful boundary test. For apartment A29-17, a roughly 29.5 sq m one-bedroom in the 9–19 September 2026 offer, the free loose furniture was itemised as a two-seat sofa, coffee table, TV cabinet, bed and mattress, bedside table, plus a work desk and chair.
The same promotion text also refers to standard sanitary ware and a built-in kitchen. That wording does not establish that these standard elements were created by the promotion, so assigning them a second promotional value would be unsafe without the apartment specification or contract. The six loose-furniture positions are the defensible part of the matched basket.
A separate current offer for the same project covers different apartments. For A21-12A, also about 29.5 sq m, the live page refers to standard loose furniture, standard sanitary ware and a built-in kitchen, while listing three appliances separately. The September A29-17 inventory should not be copied across simply because the apartments are similar in size.
Modiz Sukhumvit 50 shows the same reason to keep two columns. The project describes its units as fully fitted, while the 2026 promotion separately adds a standard furniture package and five appliances. Built-ins and promotional extras need their own documentary basis before any value is assigned.

Services add a visible but manageable amount to that basket. IKEA Thailand charges 7% of the regular retail price for furniture assembly; applying that to the seven assembled pieces here, while excluding the mattress, gives about THB 1,144. Standard truck delivery starts at THB 290 and varies by delivery area. On those assumptions, the matched basket starts at roughly THB 23,763 including assembly and minimum truck delivery.
That number is a replacement-cost benchmark, not a cash value for the Ideo promotion. The A29-17 offer was available for bookings from 9 to 19 September, and its published terms do not state that the furniture could be surrendered for a cash credit.
The live Ideo offer provides a second type of comparison through three specified appliances. Current HomePro listings put a 55-inch Xiaomi TV at THB 8,990 and a 23-litre Electrolux microwave at THB 2,390; official HomePro pages simultaneously show the same 8.4-cu-ft Toshiba refrigerator at THB 7,290 and THB 7,890. That produces a retail goods range of THB 18,670–19,270. Ananda's stated values total THB 20,700 before VAT, but the brands are not disclosed, so the difference is not a clean savings calculation.
Installation needs the same item-by-item treatment. HomePro sells a standalone washing-machine installation service for THB 1,200, while selected water-heater product pages include standard installation at no extra charge. A blanket installation allowance would therefore distort some baskets.
Modiz Sukhumvit 50 names five appliance categories but does not publish models or sizes in the promotion terms. A retail estimate is possible only after assumptions are introduced, which is why it should not be presented as a like-for-like total. None of these case figures should be turned into a Bangkok-wide furnishing average.

A washing machine or water heater should not be assumed just because another Bangkok project includes them; if they are absent from the schedule for the exact apartment, they belong in a separate purchase budget.

Appliances from a later Ideo campaign cannot be carried backward into that earlier offer. Promotion contents can change even within the same project and similar floor plans.

Until the furniture schedule is available, items such as a mattress, curtains or a separate desk should be treated as unknown rather than automatically included or missing.
