Why this project is worth a look
Two rail options
Having both BTS Sala Daeng and MRT Sam Yan within a short walk gives residents more than a marketing map pin: it creates genuine route choice for central-Bangkok travel. That can reduce reliance on road transport at peak times. The other side of the location is exposure to a busy urban corridor, so the apartment’s orientation and acoustic conditions deserve an actual viewing.
Vertical-space concept
The roughly 4.3-metre Hybrid Series design can deliver more usable living space through a mezzanine than the registered base area suggests. That is attractive when it suits the buyer’s lifestyle, but it also makes area comparisons unusually sensitive. Price per square metre should be compared on the same registered-area basis, not by mixing title-deed and mezzanine-inclusive figures.
Useful shared spaces
Co-working rooms, call booths, meeting space, a shared kitchen, fitness, pool, sauna and roof-level areas are distributed across several levels. The programme is particularly relevant to residents who work from home or use the building throughout the day. Buyers should pair that benefit with a check of the current common-area fee and any service charges for the selected unit.
Service, not yield
Ascott’s role adds hospitality-style front-desk and on-demand services without an official promise of guaranteed rental income. That separation is useful for investors: the service layer can improve the resident experience, while the rental case still has to stand on achievable rent, vacancy, furnishing, management and purchase price.
Completed and inspectable
Construction risk is largely behind the buyer because the building is complete and viewable. Due diligence therefore shifts from delivery risk to unit-level facts: actual condition, outlook, noise, registered area, seller identity, foreign-quota availability and transfer terms. Those can be checked against a physical property rather than inferred from launch material.

CULTURE CHULA is a completed high-rise condominium by Ananda Development on Rama IV Road in Si Phraya, Bang Rak. The scheme consists of a single 32-storey tower with 612 residential units. Ananda’s current project page marks it ready to move in, while the construction update dated 31 March 2026 reports the principal work categories at 100%. The legal disclaimer names ADC-JV 27 Co., Ltd. as the project company. That distinction matters at contract stage: Ananda is the developer brand buyers see and deal with commercially, but the legal counterparty and documents should be checked against the project company named in the sale paperwork rather than assumed from the marketing brand alone.
The stated address is 38/12 Soi Pratu Chai, Rama IV Road, Si Phraya, Bang Rak, Bangkok 10500. Ananda currently quotes roughly 290 metres to BTS Sala Daeng and 350 metres to MRT Sam Yan. That gives the project an unusually practical central-Bangkok transport position: the BTS puts Silom and the Sukhumvit corridor within the same rail network, while the Blue Line connects Sam Yan with other established business and residential districts. Chulalongkorn University and the Sam Yan commercial cluster are on one side, with Silom on the other. The trade-off is equally real. Rama IV is a major urban road, so floor height, orientation, glazing and actual in-unit noise are more meaningful than a generic claim that the location is simply “prime.”

The apartment concept is where buyers need to read the numbers carefully. Ananda marketed the project around a Hybrid Series with approximately 4.3-metre vertical space and mezzanine-style upper areas. The current brochure shows base layouts A1 to D2 at 25 to 48 square metres, yet market portals can display larger usable areas because they may include the mezzanine. DDproperty specifically notes that the title-deed area excludes that upper level. This is not a minor technicality. A unit advertised as having substantially more usable floor area may still have a smaller registered condominium area, which affects how a price-per-square-metre comparison should be read and what is legally recorded. Before comparing two listings, obtain the title deed and a floor plan for each unit and separate registered area from any mezzanine or fitted upper level.
Amenities are spread vertically through the building rather than concentrated in a single podium clubhouse. The ground level includes the lobby, mail and delivery spaces, juristic-person functions, meeting areas, retail and access to the automated parking system. A mezzanine level provides 24-hour co-working, laundry, video-call booths and meeting space. Higher up, the 30th floor adds co-working, a shared kitchen, theatre room, live studio and more meeting rooms. The 31st floor contains the swimming pool, viewing garden, sauna and changing rooms; the 32nd holds the fitness area; rooftop facilities include the C-Sky Terrace and smaller landscaped or retreat zones. For a resident who works remotely or spends much of the week in central Bangkok, that mix is more relevant than a long checklist of decorative facilities.
Parking is stated at 248 spaces for 612 homes, with two EV charging points in the brochure. That ratio makes sense in the context of two nearby rail stations, but it should not be read as one dedicated bay per apartment. Buyers who intend to drive every day should obtain the condominium’s current parking rules, allocation method and any charges before deciding on a unit. The tower has four passenger lifts plus a fireman’s lift. With more than six hundred units in one building, lift traffic is another practical item worth observing during a physical viewing rather than judging only from specifications.
The service proposition is linked to The Ascott Limited. Ananda describes front-desk support, concierge-style assistance, housekeeping and other on-demand services, but the collaboration does not turn CULTURE CHULA into a hotel residence and should not be confused with a rental-management guarantee for privately owned units. Ananda’s own project material states that no rental guarantee is provided as part of the Ascott collaboration and that such a commitment is not included in the sale and purchase agreement. For an investor, this is a useful distinction: professionally managed common-area services may make the building easier to live in, but rental income, occupancy, furnishing costs and management fees still depend on the individual property and the market.
Pricing now reflects a completed building with more than one sales channel. Ananda’s live page advertises prices from THB 7.9 million, while DDproperty shows a lower current asking-price floor of about THB 6.49 million as of 29 August 2026. Those numbers can coexist because developer inventory, resales and assignments may differ in floor, view, title-deed area, fit-out, seller motivation and ownership eligibility. We therefore treat THB 6.49 million only as a market-floor reference, not as a promise that any chosen unit can be purchased at that figure. Foreign buyers also need a unit-specific ownership check. The project is marketed as freehold, but foreign freehold registration is available only while the statutory foreign quota has room for the selected unit at the time of transfer.

The project is sold as a freehold condominium. A foreign buyer can register freehold only within the statutory foreign quota, capped at 49% of the aggregate condominium-unit area. Quota availability must be confirmed for the selected unit before purchase; no specific to the project alternative ownership terms were found in current public materials.
Unit types & sizes
The smallest layout shown in the current brochure. Its tall volume and mezzanine concept can make it function very differently from a conventional 25 sqm flat, but the stated figure should be treated as the base plan area and checked against the title deed of the actual unit.
It keeps the same compact base area but uses the lower and upper levels differently. Listings for hybrid units can show much larger usable-space figures, so buyers should establish whether the advertised number includes the mezzanine and what the registered condominium title actually records.
A larger one-bedroom-plus format with more flexibility for living or working space. The same area discipline still applies: registered condominium area and fitted mezzanine space should not be blended into one headline number without understanding how the specific unit is documented.
An unusually compact two-bedroom layout on its stated base area, relying heavily on the vertical configuration. This is a plan worth viewing in person: the room count looks ambitious for 32.5 sqm, and the real sense of space depends on the stair, mezzanine and furniture arrangement.
A two-bedroom, two-bathroom version with a materially larger base footprint. For a couple, small family or two occupants it offers a more conventional privacy balance than B2 while retaining the project’s vertical concept. The actual upper-level configuration should still be checked for the selected unit.
The largest of the six layouts in the current brochure, with two bedrooms, two full bathrooms and a separate powder room. It moves closer to a family-oriented format, while still carrying the same potential difference between registered condominium area and mezzanine-inclusive usable space.
Ananda’s current brochure shows six core A1–D2 plans with base areas from 25 to 48 sqm. DDproperty, however, lists a broader set of usable areas for the project, roughly 35.5 to 108 sqm, including larger and penthouse configurations. Those figures should not be collapsed into one simple range: the market profile explicitly notes that title-deed area excludes the mezzanine, while advertised usable area may include it. The cards above therefore keep only the areas printed on Ananda’s current plans. For any listing showing a larger figure, request the title deed, the unit plan and a clear explanation of which area is legally registered and which part is mezzanine space.
