Six core layouts
The official brochure distinguishes six principal formats from roughly 23 to 38 sqm, including standard one-bedrooms, larger variants and high-ceiling Vertical Suites. That range is useful only if like is compared with like: a compact 23 sqm apartment and a roughly 42 sqm duplex-style resale unit should not be valued through one blended project average.
Facilities at height
A meaningful share of the common facilities sits high in the towers, with pools, jacuzzi, fitness and leisure areas integrated into upper levels. That can materially change the resident experience, but it should never be used as a shortcut for assuming that a particular private unit has an open river or Bang Krachao view.
BTS and expressways
This is not a station-front On Nut condominium: current location roundups put it at about 1.3 km from BTS On Nut and note a shuttle. In return, Sukhumvit Soi 50 gives unusually direct access to the Chalong Rat and Chalerm Maha Nakhon expressway network, which suits residents who mix rail and car travel.
A market to compare
The volume of live sale and rental advertising creates a useful comparison set across floors, layouts, furnishing packages and sellers. That transparency is valuable for negotiation, but duplicated agency feeds mean listing count is not the same as unique stock and should never be turned into a yield promise.

For a buyer in 2026, that shifts due diligence away from construction-delivery risk and toward the actual unit: title and seller, outstanding juristic-person charges, physical condition, foreign-quota availability and the exact transaction structure. The distinction between developer stock and resale matters here. AssetWise still publishes specific to the project sales terms running through 31 December 2026 for selected units, while PropertyHub simultaneously carries a deep owner-and-agent resale market. A listing should therefore be classified by seller before its price or incentives are compared with another one.
The project is more complex than a single high-rise block. Its three residential towers do not share one height: two rise to 25 storeys and the third reaches 33. AssetWise's current floor-plan index places dedicated facility levels high in the buildings, while the official brochure lists a lap pool, children's pool, rooftop blue jacuzzi, panoramic fitness, private onsen and spa room, coworking and co-living areas, a co-dining and sky-bar space, yoga and boxing areas, children's rooms and a theatre. Those amenities are relevant because they are distributed vertically rather than concentrated only at ground level. They do not, however, turn every apartment into a river-view unit. Orientation, floor, intervening buildings and the exact window line need to be checked on the selected apartment rather than inferred from project marketing.

Unit choice also needs more care than a simple one-bedroom versus two-bedroom filter. The official brochure separates six principal product types, starting with a 23–24 sqm one-bedroom and extending to a 35–38 sqm two-bedroom Vertical Suite. Between those are larger one-bedroom formats and several high-ceiling Vertical Suite layouts. AssetWise describes the vertical concept as a high-ceiling unit with a loft; PropertyHub records 4.4 m ceilings for the vertical format versus 2.6 m for standard units. The live resale market also includes units whose advertised areas sit outside the early brochure ranges, including roughly 41–42 sqm duplex-style one-bedroom listings and larger two-bedroom apartments. That is not necessarily a contradiction: the registered unit plan and present physical layout should control the comparison, not a launch-era brochure category.
The location works best for residents who are comfortable combining BTS, a project shuttle and road travel. A 2026 On Nut market roundup by ThinkOfLiving places the project at roughly 1.3 km from BTS On Nut and notes shuttle service, while PropertyHub also lists a shuttle among the project's facilities. The site itself sits at the end of Sukhumvit Soi 50 beside Thang Rotfai Sai Kao Pak Nam Road. AssetWise highlights access to the Chalong Rat and Chalerm Maha Nakhon expressways as well as links toward Sukhumvit Road and Rama IV. In practical terms, this is not a station-front condominium. Its value proposition is the combination of Sukhumvit-line access and unusually convenient expressway connections, which can suit a mixed car-and-transit routine better than a buyer who measures every home by walking distance to the BTS gate.
The internal market is active but not uniform. PropertyHub showed dozens of sale listings in late August 2026 and a separate rental page with a very large number of active and duplicated rental advertisements. That breadth is useful because a buyer can compare floors, furnishing, layouts and seller expectations within the same building, but it should not be converted into a claim about guaranteed rental demand or yield. Agent duplication is substantial, and asking rents or prices are not completed transactions. The lowest sale anchor located in the current search was THB 2.3M for a 23.4 sqm listing; nearby listings in the same feed were THB 2.4–2.5M and the spread rises sharply for larger or vertical units. Meaningful valuation therefore starts with a matched set of genuinely comparable apartments, not the project's overall minimum and maximum.
For a foreign buyer, the legal mechanics are those of a registered Thai condominium. Foreign freehold can be registered only while the statutory foreign-ownership quota remains available, capped at 49% of the aggregate condominium-unit area. Some current Modiz Sukhumvit 50 listings are explicitly marketed as foreign-quota units, but a listing label is not a building-wide quota certificate. The condominium juristic person needs to confirm the quota for the actual transfer, along with the normal transfer documentation. Completion and registration are advantages because the buyer can inspect the real building, actual common areas, current charges and a specific title rather than relying on future promises. They do not remove the need to verify seller authority, debt status, money-transfer evidence, quota and contract terms before committing.

Ownership format
The condominium is registered under no. 15/2564. A foreign buyer may register a unit in freehold only within the statutory 49% foreign-ownership quota measured against the aggregate condominium-unit area and subject to the transfer requirements; the remaining quota must be confirmed with the condominium juristic person for the selected unit. If freehold quota is unavailable, leasehold is a separate contractual structure and the specific agreement needs legal review.
Unit types & sizes
The smallest format in the official brochure. It is a deliberate compact-city choice rather than a substitute for the larger one-bedroom plans, and it tends to define the lower absolute entry point in the resale market. Floor, condition, furnishing, tenant status and foreign-quota eligibility can still make two nominally similar 23–24 sqm units materially different purchases.
A broader one-bedroom category spanning several sizes in the official launch material. Within a 26–35 sqm range, the exact plan code matters: living-room proportions, kitchen arrangement, storage and window line can affect usability more than the headline floor area alone. Current resale advertisements should therefore be matched back to the actual registered plan where possible.
The larger conventional one-bedroom format in the brochure. It should be compared with other units around the same 35–38 sqm scale rather than with the project's smallest one-bedrooms, and the practical use of the extra area matters. Live listings may use simplified labels, so an advertisement calling a unit 'one bedroom' does not by itself establish the original plan type.
An official high-ceiling, lofted format. Its stated area is close to a conventional one-bedroom, yet the stair, vertical volume and split-level use make it a different product. A buyer should inspect headroom, stair comfort, storage and the relationship between registered condominium area and the physical loft arrangement rather than assuming the extra volume behaves like ordinary floor area.
A slightly larger expression of the vertical concept, aimed at buyers who want functional separation by level without moving into a large conventional two-bedroom. The 2026 market includes duplex-style units larger than this original 30–31 sqm brochure range, so the range is best treated as the base launch typology rather than a statement that every vertical unit in the building has the same size.
The most function-dense of the six brochure types, placing two bedrooms within a relatively compact stated area by using vertical organisation. It is a layout that deserves an in-person inspection because 'two bedrooms at around 36 sqm' says little about privacy, stair placement, headroom or how each level actually works. Current two-bedroom listings can also be larger, making the registered plan more important than the marketing label.
The six base types and size ranges come from the official AssetWise brochure. The current resale market shows additional sizes and simplified labels, including duplex-style units around 41–42 sqm and larger two-bedroom apartments. The cards therefore describe the project's original typology rather than every resale configuration; the registered plan of the selected unit should control the transaction.
