The building was completed in 2024 and is being sold as ready to move in. A buyer can inspect the actual unit, Rama IV noise, view, lift operation and amenity condition before committing; that evidence is more useful here than the original launch renders.

The stated 350-metre link to Phra Khanong BTS gives residents a practical alternative to driving, with the route passing through the Sukhumvit 46 side of the neighbourhood. It is particularly useful for regular trips toward Ekkamai, Thong Lo, Asoke and the rest of the Sukhumvit Line.

Floor 6 is organised around everyday functions—working, meeting, training, swimming and resting—while the upper level adds a sky lounge and deck. The facilities are meaningful if a resident uses them; otherwise their upkeep still forms part of the ownership cost.

The range moves from the compact 29.5 sqm new-series one-bedroom to 65–75 sqm two-bedroom homes. Comparing floor plans matters more than comparing labels: the roughly 44 sqm one-bedroom-plus, for example, creates a different work or guest-room option from a standard one-bedroom.

Density is transparent

With 642 residential units, around 340 parking spaces and four passenger lifts plus a fire lift, this is not a low-density residence. The scale can suit an active urban project, but buyers sensitive to lift queues, busy amenities or shared-space traffic should experience the building at peak time.

About the project

IDEO Sukhumvit–Rama 4 is a completed high-rise condominium at the meeting point of Rama IV and Sukhumvit in Phra Khanong, Khlong Toei. The registered scheme is a single 32-storey tower with 642 residential units plus three commercial units on roughly 3 rai 2 ngan 50.9 square wah of land. Ananda Development is the consumer-facing developer brand, while the legal project disclosure names AMF Asia Phra Khanong Co., Ltd. as the project owner. The practical distinction matters less than the building’s current state: this is no longer an off-plan proposition. Third-party databases place completion in June 2024, Ananda’s construction update reached 100%, and the developer now markets the property as ready to move in. A buyer can therefore inspect the actual corridor, lift traffic, view, noise, finish and common areas rather than relying on a model room alone.

The location has two different transport stories, and both are relevant. Ananda states 350 metres to Phra Khanong BTS, measured from the closest project boundary to Exit 4. A post-completion site review describes the walking route through the Sukhumvit 46 side as a realistic everyday connection, with Summer Hill and W District around the station area. At the same time, the building fronts Rama IV, so drivers have direct access to one of Bangkok’s major east-west roads rather than starting every trip deep inside a soi. Rama IV leads toward Khlong Toei, Silom and Sathorn, while the Phra Khanong junction links back to Sukhumvit. The trade-off is traffic geometry: the junction can be congested and some westbound trips require a U-turn. Someone who expects to drive toward the central business districts every weekday should test that route during the hours they actually travel, not infer convenience from the BTS distance alone.

The completion history is a useful warning against treating an old brochure as a live sales document. Early project material carried a 2022 target, while later Ananda communications moved transfer and ready-to-move timing to 2024. By mid-2024 the developer’s project update showed the major construction categories at 100%, and subsequent site reviews were able to walk through the completed building. We therefore treat 2024 as the actual completion year rather than repeating the original target. That removes much of the construction-stage uncertainty for today’s buyer: the specific unit and the operating building can be inspected. It does not remove stock uncertainty. Developer-held inventory changes, and the wider market already includes owner resales and agency listings, so the seller, title and condition of each unit still need to be identified separately.

This is a sizeable urban building rather than a boutique residence. The project has 642 homes, about 340 parking spaces, four passenger lifts and one fire lift. Its amenity programme is distributed vertically. The ground level combines the landscaped urban courtyard, juristic-person functions, commercial space and access or parking functions; floors 2–5 are mainly parking. Floor 6 is the main resident hub, with a private lobby, work and meeting areas, a 24-hour fitness room, a roughly 25-metre swimming pool, water-exercise equipment, garden space and a floating pavilion. Residential floors continue above, while the 32nd floor adds a sky lounge and semi-outdoor sky deck, with a roof garden above. This arrangement is meaningful for residents who will use the facilities, but density should not be glossed over: 642 residential units can produce busy lifts, pool periods and lobby traffic. Buyers seeking a quiet, low-density building should treat scale as a real compromise.

The unit mix also tells a story of how the project evolved. The original brochure labelled the 29.5 sqm entry layout as a studio. After completion, Ananda introduced and currently advertises a 29.5 sqm “1 Bed New Series”, and that is the layout attached to the developer’s current headline offer. The next steps are a conventional one-bedroom of about 34.5 sqm, a one-bedroom-plus format around 44–44.5 sqm with a separate multipurpose room, and two-bedroom, two-bathroom layouts of about 65 and 75 sqm. Early plans also included larger upper-floor or penthouse configurations roughly from 88 to 133 sqm, but historical floor plans are not evidence that those homes remain in Ananda’s direct inventory today. Within this building, bedroom count alone is therefore not enough: buyers should compare the exact plan series, floor, orientation, kitchen arrangement and usable storage of the unit being offered.

As of 29 August 2026, the clearest direct-developer price anchor is THB 3.89 million for unit A25-17, a 29.5 sqm one-bedroom participating in Ananda’s promotion. The campaign conditions tie the offer to booking, contract and transfer requirements within the stated campaign window ending 30 September 2026. It should be read as a dated price for a specific participating unit, not as a permanent price for every one-bedroom in the building. Resale stock exists alongside developer stock and can be higher or lower depending on floor, view, furniture, title and seller urgency. Independent project databases also show a common-area fee around THB 55 per sqm per month and a one-time sinking fund around THB 500 per sqm. Those figures are useful for budgeting, but a buyer should request the current juristic-person schedule and the selected unit’s payment history before signing, especially where a promotion claims to cover some common fees.

Ownership needs a unit-level check even though the project itself is described in major property databases as freehold. The underlying project land is disclosed under Chanote title deed numbers 3444, 3445, 3243 and 3248; Chanote is Thailand’s registered land-title form. A condominium buyer acquires the registered condominium unit and a statutory share in the common property rather than a separate parcel of land under the tower. For a foreign individual, freehold condominium ownership is available only within the statutory foreign quota: foreign-owned units may not exceed 49% of the total unit area of the condominium building. A “freehold” label on a listing does not prove that foreign quota is still available for that particular unit on the transfer date. If the quota is full, an alternative lease structure cannot be assumed to provide the same rights and must be reviewed on its own terms. Because the building is complete, the buyer can ask the condominium juristic person for the current quota position, outstanding charges and building rules before committing to a transfer.

Ownership format

The project is a registered condominium. A foreign buyer may register a unit as freehold only within the foreign quota of no more than 49% of the building's total unit area; quota availability for the selected unit must be confirmed before transfer. If quota is unavailable, any long-term leasehold route and its terms need separate contract review.

Ananda's current project interface continues to highlight one-bedroom, one-bedroom New Series, one-bedroom-plus and two-bedroom categories. The launch brochure also showed larger upper-floor layouts of roughly 88–133 sqm, but a historical plan is not evidence of current developer stock, so those formats are not presented as live-sale cards here.
