That is a clear lifestyle advantage, but the value of any particular unit still depends on tower position, orientation and the actual view rather than the general project location.

The development is by LPN Development, and the core project facts are consistent across several established property databases: three buildings, 30 floors, 1,846 units and completion in 2013. That consistency matters because another LPN project, Lumpini Seaview Jomtien, sits in the same broader area and the names are often shortened in resale advertising. A listing headed simply 'Lumpini Jomtien' is not enough for identification. The building, address, common-area photographs and title documents should all point to Lumpini Park Beach Jomtien before a buyer treats the listing as part of this project.

The location is relatively straightforward to verify. LPN's own project map publishes coordinates 12.86991, 100.89032, while independent databases place the complex on Jomtien Sai Nueng Road in Nong Prue, Bang Lamung, Chon Buri. Several listings use the fuller address 258/1 Jomtien Sai Nueng Road. LPN's website describes access from Jomtien Sai 2 Road toward Sukhumvit instead, which appears to be an access description rather than evidence of a different project. For mapping, the developer's coordinates are the strongest anchor and the address is best treated as the beachfront-side street address.
This is a high-density project rather than a boutique residence. With 1,846 units, there is usually a broad pool of resale and rental stock to compare. PropertyHub, DDproperty, FazWaz and other portals all showed active inventory in 2026. That can be helpful for a buyer because comparable units exist within the same development: floor, view, furnishing, renovation standard and seller motivation can be tested against alternatives. The same depth of inventory also means sellers compete with one another, so an asking price should not be interpreted as a project-wide value benchmark.
The most consistently documented unit mix is one-bedroom apartments of roughly 28-49 sqm, two-bedroom apartments around 56.5-71 sqm and large three-bedroom units around 151 sqm. Current resale portals also show studios and very compact units around 23-28 sqm. That is where the source set becomes less tidy: the project profiles do not all recognise studios as a separate original category, while live listings sometimes label 23 sqm units as studios and sometimes as one-bedroom apartments. For a real purchase, the title deed and registered floor plan should settle the unit's area and legal description rather than the portal label.
The common facilities are substantial for a project at this price level. Multiple sources confirm a swimming pool, gym, sauna and steam room, landscaped areas, children's facilities, library, multi-purpose or meeting space, parking, lobby, 24-hour security, CCTV and key-card access. FazWaz places the communal pool, gym and meeting space on the sixth floor. These features support both full-time living and holiday use, but in a completed building the current condition is more important than the original amenity list. A viewing should include the actual pool deck, gym, corridors, lifts, parking and the specific tower's common areas.
Pricing is now entirely a secondary-market question. On 5 September 2026, PropertyHub showed active asking prices from about THB 1.5 million for a small unit, while FazWaz displayed a lower project asking anchor around THB 1.65 million. Those figures are useful as market entry points, not as a valuation for every apartment. Two-bedroom units trade in a very different range, and large three-bedroom units can be many times the entry price. Even within the same floor area, sea view, renovation, furniture package, floor level and ownership quota can materially change the asking price.
Foreign ownership needs to be checked unit by unit. DDproperty classifies the project as freehold, and current resale advertisements include units explicitly marketed as foreign-quota properties. Thai condominium law limits aggregate foreign ownership to 49% of the total unit area in a condominium building. A foreign buyer therefore needs more than the word 'freehold' in an advertisement. The condominium juristic person should issue the required confirmation that the foreign quota has capacity for the transfer, and the buyer's payment documentation must meet the requirements used by the Land Department at registration.
Ongoing charges are one area where the public sources do not fully agree. FazWaz currently states a common-area fee of THB 20 per sqm per month and a sinking-fund contribution of THB 500 per sqm. A 2026 Renthai listing for a specific unit, however, quotes a maintenance fee of THB 40 per sqm. In a project completed more than a decade ago, fees can change and listing templates can remain stale. For that reason, the live rate should come from the condominium juristic person, together with confirmation of the seller's outstanding balance and any approved special assessment.
For a buyer who wants a completed coastal condominium with an accessible entry price and plenty of units to compare, Lumpini Park Beach Jomtien is easy to shortlist. Its strengths are tangible: the buildings exist, the resale market is active, the facilities are established and the unit range covers compact apartments through to large three-bedroom homes. The trade-offs are equally tangible. This is a dense development, the buildings are no longer new, common areas may feel busier in peak periods, and the best value depends heavily on the condition and ownership status of the individual unit. The project name gets a buyer through the gate; the unit-level due diligence decides whether the deal is good.

Ownership format
The project is a registered condominium with individual unit titles. A foreign buyer can register freehold ownership in their own name only within the statutory foreign quota, capped at 49% of the total unit area in the condominium building. The juristic person should confirm quota capacity for the selected unit before transfer; leasehold, where separately offered, is a different contractual structure and is not the same as freehold.
Unit types & sizes
Current resale listings include compact studio-labelled units, including apartments around 23 sqm. Project profiles do not consistently show a studio as an original unit category, so the registered area and legal description should be checked against the title.
This is the broadest of the standard documented layout bands. Resale stock ranges from compact units around 28-32 sqm to apartments closer to 49 sqm, so the one-bedroom label alone does not describe the actual amount of space.
Two-bedroom units are materially larger than the compact stock and can make more sense for families or longer stays. Live listings commonly sit around 56-58 sqm and 70-71 sqm, with asking prices varying substantially by floor, view and renovation.
Large three-bedroom apartments form a separate segment within the development. Project data gives 151 sqm while current listings often show 152 sqm; these units trade at multiples of the compact-unit entry price and should be benchmarked against a different peer set.
The one- to three-bedroom size bands come from the FazWaz and PropertyHub project profiles. Studios and some 23-26 sqm units appear in active 2026 resale listings, but portal classification is inconsistent. For a transaction, the title deed, registered area and the selected unit's plan are the controlling references.
