The address is consistently tied to 492/2 Moo 12, Thappraya Road, Nong Prue, Bang Lamung, Chon Buri 20150. One point is worth making immediately: this is not a beachfront condominium. Dong Tarn Beach is roughly 0.9 km away, so a buyer who requires direct sand access should treat Grande Caribbean as a resort-style urban compound on the Pattaya–Jomtien connector rather than a first-line coastal development.

The development is associated with Blue Sky Group, while launch-era material also uses the legal-style name Blue Sky Developer Co., Ltd. The core physical parameters are stable: 1,064 units on 11.5 rai, with the most coherent configuration being four eight-storey buildings plus a separate 30-storey tower. Open databases also show alternative building counts of four and seven. That does not change the project's identity, but it is a good reason not to treat a portal summary as a registered condominium record. Grande Caribbean was completed in 2015, with November 2015 the main current completion reference. The practical consequence is that buyers are dealing with a mature resale market, not a developer launch. There is no single inventory condition, furniture package or payment plan anymore. Two units with the same bedroom count can differ materially in renovation quality, appliances, maintenance history, view, floor, ownership quota and seller motivation. A useful inspection therefore goes beyond the apartment itself: the condition of lifts, corridors, parking areas, pools, mechanical systems and the management of the common property matter much more in a ten-year-old resort-scale development than they would in a brochure for an unfinished project.

The core unit mix is relatively straightforward. The standard unit range is best represented by one-bedroom apartments at about 32–39 sqm and two-bedroom units at about 69–94 sqm. Earlier published layouts often use a narrower base set of 34.5 sqm for one bedroom and 69–93.5 sqm for two bedrooms, while the launch-era range started at 34.5 sqm. Today's resale portals also display studios and very large multi-bedroom properties, including combined units. Those listings should not be interpreted as evidence that every unusual size was part of the standard developer catalogue. In this project, the selected unit's title deed and registered plan are more important than a portal's bedroom label, particularly for larger apartments that may have been created by joining adjacent units or reconfiguring interiors.

Thappraya Road is the main link between Jomtien and the southern side of Pattaya, and both the original launch material and current project descriptions position Grande Caribbean between those two areas. That is useful for buyers who want access to both without living deep inside either district. It also means that day-to-day experience is tied to the traffic and activity of a major connector road. Buyers looking for a quiet residential lane or a project where the beach is directly outside the gate may find the setting less suitable. Buyers who prioritise an established urban location with access toward both Jomtien and central Pattaya may see the same fact as a strength.

The resale market is active as of early September 2026. The market shows well over one hundred sale listings across the larger resale portals. A verified low market anchor is around THB 2.2M for a one-bedroom apartment of about 35 sqm, and the main portals converge around the same lower end. Two-bedroom listings in the reviewed inventory begin materially higher, with examples around THB 4.75–4.9M for roughly 72–74 sqm, while 92–93 sqm units sit at higher asking levels. These figures are asking prices, not a project valuation. Building, floor, pool or city view, renovation, furniture, legal ownership quota and seller circumstances can create wide spreads between apartments that appear similar in the headline description.

Foreign ownership is possible in Grande Caribbean, and current resale advertising includes units explicitly marketed in the foreign quota. The important distinction is that foreign quota is a unit-level and building-level legal condition, not a blanket project label. Thai condominium rules limit aggregate foreign freehold ownership to 49% of the registered condominium area, so a foreign buyer must verify that the selected unit can be transferred into foreign freehold at the time of the transaction. Current listings also include Thai-quota units. Before paying a substantial deposit, the buyer should verify the title deed, seller authority, encumbrances, juristic-person fee status and a current confirmation of the foreign quota. A generic 'freehold' tag on a listing is not enough on its own.

The strongest way to approach Grande Caribbean is as a mature, high-density resort condominium where the finished product can be inspected and compared unit by unit. Buyers can see the real pools, buildings, views and surrounding roads, and the volume of resale stock creates a useful set of comparables.
