Which listings actually compete with this unit?

A seller with a roughly 35 sqm one-bedroom at Amazon Residence can open a portal and see a long project page. A buyer does not treat that page as a shelf of identical products. The first comparison is with one-bedroom homes of similar size and condition in the same building; floor, view, furnishing and ownership status then decide how close each match really is.

For this kind of unit, a practical first band is roughly 30–40 sqm one-bedrooms in Amazon Residence. A 35 sqm city-view condo on a lower floor and a similar pool-view unit may deserve different prices, yet they are still plausible alternatives for the same person. A 70 sqm two-bedroom belongs to the same development but serves a different space requirement and should not be blended into the same price benchmark.

Nearby Jomtien schemes form the next layer when both the use case and total budget overlap. Atlantis Condo Resort is a useful example: September one-bedroom advertisements around 35–38 sqm were visible at roughly THB 1.62–2.20 million. That makes them credible substitutes for a buyer considering Amazon Residence, whereas a geographically close condo at twice the budget would not automatically qualify.

New-build stock is a separate choice. Dusit Group lists a 34.01 sqm one-bedroom layout at the under-construction Pristine Park III in Jomtien. It can compete for the same buyer only after the current full unit price, ownership route, payment schedule and readiness date are known; an off-plan reservation figure is not comparable with the full asking price of a completed resale.

The Vision Pattaya on Pratumnak shows why the same logic travels across micro-locations. Units with similar bedroom counts and sizes still diverge on floor, view and asking price. The useful definition of a competitor is therefore a home the same buyer could realistically choose instead, not every Pattaya listing that happens to appear nearby.

How many real alternatives does the buyer see?

Snapshot dated 27 Sep 2026: DDproperty showed 28 active Amazon Residence cards and 14 one-bedroom offers. Two separate THB 2.09M cards shared the same internal property identifier 2107104, 35 sqm size and fifth-floor location, so 14 cards cannot equal 14 distinct apartments. The direct-comparable row therefore shows only an upper bound after removing that confirmed duplicate; uncertain matches remain separate.

One building can have more listing cards than unique units

Amazon Residence makes the card-versus-unit problem visible without any market model. On 27 September, DDproperty showed 28 active sale cards for the project and reported 14 one-bedroom offers. Two THB 2.09 million advertisements describe a fully furnished 35 sqm condo on the fifth floor and carry the same internal property identifier, 2107104, despite having different listing IDs and posting dates. Those two cards are a confirmed repeat of one apartment.

Removing that one proven repeat turns 14 one-bedroom cards into an upper bound of 13 apartments, not a final count of 13 unique homes. Other advertisements can still refer to the same unit through different agents. Matching size, floor, price and photographs can make a strong duplicate case, but a weak match should stay unresolved instead of being merged for the sake of a cleaner number.

PropertyHub illustrates the opposite problem: its Amazon Residence project page shows 51 sale cards across unit types. Repeated 35 sqm, sixth-floor offers at THB 2.04 million appear in the feed. They look like probable duplicates, yet without a stable unit identifier or a photo-level match for every card, they should not be collapsed automatically.

The Vision Pattaya provides a cross-portal example. A 39 sqm, fourteenth-floor condo at THB 2.79 million appears on DDproperty with internal property number 2829938; PropertyHub carries a listing with the same number, size, floor and price. Adding portal totals would therefore count one apartment twice.

Even after duplicates are separated, units in one building are not automatically interchangeable. The Vision has one-bedrooms around 36–47 sqm at different floors, views and price points, while Amazon listings span roughly 32, 35, 40 and 41 sqm. A median only becomes meaningful after the remaining apartments are genuinely distinct and belong to the same comparable group, so this snapshot deliberately does not publish one.

When a resale unit competes with developer stock

Developer stock becomes a genuine resale competitor when it solves the same buyer problem at a similar total budget. In Jomtien, Pristine Park III sits in that wider choice set: Dusit Group describes it as under construction and publishes a 34.01 sqm one-bedroom layout, close in size to a typical Amazon Residence one-bedroom. The stage of purchase, however, is fundamentally different.

The developer's own page does not publish a current full price for a specific one-bedroom unit. Portals and brokers carry Pristine Park 3 offers, but the seller type and terms vary by advertisement. A portal card therefore should not be labelled confirmed developer inventory unless the seller and unit availability are actually established.

A buyer also compares more than price per square metre. A resale at Amazon or Atlantis can be inspected as a completed home, while an under-construction purchase shifts some payments into the future and introduces a wait for completion. The new-build may offer different furnishing, incentives or staged payments, but those features only matter once the total acquisition cost is known.

That is why developer stock belongs in a separate layer of the comparison. It changes a resale seller's negotiating environment only when the specific unit, full price, readiness date and ownership route are confirmed; a reservation deposit or project-level starting price is not an equivalent price measure.

What active inventory cannot tell us about selling time

An active listing page tells a seller what a buyer can see today; it does not reveal how many days a specific apartment has truly been on the market. DDproperty distinguishes labels such as Listed and Reposted, and the Amazon Residence example with internal property number 2107104 shows how the same unit can sit behind different listing IDs and dates. The timestamp on a card is therefore not proven days on market for the home itself.

A defensible selling-time measure needs repeated observations of the same probable unit. That means recognising it through a stable combination of identifiers, size, floor, price, photographs and other details, then recording when it was first seen and whether it remains active later. The 27 September 2026 snapshot can describe visible competition on that date, but it cannot produce an average time to sell.

A disappearing URL is equally ambiguous. The owner may withdraw the condo, the agent may replace the page, the property may be reposted or the advertisement may simply be hidden. The accurate status is that the listing was no longer observed; a completed sale needs separate evidence.

This page therefore measures visible competitive supply, not liquidity or completed transactions. Every price shown here is an asking price, and the portal cards do not establish the price ultimately paid in a sale.

Questions about competing listings

If a portal shows 20 listings in one building, does that mean 20 units are for sale?

Not necessarily. At Amazon Residence, two separate THB 2.09M cards were tied to the same internal property identifier, so one apartment was already counted twice. Other overlaps may only be suggested by matching size, floor, price and photographs. When the evidence is weaker, the honest status is unresolved rather than forcing the cards apart or merging them.

Is the cheapest listing the right benchmark for my condo?

The cheapest card is a useful question, not an automatic benchmark. Its floor, view, renovation, furnishing, size or ownership status may differ, and sometimes the advertisement simply lacks enough detail to judge comparability. A 35 sqm condo is better tested against several close alternatives of the same format, with the differences made explicit. The quoted number is still an asking price, not evidence of the eventual transaction price.

If a listing disappears, does that mean the unit sold?

A missing URL does not prove a sale. The owner may withdraw the property, move it to another agent, repost it under a new page or hide the advertisement temporarily. In a later observation, the accurate label is simply no longer found. Sold requires separate evidence of a completed transaction.

Can a resale condo be compared with a nearby new development?

Yes, when the same buyer could realistically choose either option and the total budgets overlap. An under-construction condo also brings a completion date, payment schedule, furnishing package, ownership route and any published incentives into the comparison. A booking deposit or project-level starting price is not the full price of a specific unit. If the current unit and seller are unconfirmed, the new-build should stay in a separate layer rather than being treated as a direct comparable.

Sellers often think about their condo in isolation: what they paid, the view they have and the number they hope to achieve. A buyer sees a shortlist instead, with several units in the same building, a few nearby substitutes and sometimes a new-build option on different payment terms. Ten listing cards can still represent fewer than ten apartments when the same unit is marketed by more than one agent. That is why the seller's negotiating position depends on the genuinely comparable choices left after duplicates and mismatched units are separated. When confirmed developer stock falls into the same total budget, payment timing and readiness can matter as much as the quoted price per square metre.
