A THB 5 million figure can represent very different things. One listing may quote the full asking price of an identifiable condo, while another shows a launch price, a deposit or a starting figure attached to a unit type that is not currently available. Floor-space comparisons only become meaningful when the full price of a specific unit is known.

A “from” price is therefore useful only when it can be tied to an available condo with a stated floor area and total price. These are asking prices, not recorded transaction prices; they show what sellers were requesting at the snapshot date, before any negotiation.

Documented one-off charges can sit alongside the purchase price in an all-in scenario for that particular unit. Monthly or annual common-area charges belong in a separate ownership-cost line, because rolling them into the headline purchase price mixes two different types of spending. Transfer and registration costs also cannot be assigned to one side by default without the terms of the actual deal.

How much floor space different Phuket budgets buy

The table covers 200 unique condos with a stated full asking price and floor area that were publicly available on 27 September 2026. The floor-space range is the 25th–75th percentile, capturing the middle half of each budget band. These are asking-price listings rather than completed sales, and a condo appearing in a price band does not by itself confirm that its ownership route is available to a particular foreign buyer.

Why the same budget buys different space across Phuket

The clearest location gap appears between THB 3 million and THB 5 million. Condos in Phuket Town and the island’s inland areas have a median floor area of 51 sq m across 14 listings, compared with roughly 33 sq m across 10 west-coast listings. The southern group sits between them at 43 sq m across 11 listings. That is an 18 sq m median gap inside the same budget band.

A similar pattern remains at THB 5–8 million, although it is less pronounced. The southern group reaches a 56 sq m median across 16 listings, while the west coast comes in at 42.5 sq m across 21. Inland listings show 61 sq m, but there are only eight of them in this price band, so that figure is too thin to treat as a broad island rule.

Location is not the only reason for the difference. Each area mixes older completed buildings, newer developments, varying fit-out levels and different project stages. Those characteristics can change floor area substantially within the same price bracket, so the gap should not be read as a pure “coast premium.”

The THB 8–12 million band makes that limitation clear: west and south are almost level, with median floor areas of about 66 and 68 sq m. Price, location and space do not move in a single straight line; meaningful unit comparisons still need a similar completion stage and a comparable ownership route.

How completion status and ownership change what is actually available

Two condos at the same price can represent different choices for a foreign buyer before floor area even enters the comparison. Public listings use labels such as Foreign Quota, Thai Quota and leasehold, while many ads do not provide enough ownership evidence to classify the unit confidently. The visible market is therefore broader than the set of condos that can be treated as confirmed foreign-freehold options.

Thai law caps foreign ownership at 49% of the total floor area of units in a condominium building. At transfer, the condominium juristic person must provide evidence that foreign ownership remains within that limit. A Foreign Quota label is useful screening information, but it is not a substitute for confirming the unit documents and the building’s quota position for the actual transaction.

Leasehold belongs in a different ownership bucket from foreign freehold, and a Thai-quota or unclear listing should not be treated as an equivalent foreign-freehold option. Completion status matters as well. CBRE reported that Phuket condominium launches rose 44.8% in H1 2026 compared with H2 2025, while only three projects totalling 1,196 units were completed, so completed and still-building stock naturally sit side by side in today’s asking-price market.

For an off-plan or under-construction condo, a future completion date remains a stated target until handover is actually achieved. A developer’s “from” price is likewise not comparable with a completed-unit asking price unless it can be tied to an identifiable available condo with a known floor area and full price.

What to verify before comparing two condos by budget

  • A “from” price can be tied to an identifiable unit that is actually available.
  • Any mandatory one-off charges are documented separately.
  • Recurring common-area costs are kept separate from the purchase price.

Floor area and unit

  • The floor area belongs to the listed condo, not merely to a standard layout.
  • Bedroom count and project status match the specific unit.
  • Furniture and fit-out are noted when they help explain a price difference.
  • A missing floor area has not been replaced with a project average.

Ownership and availability

  • The unit’s stated route is clear: Foreign Quota, Thai Quota or leasehold.
  • The exact condo is still available at the time of comparison.
  • A project-level description is not being used as proof of the unit’s ownership status.
  • The listing is recent enough for its price to remain useful in a current comparison.

Questions that remain after the comparison

Should common-area fees be included in the purchase budget?

Recurring common-area fees are ongoing ownership costs, not part of the one-off asking price. Keeping them on a separate line makes the upfront purchase amount easier to compare across condos. A documented mandatory one-off charge can be added to a separate all-in purchase calculation for that unit.

Can a Thai-quota condo be treated as an option for a foreign buyer?

A Thai-quota listing should not be counted as a direct equivalent of a condo with confirmed foreign-quota availability. The label describes a different status for that specific offer and does not establish that foreign freehold can be registered for the unit. The actual unit documents and the condominium’s quota position need to support that conclusion at transfer.

Can a new-build “from” price be compared with a completed condo listing?

The comparison works only when the starting price belongs to an identifiable available condo with a known floor area and total price. Otherwise it is a marketing entry point into the development, not a like-for-like observation beside a completed unit. A deposit or first instalment is not a substitute for the full price either.

Why does this page not name the “best” area for a given budget?

This comparison measures floor area and listing conditions within a budget; it does not score neighbourhood quality or investment merit. A larger condo may come with a location, building age or ownership structure that does not suit the buyer. Calling one area “best” would require a different set of personal and financial criteria.
