What counts as a comparable Pattaya condo

A listing only counts when it identifies a specific condo with both a full asking price and the floor area of that exact unit. Project-level “from” prices, booking amounts and down-payment figures are not treated as purchase prices.

The core geography is Central Pattaya/Nong Prue, Jomtien, Pratumnak/Cosy Beach and Naklua/Wongamat. Portal filters labelled “Pattaya” can also surface Sriracha and other parts of Chon Buri, so those addresses are kept out of the main ranges. Na Jomtien is not blended into the core Pattaya numbers either.

Duplicate advertising matters because the same condo can be posted by several agents. A repeated unit should therefore count once, and a portal’s headline result count is not a count of unique homes for sale.

The figures describe public asking prices that were visible on 27 September 2026. They are not recorded transaction prices, and availability, seller terms and price can change before a buyer reaches the transfer stage.

How much floor space the same budget actually buys

The clearest pattern sits in the first three price bands. Below THB 3m, the median unit is 34 sqm and the middle half of listings runs from roughly 29 to 38 sqm (n=32). At THB 3–6m the median rises to 53 sqm, with a 35.5–70.5 sqm middle range (n=39); at THB 6–10m it is 66 sqm, with the middle half between 53.5 and 92 sqm (n=43).

The upper end is far less tidy. Listings at THB 10–15m show a 92 sqm median and a 74–141 sqm interquartile range, but only nine comparable units were available in that band. Above THB 15m the observed median is 176 sqm with a 127–240 sqm middle range (n=17), so the figure is descriptive of the current mix rather than a citywide benchmark.

A budget around THB 5–5.5m shows why a single “sqm for your money” rule fails. Current listings include roughly 33 sqm at AROM Jomtien and Riviera Malibu, 72 sqm at Aurora Pratumnak, and just over 100 sqm at View Talay 5. Those homes are priced for different combinations of building age, beach access, outlook, floor, condition and development stage.

Price per square metre moves in the same direction. The median asking level is about THB 59,000/sqm below THB 3m, THB 87,000/sqm at THB 3–6m and THB 112,000/sqm at THB 6–10m, rising to roughly THB 137,000/sqm at THB 10–15m and THB 150,000/sqm above THB 15m. More budget therefore buys a different product mix as well as more floor area.

Portal mix also matters. One current marketplace page carries a heavier share of large completed resales in the THB 3–6m band, while other portals show more compact stock; the THB 6–10m mix also shifts by source. The 53 sqm and 66 sqm medians are therefore best read as a dated view of public inventory, not a permanent Pattaya average.

Why the same money stretches further in some parts of Pattaya

Jomtien contains several very different products at almost the same price. Around THB 5–5.5m, current listings range from a 33 sqm unit at AROM Jomtien to about 84.5 sqm at Supalai Mare and just over 101 sqm at View Talay 5. The gap comes from the mix of newer or beach-oriented towers and larger units in established completed buildings.

Pratumnak and Cosy Beach show a similar split. Aurora Pratumnak appears at 72 sqm for roughly THB 5.1m and Park Royal 3 at 105 sqm for about THB 5.68m, while Riviera Malibu and Beverly Mountain Bay sit near 33–36 sqm at comparable prices. Building age, outlook and development stage change the amount of indoor space the budget is buying.

Naklua/Wongamat places more of the price on beachfront positioning and newer premium towers. In the broad THB 6.5–10m range, Riviera Wongamat listings sit around 50–70 sqm and a 38 sqm AROM Wongamat unit is advertised at THB 9.3m, while older AD Hyatt examples offer roughly 72–75 sqm at THB 7.45–8.45m. These are different trade-offs, not a district ranking.

Central Pattaya and Nong Prue are mixed in another way. Around THB 5–6m, the public market includes a 69 sqm City Garden Pattaya unit, Centric Sea units around 60–66 sqm, and newer Embassy Pattaya stock around the mid-50s. At lower prices, older central buildings can occasionally deliver far more area than a newer tower.

That is why district alone is a poor shortcut for value. The useful comparison is the product behind the price: age, completion, sea exposure, view, condition and the amount of private floor area that remains after those features are priced in.

How priorities reshape the same budget

Next step Larger completed resales in established Jomtien, Pratumnak and central buildings often stretch the budget further.

Extra space can come with an older building, renovation needs, higher upkeep or an ownership route that does not work for the buyer.

Why completion status and ownership eligibility change the shortlist

A completed condo and an off-plan condo at the same asking price are not the same purchase. Among listings where completion status was explicit, the THB 3–6m off-plan units were much smaller on median — about 33 sqm versus 51 sqm for completed homes. Only five off-plan examples sat in that band, so the gap is a useful signal from the current market, not a fixed Pattaya rule.

Foreign ownership adds another unit-level filter. Thailand’s official guidance places a 49% ceiling on the aggregate floor area of condominium units held by foreigners in a registered condominium. A development can therefore contain foreign-owned condos while a particular unit is still unavailable through the required foreign ownership route.

Portal tags are useful screening information, not final evidence. The official transfer process relies on confirmation from the condominium juristic person about the foreign ownership proportion; a generic “freehold” label on a listing does not by itself establish foreign-quota availability for that condo.

Once completion and ownership eligibility are applied, some of the cheapest square metres disappear from the practical shortlist. That is why floor area is most useful after the buyer knows which units can actually be acquired on the intended terms.

What to verify before counting a unit as available

Price and floor area

  • The full asking price, not a booking fee or down payment.
  • The floor area of the exact unit, not a standard project layout.
  • The listing update date and seller, so stale stock is not treated as live.

Ownership and completion

  • Foreign quota, Thai quota or still-unconfirmed status for the specific condo.
  • Whether the building is completed; for off-plan stock, the stated handover date and current stage.
  • Before transfer, condominium juristic-person confirmation of the foreign ownership proportion.

Costs beyond the asking price

  • One-off registration and transfer charges and which party pays them.
  • Sinking fund, common-area charges, assignment costs and other mandatory amounts where applicable.
  • Furniture and appliances when fit-out materially affects the price comparison.

Questions that still affect the budget

Is the asking price the full purchase budget?

The listing price is only the common starting point for comparing units. Registration and transfer charges, sinking-fund payments, assignment costs or separate furniture packages may sit outside it. The amount and who pays it depend on the actual transaction, so there is no single percentage that can safely be added to every Pattaya purchase.

Can a foreign buyer purchase every condo shown here?

A condo appearing in the table is not automatically available to a foreign buyer on the required ownership basis. Thai rules cap foreign ownership at 49% of the condominium’s aggregate unit floor area, and the position can differ from one unit to another as transfers occur. The condominium juristic person’s documentation is therefore more important than a portal tag at the point of transfer.

Can off-plan and completed units be compared directly?

Price alone does not make an off-plan unit directly comparable with a completed one. The off-plan buyer is also taking on a future handover date, a promised specification and contract terms, while a completed condo can be judged in its existing building and condition. Current mid-budget listings show off-plan units tending to be smaller, although the number with explicit status is still limited.

Why can a larger condo cost less than a smaller one?

Floor area is only one component of the price. An older building, a weaker view, condition, floor level or ownership limitation can make a large resale cheaper per square metre, while a new beachfront unit can command a premium despite being much smaller. The larger home is a bargain only if the other differences also work for the buyer.

A larger floor plan only matters after ownership eligibility and the real cash requirement are clear. A 70 sqm resale can sit beside a 35 sqm new-build at the same asking price because the buyer is paying for a different mix of age, location, view and completion risk. Once those differences are understood, the extra space becomes meaningful instead of being mistaken for an automatic bargain.
