Which Phuket starting-price claims are actually comparable
The same “from” label can sit on very different kinds of evidence. On 27 September 2026, Sansiri’s dedicated page for THE BASE Bukit Phuket showed a starting price of THB 2.55 million, while its Phuket location page showed THB 2.89 million. RHEA BY SANSIRI had a similar split: THB 3.99 million on the project page and THB 4.99 million in the Phuket catalogue.
That does not establish that either page is wrong. A catalogue, a project landing page and a promotion can be refreshed on different schedules or refer to different stock. The useful comparison is therefore source-specific and date-specific.
Area is only comparable when it belongs to the same offer as the price. A floor plan elsewhere on a project website may describe a real unit type without proving that the headline minimum buys that layout. Tenure labels, furniture packages and promotional terms need the same link to the quoted price.
A published minimum is also not a transaction statistic or proof of live stock. Until a currently available residence or inventory item can be attached to the number, it works best as an entry marker for the project rather than a like-for-like unit offer.
Is the headline price tied to an identifiable unit?
A project-level starting price answers a broad question: where does the advertised range begin? A listing with an inventory identifier, exact area, floor and publication date answers a narrower one: which residence is attached to this amount?
The Origin Kathu-Patong provides a useful contrast. A DDProperty listing published on 21 August 2026 shows THB 2.385 million for a 28 sqm studio, fully furnished, and includes UID U5946966. That makes the offer substantially more traceable than a project minimum, even though booking status and foreign-ownership eligibility still sit outside the evidence shown.
PEYLAA Phuket illustrates the middle ground. Its DDProperty new-launch page connects THB 7.7 million to a one-bedroom format of 45 sqm and says the offer is fully furnished. A separate listing dated 24 September 2026 gives THB 7.7 million and 45.57 sqm, but a marketplace listing ID is not necessarily the developer’s inventory number.
Building, floor and exact layout can matter even within one bedroom category. Two residences marketed under the same type may differ in size, view, tenure or package, so a type-level price is more useful than a bare project threshold but still short of a fully identifiable offer.
A missing unit number is not evidence that the advertisement is improper. It simply limits what the headline price can prove without a current inventory reference.

Area and tenure change what the headline price actually buys
Area changes the meaning of a headline number because it defines how much residence the price is supposed to buy. A price-per-square-metre calculation is defensible only when the price and area describe the same residence or a clearly defined unit type. Pulling a floor-plan size from elsewhere in the project material can create a precise-looking number with no real offer behind it.
Supalai Scenic Bay is a good example of the distinction. Its project information displays a THB 7.29 million starting price and 66 sqm of usable area in the same information block. That confirms both figures are published by the developer, but it does not by itself establish that the entry-price residence is the 66 sqm one.
Tenure labels require similar care. A marketplace field marked freehold tells the reader how that listing has been categorised; it does not prove that foreign freehold quota is available for that residence. Thai government registration guidance refers to the statutory foreign-ownership limit and to a condominium juristic-person certificate confirming compliance at transfer.
PEYLAA’s own website states that the project offers freehold condominium units under foreign ownership quota. That is useful project-level evidence, yet the buyer still needs the selected residence to fit within the available quota at the relevant time. A DDProperty listing for THE BASE Bukit goes further by expressly claiming foreign quota for the advertised residence, but that remains a statement in the listing until matched to current transfer documentation.
The same headline amount can therefore buy a different area or a different legal interest. Those fields have to belong to the same offer before two prices can be treated as equivalent.

Furniture, fit-out and fees may sit outside the headline figure
Two identical headline prices can include materially different packages. A PEYLAA listing dated 24 September 2026 says its selling price includes the standard furniture package but excludes decorations. The Origin Kathu-Patong listing is marked fully furnished, while the cited The Title Legendary offer is only partially furnished.
A furnishing label is still a summary, not a specification. Built-ins, loose furniture and appliances can be treated differently, and rendered interiors do not establish contractual inclusions. The amount on the screen therefore needs the package attached to it before it can be compared with another offer on equal terms.
Registration costs also exist whether or not they appear beside the marketing number. Thailand’s Department of Lands publishes the registration-fee framework, but the allocation of a particular cost between buyer and seller—and whether a promotion absorbs any part of it—depends on the transaction documents. Common-area charges, sinking-fund contributions and other mandatory items should only be added to the comparison when the offer actually states them.
A promotion may also depend on a payment schedule, booking deadline or selected phase. Terms found in a separate price sheet or contract should stay separate from the headline price until the documents clearly connect them.

A published price does not prove the unit is still available
A live project page proves that the page is online. A visible price proves that the source is publishing that number. Neither fact alone establishes that a residence at the minimum can still be reserved on 27 September 2026.
THE BASE Bukit shows why the distinction matters. Its dedicated Sansiri page displays THB 2.55 million, the broader Sansiri Phuket page displays THB 2.89 million, and DDProperty carries identifiable residences at higher prices and different sizes. Those pages do not prove that the THB 2.55 million stock has disappeared, and they do not prove that it remains bookable either.
Fresh listings can also become stale quickly. The PEYLAA listing at THB 7.7 million was posted on 24 September 2026 and gives an exact 45.57 sqm area, yet the residence could be reserved after publication. Current availability requires a live inventory reference, a current price sheet or sales confirmation tied to that residence.
When an official site and a marketplace show different minima, retaining both figures with their dates and source type is more informative than choosing a winner. Different units, sellers, campaigns or update cycles can all produce a legitimate gap.
A number becomes a current unit offer only when the identifiable residence remains available, the quoted terms are still valid and the price applies to that same residence.
What a starting price still cannot prove
If area, furniture or fees are absent beside the price, the defensible conclusion is limited: those fields are missing from that public presentation. They may still exist in a price sheet, contract, appendix or sales material. A sparse page does not establish the seller’s intent.
The lowest advertised figure is not the project median and it is not evidence of completed transaction prices. It also does not measure a developer’s reputation. The question here is narrower: how much of a particular public offer can be tied to the number being advertised?
Even a detailed listing can leave material terms unresolved. A foreign buyer may still need unit-specific ownership evidence, while any buyer still needs current reservation status, final specification, mandatory charges and the applicable payment schedule.
The most useful boundary is the link between the price, an identifiable residence and a date. Anything the source does not connect to that residence should remain unconfirmed instead of being inferred from the project as a whole.
Expert view

A headline minimum is useful only after it can be attached to something a buyer can actually reserve. I start with an identifiable residence, its exact area and the ownership form available for that residence. Then I put the inclusions on the same footing—furniture, appliances and any mandatory charges. A lower marketing figure can otherwise describe a smaller plan, a different tenure or a package with fewer inclusions. Even a detailed listing can go stale once the residence is reserved or a promotion expires. Until availability and the unit-specific terms are current, the number remains an entry reference rather than a completed offer.
