Bali property official sources

A good question has an addressee. These are not ‘links to everything’, but entry points: what each source can actually support and where its authority ends.

Where should you start when a question concerns a particular Bali property?

First name the subject of the check: right, address and planning, activity, tax, immigration status or market context. Then use the source responsible for that subject. One portal does not make the other checks unnecessary.

The short answer

An official source is useful when you know its boundary. Legislation explains the rights framework; the spatial portal helps locate applicable planning documents; OSS concerns activity and licensing; the tax authority gives the tax framework; BPS gives statistical context. None confirms the whole transaction in one click.

1. Rights and registration: start with law, finish with the record

JDIH BPK and Government Regulation No. 18 of 2021 help establish which questions exist around land rights, residences and registration. This is the right starting point when you need to stop confusing a sales label with the legal subject of the deal.

A regulation does not, however, confirm the right holder, boundaries, registration status or transferability of a particular asset. A deal folder still needs the address, the related records and an applicability review.

2. Address and planning: a digital map is an entrance, not the final answer

TARUBALI publishes information about the status of Bali RTRW and RDTR planning, documents and maps. It helps identify which planning document to seek and which territorial level the question belongs to.

The portal itself says its digital information and visualisations do not replace official documents for legal, administrative or technical consequences. A map screenshot is therefore a reason to request an official document, not a basis for closing the question of how an address may be used.

3. Activity and licensing: first name what happens at the property

OSS describes risk-based licensing and the classification of business activities. It is useful not because it supplies a universal structure, but because it makes you name the activity: personal use, rental, management, development or another format.

An OSS page does not issue an approval for a particular address or prove that an operator model matches the agreement. Keep the chosen classification as a question for review, alongside the address, party and actual use.

4. Tax and immigration status: do not carry a general rule into a deal

The Directorate General of Taxes site is the place for the text of tax rules and their procedural framework. The eVisa portal is an entry point for current immigration information. They are used to see the primary source and its date, not to obtain a personal calculation or decide what right a property creates.

The connection between a person’s status, money source, agreement, location and use rarely resolves on one page. If the question affects commitment, state the exact facts and ask for those facts to be reviewed.

5. Statistics: useful context, poor substitute for an asset dossier

BPS Bali releases dated statistical material. It helps separate observable tourism and market context from random retellings on social media.

Statistics do not speak for a particular home: they do not confirm its price, demand, occupancy, costs, physical condition or future liquidity. Compare period, territory, method and measure; do not turn a general series into a personal forecast.

6. Keep a verification log, not a collection of links

Every link needs a short note: which question it helps test, the date viewed, which address or agreement it relates to and what it does not prove. A week later, you can see not only what was found but what remains open.

When two sources appear to conflict, do not select the more reassuring one. Reconcile versions, dates and source remit, then request the record or clarification that relates to the particular subject.

Decision steps

  1. Name the question

One asset, one address, one subject of review.

  2. Choose the remit

Rights, planning, activity, tax, immigration and statistics use different sources.

  3. Capture the evidence

Save the link, date, version and its boundary.

  4. Resolve the gap

If the source cannot decide the address, request the record or specialist review.

Personal preparation notes, not confirmation of legal review.

FAQ

Why not simply take the answer from a map?

A map can help orient you, but TARUBALI expressly says digital information does not replace an official document for legal, administrative or technical consequences.

Does an official source guarantee the transaction?

No. It may confirm a framework or provide underlying information. A transaction requires matching it to the address, right, parties, records and agreement.

Can BPS be used as a return forecast?

No. It is dated general context, not a forecast of occupancy, tariff, cost or liquidity for a particular asset.
