Joint property purchase in Bali
A joint purchase rarely breaks on the word “together”. It breaks at the first decision nobody agreed how to make: extra funding, repair, letting, sale or one participant’s exit. Separate those questions before money moves.
What should be agreed before the deal?
First describe participants and contributions, then decision, money, use, exit and disagreement rules. The right form and availability of a chosen structure require separate review: the national framework does not choose them for you.
The short answer
Do not begin with verbal percentages. Make one clear record of roles and decisions, then separately review the applicable legal structure, asset and documents. Partnership does not remove the need to verify rights, authority and payments.
Evidence scope

- Established
- A national land-rights framework exists.
- Not established
- Availability and enforceability of the selected joint structure.
Write the uncomfortable scenarios first
Who decides on repair, occupation, letting, sale and extra funding? How are costs recorded? What if one person stops responding? Questions that feel distrustful before a deal become expensive afterwards.
Do not confuse partnership with rights
You can agree perfectly with each other and still fail to establish that the chosen structure applies to the asset and participants. Indonesian rules provide a general rights and foreign-residence framework; they do not supply an off-the-shelf scheme for a selected pair or group.

- Government Regulation No. 18 of 2021 on Management Rights, Land Rights, Apartment Units and Land Registration
Money needs a trail
Contributions, loans between participants, shared costs and returns need separate treatment in a written map. Do not use one group chat as transaction accounting: later it becomes impossible to tell what was a contribution, a cost or an approved change.
Decision steps
- Step 1
Name participants and roles.
- Step 2
Record contributions, costs and evidence.
- Step 3
Describe use, repair and sale decisions.
- Step 4
Agree exit and disagreement scenarios.
- Step 5
Review structure and asset availability separately.
