Odom Living is the residential tower of the mixed-use ODOM complex on Norodom Boulevard, Phnom Penh's main business artery. Unlike the complex's office part (Odom Tower), Odom Living is about living: apartments with floor-to-ceiling windows, double balconies and city views, in the same building as a retail gallery, an IHG hotel and green public spaces.

Part of the larger ODOM complex
Odom Living isn't a standalone building but the residential component of the mixed-use ODOM complex. That gives residents access to the infrastructure of the whole project without stepping outside:

- Sky Bridge — a 13.5-metre bridge connecting the complex's two towers.
The complex's architecture is by the Singapore firm Kite Studio Architecture and is inspired by the stacked stones of Angkor Wat temples. The concept of vertical "sky villages" distributes shared spaces and green terraces throughout the building's height.

Prices and terms
Prices for Odom Living residences depend on the layout, the floor and unit availability at the time of enquiry. We send the current price and payment terms for a specific layout on request — message us with your preferred format (number of bedrooms) and budget.
The guaranteed rental return (GRR) and buy-back programme stated by the developer applies to the office part of the complex (Odom Tower). Whether similar programmes apply to the residential Odom Living units is confirmed with the developer and is not a guarantee by NovAsia.
How the deal works for a residence
The residence is under construction (completion 2027), so the purchase runs in stages. Specific amounts and shares for the residences are not published in the brochure and are fixed by the contract — below is the sequence of milestones, not a payment calculation:

Buying as a foreigner
Odom Living residences are available to foreigners under strata-title — direct ownership of a unit above the first floor, within the building's foreign quota. A foreigner does not own land directly. Per the developer, a non-resident does not need to be physically present in Cambodia to buy: the deal can be done remotely through a trusted agent, legal support or directly with the developer.
Indicative buyer costs at registration (per the developer's materials): a 4% transfer tax on the value, transfer-of-rights processing of around $1,200–1,800, optional legal support from $250. On a subsequent sale by a non-resident, capital gains tax applies. Exact amounts depend on the property and are fixed by the contract.
