Projects and buyer context
These are not interchangeable investment products. A townhouse in Lili Village, an apartment in The Hive and a duplex villa at Dynasty Eight will have different running costs, tenant markets and resale considerations. There is no verified portfolio-wide pricing or realised-yield dataset in the material reviewed.
Dynasty Eight does publish a payment sequence, and it deserves attention before any reservation. The site mentions a USD 1,000 refundable reservation fee, a USD 16,500 payment described as 5% of the purchase price, and USD 87,500 described as 25%. Those two percentages imply base prices of USD 330,000 and USD 350,000 respectively. They may relate to different offers, but the public explanation does not reconcile them. Buyers should obtain one current contract price, a complete payment schedule and written terms governing refunds and construction-stage payments.
The project also advertises a 9.6% rental return and a 15.6% total projected return that includes capital appreciation. The group website uses a different range of return figures for Dynasty 8. These are marketing assumptions with different possible time horizons and cost bases, not independently audited earnings. A net forecast is only useful once management charges, repairs, vacancy, taxes and the resale assumption are visible.
The developments cluster around Canggu and Mengwi in Badung, on Bali’s south-western side. “North Canggu” is the developer’s market-facing location description; it should not be confused with North Bali.
There is a more practical location question at Dynasty Eight. Its main sales page refers to Abianbase, while its FAQ gives a Jalan Sang Hyang address in Buduk, Mengwi. These may be compatible local descriptions, but neither substitutes for a mapped land parcel and site boundaries. A buyer should base access and land checks on the plot documents rather than advertised driving times.
