Why this project is worth a look

Two compact home types

The published inventory includes studios and one-bedroom apartments. That is a useful starting point for comparing everyday layouts, but individual sizes and specifications still need to come from unit plans.

Shared space with purpose

The proposed pool, day club, kiosks and event spaces give residents more places to spend time beyond their rooms. Access policies, visitor rules and the cost of maintaining those spaces have not been demonstrated.

An identifiable developer brand

Eight Investments Bali names The Hive in its own portfolio and repeats it on the Dynasty Eight site. Brand association is reasonably clear; the project-specific legal parties are not.

The original release is closed

The developer says its first allocation was fully sold. Any present-day purchase therefore depends on proof of a real resale or reassignment, not on an old launch price or a generic availability claim.

About the project

The Hive is a proposed apartment community in North Canggu associated with Eight Investments Bali. Its published outline is unusually easy to recognise: 78 studio and one-bedroom apartments, a 4,400-square-metre development site, and a gated compound that combines housing with places to meet and spend time. The developer also reports that the original release sold out within three days. These are useful identifying facts, but they should not be confused with evidence that the residences have been handed over or that a buyer can secure a particular unit today.

The main attraction is not simply a small apartment in Bali. The design brings social facilities into the compound: a day club, a pool, kiosks and adaptable shared areas intended for gatherings and markets. An owner who spends a great deal of time at home might enjoy having somewhere else to sit, meet friends or work informally without leaving the development. Equally, these features create obligations. Someone must maintain the pool, supervise visitors, operate any commercial premises and decide what residents may use without additional charges.

The apartments themselves remain much less fully described than the common areas. Eight Investments Bali lists studios and one-bedroom units but does not provide a publicly verifiable schedule showing the sizes, floor assignments or individual specifications. A studio could suit someone living alone, while a separate bedroom might make longer stays more comfortable. Neither label settles how much storage there is, whether a proper working area fits, how daylight reaches the room or what an owner receives on handover. A drawing for the actual apartment is essential.

The reported 4,400 square metres is the area of the development, not a promise about saleable apartment space. Shared buildings, circulation, landscaped ground and amenities compete for that land. It would be misleading to divide the site by 78 and call the result the size of a home. The overall building footprint, number of floors and allocation of common versus private space have also not been substantiated in the public materials examined. They are the sorts of details a project plan should establish, not figures to be estimated from a marketing summary.

Location deserves similar precision. “Northern Canggu” suggests the wider Canggu area of Badung, but it is not a street address. No reliably attributable parcel marker, street name or building coordinates were identified for this project. North Canggu can cover places with very different access to main roads and coastal amenities. Without the actual site, claims about being a short walk or drive from any particular beach, school or restaurant would be speculative. The next meaningful location document is the parcel plan, not another neighbourhood description.

The developer paints a picture of cafés, fitness venues and rice fields in the surrounding area. That may convey the atmosphere it is trying to create, but it tells a buyer little about the view from a specific window or what neighbouring plots may become. For someone considering a unit for daily life, road conditions, noise, natural light and immediate surroundings all matter. For a prospective landlord, the location also determines how conveniently guests or longer-term tenants can reach everyday services. These questions cannot be answered confidently from the public North Canggu label.

A gated entry should not be mistaken for the absence of visitors. The planned kiosks, events and day-club setting may bring activity beyond the residents themselves. That can make a small-apartment community feel lively, but the benefits depend on management rules that have not been published. Are events limited to certain hours? Will residents and outside visitors share parking? Is the pool included in the service charge? Does the compound have quiet zones? The answers would affect everyday comfort and could make two apparently similar apartments within the same development quite different to live in.

Eight Investments Bali identifies the original The Hive inventory as sold out. That is a statement about the initial sales campaign, not an independently audited ownership register. It does not tell us whether all 78 contracts closed, which homes may be resold, or whether units have been completed and transferred. A buyer responding to a resale offer would need to know the seller’s legal position, amounts already paid, any outstanding construction instalments, and whether assignment of the original agreement is permitted. None of those transaction details can be inferred from a sold-out banner.

The construction timetable on the developer’s website runs through four phases. Phase one is shown from June 2025 to January 2026, phase two from January to June 2026, phase three from June 2026 to January 2027, and phase four from January to June 2027. This is a published programme rather than a verified delivery deadline. A final construction phase ending in June 2027 does not automatically mean the building will be ready for occupation that month. Handover obligations, grace periods and remedies for delay must come from the agreement relevant to the apartment.

Current construction progress is particularly difficult to establish. The company’s public page contains a progress indicator alongside a separate statement about a construction milestone; versions available during the review do not present a consistent percentage. There is no dated independent engineer’s report or documentary confirmation of handover. The safest classification is that The Hive is a project presented as under construction, with the actual degree of completion still unverified. Reporting a precise percentage would create an appearance of certainty that the available evidence does not support.

The developer identity is clearer at the brand level. Eight Investments Bali includes The Hive on its main portfolio page, and the dedicated Dynasty Eight website also mentions the 78-apartment development as part of the group’s record. The company has publicly used the name PT Eight Investments Bali in corporate communication. Yet a brand or corporate announcement does not identify the contracting entity, registered land-right holder or authorised recipient of money for an individual apartment. Those parties may be related, but their roles must be documented rather than assumed.

Legal ownership needs to be examined on its own terms. An apartment in Indonesia is not automatically a condominium title that can be transferred to any foreign buyer. Indonesian law distinguishes land rights, apartment-unit rights and contractual use. Hak Milik is a land ownership right not available for direct registration by a foreign individual; Hak Pakai is a regulated right of use; Hak Guna Bangunan concerns building rights and has its own eligible holders. The correct route for an overseas buyer depends on the land status, the legal nature of the individual unit and applicable rules. No project-specific evidence currently establishes which structure The Hive offers.

This distinction becomes even more important if a private resale is offered before completion. One seller might claim to be assigning rights under a construction contract, while another might promise a completed registered unit. Those are not interchangeable products. The remaining term of any land interest, extension provisions, consent requirements and fees could also matter. Nothing published for Dynasty Eight or other properties in the group should be borrowed as The Hive’s contract terms merely because the same developer brand appears on both websites.

A building permission and an occupancy document answer different questions. The Indonesian PBG concerns building approval against relevant technical requirements, while the SLF confirms fitness for use. Neither can be replaced by a sales brochure or pictures of a demonstration unit. The reviewed public sources did not provide verified references for The Hive’s PBG or SLF, nor a parcel-specific spatial-use document. That does not establish their absence. It means a buyer cannot yet rely on the public record reviewed here as proof of compliance or operational readiness.

The potential rental proposition also has gaps. A pool and community facilities may increase a property’s appeal, but rental outcomes depend on access, permitted use, tenancy rules, management quality and operating costs. Vacancies, utilities, maintenance, taxes, repair reserves and any fees attached to the day club all change the amount an owner ultimately keeps. The promotional return claims on the developer site are not a substitute for an independently tested cash-flow model, and there is no verified operating history for The Hive from which to derive realised occupancy or net yield.

At the moment The Hive is most useful as a well-identified project to investigate rather than a transaction-ready listing. Its distinctive combination of smaller apartments and active shared spaces may appeal to buyers who like community living. The important questions are now concrete: where exactly is the land, what is the precise apartment being offered, who holds and transfers the rights, how much is payable, what services are contractually included, and when can a buyer actually take possession? Until those are answered, it is sensible to withhold a price or return judgment.

Best for: Buyers who want a compact apartment supported by shared social facilities rather than the private garden and upkeep of a standalone villa.; Resale-minded purchasers prepared to investigate a particular owner and contract rather than expect a live developer inventory; any available unit still has to be independently established.; Residents interested in the wider Canggu area who will assess the actual road access and daily routes once the parcel is identified.; Investors willing to build their own cost and rental assumptions from documentary evidence instead of relying on promotional return figures.; may not suit: Someone who needs a completed, certified, ready-to-occupy residence now; verified handover and an SLF for The Hive are not available in the reviewed evidence.; A buyer requiring a firm entry price or proven rental yield before seeing a unit-level offer and the underlying legal documents.; People seeking several bedrooms, a private pool or extensive personal outdoor space; those are not among the published apartment types..
