Why this project is worth a look

A genuinely small release

Eighteen homes make this a more intimate proposition than a large apartment resort. That scale could appeal to long-term residents, provided the shared areas, access arrangements and community rules function as advertised.

Homes for different households

The public scheme provides two-bedroom and three-bedroom options, advertised at 155 and 235 square metres. Layout drawings and plot-level records are still needed to understand how much usable space each choice delivers.

A clubhouse-led layout

The communal pool, gym, restaurant and pool bar are central to the original design. Their practical value depends on completion, access and the management charges attached to them, not on the brochure alone.

Construction activity on record

The developer has published a programme and site-work updates rather than only conceptual material. That history is useful context, but it stops short of verifying handover and the legal status of each building.

About the project

Lili Village sits in Abianbase, within Mengwi district in Bali's Badung Regency. Eight Investments Bali describes a development of 18 townhouses on a 2,960-square-metre site, with two-bedroom homes advertised at 155 square metres and three-bedroom homes at 235 square metres. It also says the entire initial release sold within three weeks. That last claim matters, but not in the way an investment headline might suggest. Someone considering Lili Village in October 2026 is unlikely to be choosing from the original developer launch. The practical question is whether a particular home is genuinely available for resale, what rights can be transferred, and what has actually been built. No reliably documented, currently priced resale offer emerged from the public sources reviewed.

There is a useful distinction between a townhouse community and a detached villa estate. The appeal of Lili Village is a self-contained home with more than one bedroom alongside a collection of shared amenities. The trade-off is a more interconnected form of ownership and occupation: access roads, drainage, facilities, maintenance responsibilities and neighbours' activities may all affect the enjoyment and cost of a home. Before treating a townhouse as an independent plot, a buyer needs to see where its legal boundaries fall and which parts of the compound remain under common management. The publicly available promotional material does not include the full subdivision plan or binding community rules.

The two advertised layouts will attract different households. A two-bedroom unit may offer enough flexibility for a couple, a small family or someone needing a separate workroom. Three bedrooms are more accommodating when visitors stay frequently or several adults share a home. Still, the 155-square-metre and 235-square-metre figures are not identified on the main website as net internal living area. A developer-shared description of one two-bedroom product refers to an 87-square-metre land parcel, 155 square metres of built-up space and a semi-furnished handover. This helps explain the scale of that example, but it does not establish an identical land allocation, room configuration or furnishing specification for every townhouse in the release.

The site-wide area also needs to be read correctly. The stated 2,960 square metres describes the development as a whole rather than the amount of privately held land divided among buyers. Homes, circulation, landscaping and communal amenities all occupy some of that space. No defensible individual plot size can be calculated by simply dividing the headline site area by 18. For a resale, the plan attached to the seller's legal rights matters far more than a developer's master-plan number; without it, even a carefully worded advertisement can leave the buyer unsure about what is included.

Much of the original proposition centres on the shared clubhouse. Eight Investments Bali lists a swimming pool, gym, pool bar, communal restaurant and social gathering area. This is a meaningful design choice: if delivered and maintained, it allows residents to enjoy amenities that would be costly or impractical to install separately in every home. It also creates recurring obligations. Who runs the pool and restaurant? Can a resident bring visitors? Is there a mandatory community fee, and what happens if one facility closes? Those are not peripheral details when judging a townhouse community. The website establishes what was planned; it does not by itself verify that every facility is operational or that future operating costs have been agreed.

Location is another area where wording makes a real difference. The project is presented as being in Abianbase, Mengwi, rather than in a beachfront Canggu neighbourhood. A map listing for Lili Village gives Jl. Sang Hyang No.10, Abianbase, Mengwi, Badung. This is a useful place to start a visit, though a map pin is not a cadastral survey. Official local-government material places Abianbase within Mengwi and describes a district mixing established neighbourhoods with everyday local activity. That can be an attraction to someone who wants a residential base. It does not make the property a short walk from Canggu's beaches simply because those beaches are used in the development's wider marketing.

A quieter district and a coastal lifestyle destination can serve very different routines. Residents who travel inland for work or want a home away from busy tourist streets may welcome Abianbase. People who intend to surf each morning or run a holiday letting operation aimed at guests who expect to walk to restaurants may find the same location less compelling. Travel convenience is personal and time-sensitive: it depends on road access, congestion, school runs and the times people actually move around. A fixed travel-time promise would be misleading without a verified route from the precise project entrance. The address is a much better starting point for that assessment than broad references to North Canggu.

The developer identity is clearer than the project-specific corporate paperwork. Eight Investments Bali features Lili Village on its own website, while its Dynasty Eight project site names it in the group's earlier development portfolio. That establishes the development brand and links the two projects to a shared team; it does not merge them into one estate. Dynasty Eight is a separate release, and the newer Lili Apartments concept mentioned by one of the group's founders should not be confused with the 18 Lili Village townhouses. Just as importantly, a trading brand is not the same thing as the Indonesian legal entity on the land certificate or sale agreement. Public company descriptions do not identify the exact registered contracting party for a particular townhouse.

There is evidence of physical construction, not merely an unbuilt concept. The company's posts describe foundation work and later activity on structural slabs, walls, stairs and pools for the two-bedroom and three-bedroom homes. Its published programme begins in November 2024. More recently indexed versions of the project page show the final phase running to November 2026, with a project handover mentioned; an earlier rendition ended that phase in October. Those dates are developer plans. Neither a marketing progress indicator nor an announcement that the units sold can establish actual completion, building acceptance or lawful occupation. As of this review, independently verifiable handover records and project-specific fitness-for-use documentation were not available in the public sources examined.

A sold-out development deserves a different kind of transaction review from a new off-plan launch. An incoming buyer might be taking over someone else's rights under an existing contract rather than entering into the original agreement with the developer. That distinction affects permissions, remaining obligations, possible transfer charges and the practical remedy if construction has not been completed as expected. Alternatively, a handed-over property may have a usable building but still be subject to a contract with a finite term. The history of the initial launch does not answer which case applies. The seller's current documentation does.

One phrase in the developer's material calls for particular care: a '30+15 year' investment horizon. It is an indication that tenure is an important part of the proposed product, but it is not a substitute for the executed documents. In Indonesia, a contractual lease arrangement is not the same as a registered land title. Hak Milik is an ownership title that a foreign individual cannot simply acquire in their own name; Hak Pakai, a right of use, and Hak Guna Bangunan, a building right, are subject to different rules about holders and underlying land. Without knowing which title underlies Lili Village and exactly what the buyer would receive, it would be unsafe to label these homes freehold, or to promise a specific leasehold entitlement.

The additional fifteen years are especially sensitive. A right to extend can be conditional on another party's consent, a future payment, the validity of the underlying land title or other negotiated terms. Even the starting date of the original term makes a substantial difference to resale value. A buyer who acquires a property several years after the original land arrangement began may have a different effective remaining period from the duration printed on an old marketing deck. The answer should be visible in the land documentation, transfer agreement and the wording governing any renewal, with the identity of each obligated party unambiguous.

Building and land-use permissions should not be folded into one vague statement that a project is 'legal'. Indonesia distinguishes PBG, the building approval process, from SLF, the certificate addressing suitability for use. Land-use conformity is a separate planning question, potentially involving KKPR-related documentation. A completed-looking building is not evidence that every applicable process has been concluded. Nor does permission to live in a home automatically prove that every form of tourism or short-stay activity is allowed. No project-specific PBG, SLF or land-use decision was available for direct review here. This says something about the limits of the public record, not that any document is necessarily missing in the developer's files.

Rental potential needs equally careful treatment. Two- and three-bedroom homes may appeal to households seeking a medium-term base, families visiting Bali or groups planning longer stays. Those audiences have different expectations about location, privacy, transport and management. Revenue depends on actual permitted use and demand, while the owner's net proceeds depend on management fees, periods without a tenant, maintenance, communal charges, insurance, taxes, utilities and eventual refurbishment. The developer's positive statements about future rental performance do not provide the operating history necessary to establish a yield. There is also no verified management contract for Lili Village in the material reviewed, so services advertised for other Eight Investments Bali projects should not be assumed to apply here.

Price is an unresolved part of the story. The developer's own portfolio treats the first release as sold out, and no reliable live resale price for a specific Lili Village unit was found. It would be misleading to insert an old launch figure, a price for a similarly named property or a quote from another project and call it a current entry point. A meaningful purchase budget would need the asking price for an identified home, the rights and remaining term being transferred, completion and furnishing details, transfer charges, legal and notarial costs, applicable taxes and the anticipated cost of keeping the property. Each one can change the economics of an otherwise appealing deal.

Lili Village is therefore best understood as a small residential townhouse community with two published home sizes and a social-amenity concept, rather than a verified investment package with an available price and defined legal returns. A serious next conversation should revolve around a named townhouse: its current owner or contracting party, its surveyed location, floor plans, existing tenure, permissible transfer, building approvals, handover evidence, operating rules and annual costs. That may sound less exciting than a sold-out launch announcement, but it is what separates an interesting development from a purchase a buyer can properly assess.

Best for: Households looking for a multi-bedroom Bali base in a smaller residential compound rather than a high-density resort. The communal spaces could complement private living if the finished facilities and their access terms match the advertised design.; Buyers prepared to evaluate a particular resale or assignment on its own merits. The original sell-out helps identify the project, but the seller's legal entitlement, remaining term, construction status and transfer process will determine whether a deal works.; Longer-stay owners or tenants whose lives are centred on a residential part of Mengwi rather than walking distance to the beach. Its suitability depends on real transport patterns and the condition of the home offered.; may not suit: Buyers needing a move-in-ready seaside property with a verified immediate handover date, complete public legal documentation and a transparent current asking price.; Investors whose decision relies on contractual rental guarantees, independently evidenced operating returns or an unconditional extension of tenure. None of those propositions is established by the public materials.; Foreign individuals assuming the offer includes unrestricted direct ownership of the underlying land. The developer's marketing does not establish such a title, and Indonesian ownership rules require a more precise legal analysis..
