Why this project is worth a look
Residential scale
Only eight homes are planned, each with two bedrooms and a private pool. The estate is aimed at people who want a home and shared support facilities rather than the turnover of a hotel.
About the project
Dynasty Eight is a proposed collection of eight two-bedroom duplex villas in Mengwi, Badung, inland from the better-known Canggu coastal area. Every villa is advertised with a private swimming pool, while a small set of common facilities is shared across the gated estate. The developer expects furnished handover in December 2027 and describes construction as under way. That makes this an off-plan purchase, not an opportunity to inspect and take possession of a completed home. The other defining feature is legal rather than architectural: buyers are being offered a fixed-term contractual lease, not ownership of the underlying land.

The 280-square-metre headline size deserves a closer look. Eight Investments allocates 186 square metres to indoor space and 94 square metres to outdoor living. Those are different kinds of area, with different implications for furniture, air-conditioning, cleaning and maintenance. Garden courts, verandas, balconies and a pool can make the home feel spacious, but the entire quoted area should not be compared directly with the interior floor space of an apartment elsewhere in Bali. Public marketing currently describes only a two-bedroom format, so there is no verified menu of smaller units or larger bedroom configurations to compare.
The design draws on restrained materials and a strong relationship between inside and outside. The published concept refers to stone, engineered timber, steel, daylight and cross-ventilation, with furniture supplied at handover. That is a design specification in broad terms, not a completed fit-out inspection. The project FAQ tells buyers to request the detailed furnishing and fixtures list separately. If the intention is to move in immediately, or to place a tenant soon after delivery, the signed list of appliances, built-ins, bathroom fittings and warranties will matter much more than a general assurance that the home is turnkey.
Despite its small size, this is not simply eight villas behind a gate. The developer proposes controlled access, CCTV, 24-hour security, a shared parking area and a separate residents' pavilion called The Sanctuary. Its proposed spaces cover yoga and Pilates, massage or recovery, and indoor family activities. The pool belongs to the individual villa; parking is communal rather than a dedicated garage. Air-conditioning and high-speed internet access are advertised as standard. Dedicated electricity meters and water connections are described in the FAQ, whereas back-up power is optional and lifts are not included. These details shape everyday ownership as much as the floor plan does.
The exact address needs a careful distinction. Dynasty Eight's homepage calls its location Abianbase, north of Canggu. The same project's FAQ gives Jl. Sang Hyang, Buduk, Mengwi, Badung, Bali 80351. Both point towards the Mengwi area, but the two village descriptions are not interchangeable proof of a particular plot. No independently verifiable parcel boundary, building number or project-specific coordinates were available from the public material reviewed. Jl. Sang Hyang is therefore the most useful published street reference, not confirmation of an exact gate or cadastral position. The project should not be presented as beachfront or in central Canggu.
That location can still make sense for a resident who needs occasional access to Canggu, Pererenan or nearby schools but does not expect to walk to the sea. It comes with a transport trade-off. The marketing material quotes journey times to Green School Bali, local medical facilities, the airport and lifestyle destinations, but they are the developer's estimates and have not been independently route-tested from an identifiable entrance. Daily school runs, commuter journeys and visitor access should be evaluated against the actual site and usual traffic patterns, rather than against a single attractive travel-time number.
For a household, a two-bedroom villa may offer a useful balance between privacy and manageable size. Whether it works for parents with children, two adults working from home, or regular visitors depends on the detailed room layout and the way the outdoor zones connect to the bedrooms. Those details cannot all be inferred from the overall area. A private pool is an amenity but also calls for safety precautions, especially around young children, and regular upkeep. The FAQ says pets are permitted. It also says a private lift could be installed for an additional charge, but none is provided as standard; buyers with reduced mobility should treat the two-storey arrangement as a practical constraint.
There is a clear identity trail for the project, even though its legal paperwork remains less transparent. Dynasty Eight is the name used on the dedicated sales website; Dynasty 8 is the spelling used by Eight Investments Bali on its own portfolio page. That page also lists Lili Village, The Hive and Little Soho as separate developments. There is no sound basis for treating their unit counts, building schedules or common facilities as phases of Dynasty Eight. The collection described here is eight duplex villas, not a larger mixed-use programme. The sales website currently says four remain, but live inventory was not independently established.
Eight Investments Bali is named as developer and owner-operator on both project and portfolio websites. The FAQ identifies Karyasalimindo as architect and main contractor, Axis Eight Consulting as the legal and notarial coordinator, and Bali Hospitality Management as the proposed rental operator. Those functions should not be blurred. In particular, a developer's brand does not by itself identify the registered Indonesian entity that owns the land, signs a construction agreement or receives a buyer's transfer. The public pages reviewed did not supply a verified corporate registration, the named land-right holder or a complete draft transaction document.
The lease is the first document issue a buyer should understand. The developer states a 44-year term running from 29 July 2026 until 29 July 2070. Because the advertised handover is much later, that contractual clock is already running before the villa can be occupied. The remaining term at resale also declines over time. A long initial period may appeal to a buyer seeking many years of use, but the current website does not establish what rights a particular purchaser obtains on assignment, which consents are necessary, or what happens to the improvements when the lease ends. A renewal should not be assumed simply because extensions sometimes appear in Bali advertising.
Indonesia distinguishes land titles from contractual rights. A title such as Hak Milik is not the same thing as a private right to occupy premises under a lease; Hak Guna Bangunan is another form of land right with its own holder and limitations. Dynasty Eight's own FAQ says foreign purchasers are offered a lease in their personal names. That can describe the proposed commercial route, but it is not a substitute for reading the underlying land certificate and the executed lease. It remains unverified who may grant the lease, whether subletting and transfer are expressly permitted, and how disputes, termination and the building's eventual treatment are handled.
Building approvals are equally separate from the sales narrative. The official Indonesian system distinguishes the PBG approval for building work and the SLF certificate addressing a completed building's fitness for use. Spatial-planning compatibility is another issue. The project claims its land falls within a residential 'yellow zone' and bases its rental strategy on long stays rather than nightly holiday bookings. No project-specific PBG, SLF or spatial-plan approval was available for review here. That does not mean such documents do not exist; it means the public claim cannot yet be treated as a verified planning or operating conclusion for this precise site.
Rental management is offered through Bali Hospitality Management, which the project describes as part of the developer's group. Its advertised service covers long-term tenant placement, management coordination, reporting and distributions to owners. The FAQ quotes a fee of 5% of gross monthly rent. Owners are said to be free to appoint another agency or occupy the home themselves, although villas in BHM's scheme must keep the approved furnishing standard. These arrangements could reduce day-to-day involvement, but no operator can remove vacancy risk, decide future rents in advance or guarantee that a tenant will be ready in January 2028, the developer's stated target for initial rental income.
The running costs matter before any yield forecast is meaningful. The project FAQ gives an estimated estate maintenance charge of IDR 2 million to IDR 3.5 million each month and points to annual land and building tax. Utility bills, repairs, pool servicing and the scope of any operator charges need to be allocated by contract. The developer also publishes rental and appreciation projections. Those figures are promotional assumptions rather than established earnings from Dynasty Eight, which has not reached handover. They should not be carried into a buyer's budget as contractual income; the real test is the net position under realistic occupancy, maintenance and tax assumptions.
On purchase costs, the developer says that the advertised price includes specified one-off taxes and standard notarial expenses. That statement needs to be traced through the final offer and payment instructions; it does not automatically settle the tax treatment of a future assignment or rental business. Public pages show a reservation amount of USD 1,000, a further USD 16,500 towards a booking balance, a stated USD 87,500 construction down payment, periodic construction instalments and final settlement at handover. These are published payment steps, not a verified current quotation for each of the eight homes. Access to the live unit price list goes through registration on a separate sales platform.
One payment detail requires particular care: the homepage calls the initial USD 1,000 reservation refundable, while the FAQ expressly describes it as non-refundable. A buyer should not rely on either sentence without written terms specifying when money can be recovered. The website's promotional terms also attach conditions to certain incentives and approvals. The receiving legal entity, payment method, deadlines, construction milestones, default provisions and refund mechanism should all be set out before funds are transferred. Cryptocurrency and card payment options are advertised, but convenience of payment is not evidence that the purchaser's rights are protected.
The underlying proposition is easy to understand: a small managed residential estate with generous combined indoor and outdoor space, private pools and a fixed-term lease. The unresolved questions are also concrete. This is a building project with a planned delivery date, a finite contractual tenure and limited public evidence of the land and permitting package. Buyers comparing Dynasty Eight with a finished villa should price in the different ability to inspect, occupy or rent the asset today. Its appeal will ultimately depend on the executed lease, the actual site, the contractor's progress, the unit-specific price and the reliability of the arrangements made for after handover.
Unit types & sizes
The only publicly substantiated home configuration in the eight-villa release. Furnishings, a garden court, veranda and balcony are advertised. Room dimensions, pool specification, detailed finishes and any villa-to-villa variations should be checked against the unit-specific plans.

Best for: Buyers looking for a private two-bedroom home with a pool and substantial outdoor space, while being comfortable with a two-storey layout and an off-plan delivery schedule.; Long-stay residents who value access to the wider Canggu area but do not need a beachfront address or a daily walking route to restaurants and the sea.; Owners open to appointing a rental operator but willing to test assumptions on occupancy, management charges, taxes and repairs before attaching a return figure to the purchase.; Purchasers who understand that their interest will be a finite lease and want to assess transfer, expiry and remaining-term value from actual documents.; Someone requiring an immediately usable, finished property; construction and the announced December 2027 handover still lie ahead.; A buyer requiring freehold land title or an automatic right to extend a fixed-term lease; neither is established by this offer.; Investors whose decision depends on nightly holiday letting, guaranteed returns or a publicly verifiable live price for a specific unit.; may not suit: .
