Projects and buyer context
The villas are not a single uniform product. Bougenville Villas is advertised as an 18-unit development, with six golf-facing homes. Aster Villas is presented around ocean views and nearby golf amenities, while Anggrek Villas is described as a hillside enclave with one principal entrance. The site also lists Alpokat Villas, describing 30 three-bedroom homes with private pools, and Hole 17 Villas near the golf course. These are the resort operator’s descriptions, not an independent inspection of each property.
No dependable current inventory or transaction-ready price list could be established from those pages. Historic unit counts should not be confused with homes available in October 2026, nor should the pricing of a different GolfLink project be presented as PT Bali Pecatu Graha’s own asking price. Any offer needs its own dated unit specification, seller details and payment terms.
Pecatu Indah Resort sits in the Pecatu area of South Kuta, Badung, on Bali’s Bukit Peninsula. Its appeal is tied to the New Kuta Golf setting and the nearby Dreamland coastal area; individual villas are marketed with different hillside, golf or ocean outlooks. The exact view, access route and use of resort facilities are unit-specific matters rather than entitlements created by the neighbourhood name.
Published descriptions do not even use one consistent figure for the estate’s overall size. The resort’s About Us page says 325 hectares, while a project page refers to 400 hectares. Neither figure identifies the legal boundaries of a particular parcel. A site plan and the relevant land records matter far more to a purchaser than an approximate master-plan area.
