Why this project is worth a look

A named residential cluster

Anggrek Villas appears as its own villa development in the Pecatu Indah Resort portfolio. That makes it possible to separate the community from individual holiday rentals and the neighbouring Aster, Alpokat or Bougenville projects.

About the project

Anggrek Villas is an identifiable villa cluster inside Pecatu Indah Resort in southern Bali, not a standalone holiday-rental brand and not a synonym for the whole resort estate. The estate's own website names it alongside Aster, Bougenville, Alpokat and Hole 17, each presented as a different residential offering. That distinction matters more than it might seem. A property advertisement with Pecatu Indah Resort in its address could refer to an entirely different street or product. Figures published for a neighbouring collection cannot establish the layout, price or number of homes in Anggrek.

The location is Pecatu, in South Kuta district of Badung Regency, on the Bukit Peninsula. Accommodation directories for individual Anggrek villas use Jl. Pecatu Indah Raya and identify house numbers 17 and 19. This is a useful address trail into an existing residential cluster, although the individual rental addresses are not a survey of the entire development. Searches sometimes group the area under Uluwatu, which is convenient for orientation but should not be confused with a precise location beside Uluwatu Temple or its surf beaches. Anyone buying here needs the legal parcel reference for the particular property, not simply a familiar regional label.

The developer's short project description points to a hillside setting, views, a single main entrance and an integrated security arrangement. These claims explain the intended character of the cluster: a group of detached homes within an access-controlled residential pocket rather than a row of villas opening onto unrelated public roads. They do not tell us whether the gate is currently staffed around the clock, which party maintains the security equipment or how much owners contribute each month. For a house that may be vacant between visits, those questions are practical operating issues, not minor wording in a brochure.

Pecatu Indah Resort supplies the wider setting. Its operator describes New Kuta Golf, landscaped areas, walking paths and other leisure destinations within the master development. This can make the neighbourhood feel quite different from an isolated building on an unplanned side road. Yet the golf course is separately operated, and the broader estate facilities should not be represented as private amenities belonging to Anggrek homeowners. Neither access privileges nor the financing of shared infrastructure can be established from the project website. The experience of a specific address will depend on the road, neighbouring properties and the management rules actually in force.

There is a tangible residential story beyond the developer's portfolio page. Holiday-accommodation platforms carry Villa Anggrek Pecatu and the variant spelling Villa Anngrek Pecatu at numbered properties within the estate. One accommodation catalogue offers four- and five-bedroom configurations; a listing for number 19 refers to five bedrooms, a private pool and garden space. The listings support the narrower conclusion that at least some buildings in the cluster are in use. They cannot verify the overall handover status, the original catalogue of developer designs or any uniform specification across neighbouring homes. A photographed or advertised pool at one address tells a buyer nothing certain about the house next door.

A villa presented as an entire holiday home is also not the same proposition as acquiring a lawful hospitality business. Online descriptions may mention internet, a kitchen, a swimming pool, parking or guest services, but those details concern the accommodation being marketed by a particular host. They are not a binding management package that travels with the property. A new owner could choose to live in the building instead. If rental income is the objective, permissions, operating responsibility, housekeeping costs and the condition of the property need to be examined anew. No dependable Anggrek-wide occupancy or revenue data was available from the primary sources reviewed.

The original composition of the cluster remains surprisingly difficult to establish. The official Anggrek description does not state the number of villas, their floor areas, storey heights or the original series of plans. One former employee of PT Bali Pecatu Graha cites 26 Anggrek villas in a public professional profile; without a dated approved layout or a developer inventory, that remains an unverified historical indication rather than a field-ready unit count. The number 30 appearing elsewhere on the same estate's website is explicitly attached to Alpokat Villas, a different development. It would be misleading to transfer that figure to Anggrek merely because both appear on the same page.

The company behind the estate is easier to identify than the present owner of any individual home. PT Bali Pecatu Graha describes Pecatu Indah Resort as a master-planned development under its work and includes Anggrek Villas in its own villa portfolio. That supports the developer-brand association. It does not mean that PT Bali Pecatu Graha necessarily owns every Anggrek plot today, is offering a new release or will be the counterparty under a resale agreement. With established property, the seller may be a private owner, another company or a party acting through an authorised representative. The party receiving the purchase money must match a properly documented contractual arrangement.

Public resale evidence is mixed and should be read with care. A Pinhome advert specifically identifies a 1,144 sqm parcel of residential land in Cluster Anggrek at IDR 5.97 billion when checked on 16 October 2026. The advert labels the claimed land right Hak Milik, although the certificate itself is not shown. It is a listing for land, not for a finished five-bedroom house and not a developer price list. Other listings around Pecatu Indah Resort often describe houses without identifying the Anggrek cluster at all. Because those addresses may belong to different residential pockets, using their cheapest number as an Anggrek starting price would create a false comparison. No reliable live asking price for a specific completed Anggrek villa was established.

A foreign buyer should pay particular attention to the distinction between a marketable building and a transferable land right. Under Indonesian law, Hak Milik is a land ownership title that a foreign individual cannot simply register in their own name. Qualifying residential ownership or use structures can involve Hak Pakai, which is a regulated right to use land, subject to conditions relating to the property and the buyer. Corporate holdings, including any proposed Indonesian investment company, have different legal consequences and should not be presented as personal land ownership. A contractual lease is different again: the remaining term, the identity of the landholder and any renewal provision must come from the actual paperwork. The title mentioned in an advert for an Anggrek plot is not proof of the tenure available for a neighbouring villa.

A completed-looking building is not, by itself, evidence that every permission required for its construction and intended use has been verified. Indonesian documentation may include PBG, the building approval, and SLF, the building fitness-for-use certificate, alongside records that establish the permitted spatial use of the site. None of the public materials inspected provided a unit-specific set of these records for Anggrek Villas. This does not imply that permits are absent; it means that an interested purchaser cannot rely on the publicly available summaries to confirm them. A resale review should connect the land reference, building records, existing structures and proposed use to the same property.

Nor does membership of a resort estate make the ongoing costs predictable. There may be charges for maintaining the entrance, security, roads or landscaping, but neither an approved fee schedule nor the binding collection arrangements were established for Anggrek. An individual pool adds maintenance and mechanical upkeep; a guest-rental operation adds cleaning, staff, marketing, replacement of furniture and vacant dates. Insurance, utility reliability and the condition of older systems can matter as much as the asking price. Treating a rental advertisement as proof of profitable operations would overlook the expenses that determine the owner's actual return.

One advantage of pursuing an existing villa is the opportunity to inspect a real building before committing. In a hilly setting, drainage, roof detailing, retaining structures, dampness and practical maintenance access deserve attention during a technical survey. These are sensible inspection points for the terrain, not claims that Anggrek suffers from such defects. The internal layout and the area recorded in legal documents should also be reconciled with what is physically present. Extensions, terraces and pools can complicate that comparison even where the property appears straightforward in a listing.

For a buyer comfortable working property by property, Anggrek Villas offers a specific address within a recognisable resort estate and evidence that homes are being used. It is less suited to someone expecting a freshly launched development with a uniform inventory, published price ladder and fixed payment milestones. The immediate decision is not whether the name sounds established; the existence of the cluster is already supported. The real question is which numbered house or plot is available, what legal interest can be acquired in it, and whether the building, charges and permitted use fit the intended purpose. Without those answers, a headline figure or a promised rental yield would be premature.

Best for: Buyers considering an existing family villa who prefer to inspect a particular property and its records rather than purchase an off-plan specification.; People who value being inside a broader resort estate, with established neighbourhood destinations and a reported single-access villa cluster.; Experienced resale buyers willing to evaluate building condition, land title, owner charges and any intended rental business as separate questions.; Buyers seeking a current developer launch with published inventory, firm handover milestones, standard plans and a construction-linked payment schedule.; Foreign individuals expecting to take an Indonesian Hak Milik land title directly in their own name, or assuming that operating a short-stay business is automatically permitted.; Yield-focused investors looking for a verified asking price for a complete villa, audited rental accounts or contractually supported returns before undertaking property-level checks.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The developer's Anggrek Villas page does not publish a site-wide home count or approved plot schedule. A former PT Bali Pecatu Graha employee mentions 26 villas in a professional profile, but that number is not supported by an accessible master plan. No current, verifiable asking price for a completed Anggrek villa, original area schedule or estate-wide handover date was found. An IDR 5.97 billion listing is for a 1,144 sqm land parcel, not a built villa; full-cluster completion has not been independently established. Property-specific land certificates, seller and transfer documents, PBG, SLF, permitted-use records and current estate security terms have not been inspected. A survey-grade boundary or reliable coordinate for the full cluster is also unavailable.
