Lumina Luxury Pool Villa sits in a different bracket altogether: its launch material describes 69 villas starting from THB 12 million. These are promotional entry prices, not evidence that a particular unit remains available at that figure, so buyers should obtain the live price sheet, unit specification and full payment schedule before reserving.

Global Top Group is fundamentally a Pattaya-focused developer rather than a nationwide residential platform. Its current official catalogue is organised around Wongamat–Naklua, Central and South Pattaya, Pratumnak, Thepprasit–Jomtien and East Pattaya. The concentration has a practical advantage for due diligence because buyers can inspect several completed developments in the same city and compare maintenance, common areas and ageing. It also means the group is more exposed to Pattaya-specific demand than developers with large Bangkok and provincial portfolios. For Harmonia City Garden or Marina Golden Bay, ask for documents identifying the landowner and contracting entity, current approvals, construction progress, payment milestones and the contractual consequences of delay. The corporate history specifically identifies Marina Golden Bay Victoria Co., Ltd. as the company formed for Marina Golden Bay, so the relationship between that project entity and the wider group should be clear on paper. A foreign condominium buyer should also confirm remaining foreign quota in the specific building; Thai government guidance states that foreign ownership may not exceed 49% of the total unit area in a registered condominium. Lumina requires a separate ownership analysis because a villa and its land do not follow the same ownership route as a condominium unit.
