As of August 2026 it is being sold at the pre-sale stage, so buyers are choosing a future product rather than a finished condominium they can inspect and occupy. The physical concept is deliberately different from the tall Wongamat towers nearby: roughly 746 residences are planned across four low-rise buildings on about 5.5 rai of land. That low-rise label should not be mistaken for a tiny boutique scheme. Seven hundred-plus homes will still create a sizeable owner community, and the practical quality of a purchase will depend on the exact building, floor, orientation, access route and relationship to the shared facilities. The developer describes Wongamat Beach as about a five-minute walk away. The site is on Soi Naklua 14 rather than directly on the sand, which makes this a walk-to-beach project, not a true first-line beachfront building.

The masterplan matters more here than a generic sea-view promise. Buildings A and B are described at the road-facing side of the plot, with C and D deeper inside, while the curved arrangement encloses landscaped gardens and a lagoon-style pool. Selected ground-level homes are planned with direct pool access. Other apartments look inward across water and greenery, while outward-facing units may take in more of the surrounding city. Upper levels in selected buildings are described as having directions toward the Gulf and the Sanctuary of Truth. A buyer should therefore ask for the building letter, floor, unit number and orientation plan before comparing two similarly sized apartments. One 39 sqm one-bedroom can be a very different place to live from another 39 sqm one-bedroom if one faces the internal resort landscape and the other faces the street or neighbouring development.

Studios start at about 26 sqm, one-bedroom homes are published across roughly 31–50 sqm, two-bedroom units around 52–70 sqm, and the larger three-bedroom configurations reach about 123 sqm. Detailed plan libraries also show intermediate sizes such as 27, 30, 35.72, 38, 39, 41, 42.25, 46, 61, 62.32 and 65 sqm. In other words, the bedroom count is only the first filter. Buyers should work from a precise plan code and building schedule, especially because some larger arrangements can be created by combining adjacent units. Current project descriptions say apartments are handed over partially furnished, with items such as air conditioning, fitted bathrooms, a kitchen unit and built-in wardrobes. The contract specification still needs to list every included item; a furnished-looking render is not a substitute for a signed finishes schedule.

The common areas are the project's most distinctive piece. The published facility set goes well beyond a pool-and-gym checklist and includes an infinity-style pool, lagoon pool, Japanese onsen, sauna, ice bath, spa areas, rooftop hot-water relaxation areas, a fitness centre, yoga and Pilates spaces, a golf simulator, games areas, co-working and business lounges, children's facilities and landscaped walking areas. A multi-level clubhouse is also described. For an owner using Pattaya as a long-stay base, that can make the condominium more usable day to day than a project where most shared space is decorative. It also creates a cost and management question. Hundreds of apartments will share these facilities, and current public sheets do not even agree on the monthly common-area fee. Before signing, a buyer should see the final facility list, the management budget, guest rules, parking allocation and any separate charges for premium wellness areas.

That figure is useful as the lowest visible market anchor, not as a universal developer price. Building position, floor, outlook, floorplan, direct pool access and foreign-quota status can all move the number. The developer also markets a rental-management programme, but projected yield or capital appreciation should not be treated as a property fact. A serious comparison should be made on the actual unit price, one-off transfer and reserve charges, ongoing common fees, furnishing scope and the management agreement available at the time the building is delivered.

Timing is the least settled headline. The developer's own public pages clearly position LOVE IT as a pre-launch or pre-sale scheme, yet they do not publish one unambiguous handover date on the main pages reviewed. Current third-party project sheets most consistently point to 2030, with references to Q3, Q4 or August of that year. Other aggregators still show 2028 or 2029. For that reason 2030 is the sensible working completion year, but a specific month should not be presented as certain until it appears in the sale contract. This is a long off-plan hold. Buyers who need immediate personal use or rental income should treat that as a fundamental mismatch, not a minor inconvenience. The contract should be checked for construction completion, handover timing, permitted delay and remedies if the timetable slips.

Ownership is more straightforward, although it remains unit-specific. LOVE IT is sold as a condominium and current offers identify Foreign Quota units. Under Thailand's current condominium framework, foreign buyers can hold freehold title within the statutory 49% foreign ownership quota. The beach is marketed as a five-minute walk, while Terminal 21 Pattaya and the Sanctuary of Truth are highlighted as local reference points. The developer also quotes roughly 45 minutes to U-Tapao Airport and 90 minutes to Suvarnabhumi, although road conditions can change those times materially. The more durable location point is that this is close enough to the beach for daily walking while remaining inside an established urban district. The purchase case therefore rests on a clear set of trade-offs: low-rise buildings but a large unit count, strong lifestyle facilities but a long wait for completion, and beach access on foot without paying solely for a direct beachfront tower format.
