A building, not a promise
Paradise Ocean View has been standing since 2014, so a buyer can inspect the product that actually exists. Lift condition, corridors, façade exposure, pool maintenance, noise and the exact apartment all become observable. The risk is therefore less about whether the developer will finish and more about how the condominium has been managed and what capital work may be approaching.
Direct access to the coast
Large property databases list direct beach access, and the developer consistently markets the residence as oceanfront. The meaningful advantage is practical: the coast is part of the property’s everyday setting rather than a destination reached through city traffic. Buyers should still inspect the actual access route, shoreline conditions and usability at different tides rather than relying on the phrase “private beach” alone.
Boutique-scale ownership
Whether the final registered count is 44 or 48 units, this is a small condominium. That can mean a more private atmosphere and fewer residents sharing the facilities, but it also means major common-property costs are spread across a smaller ownership base. The juristic person’s finances therefore matter more than a glossy list of amenities.
Larger everyday layouts
The published range starts around 60 sqm for a one-bedroom unit, with two-bedroom homes extending to roughly 112 sqm. Paradise Ocean View is not built around micro-units. That makes it easier to consider for longer stays or full-time use, while also raising the absolute maintenance cost and purchase ticket compared with compact Pattaya stock.
A resale market, not one price
Active asking prices span a wide range across developer and resale channels. That is normal in an established condominium, but it makes headline comparisons unreliable. The better approach is to compare verified units with the same ownership form, similar floor and view, comparable renovation quality and clear common-fee status.
About the project
Paradise Ocean View is a completed low-rise condominium on Soi Bang Lamung 16, north of central Pattaya. That immediately changes the due-diligence question. A buyer is not underwriting construction risk or a future handover; the building already exists, so the focus shifts to the exact apartment, the title, the condition of common areas, building management and how the property has aged in a marine environment. Global Top Group currently describes the project as a seven-storey, single-building residence on a 2,400 sqm site and marks it ready to move in. Major project databases place completion in November 2014, which makes a physical inspection and review of the condominium’s management records far more relevant than any launch-era sales brochure.
This is a small development by Pattaya standards, but even the basic unit count is not perfectly consistent across sources. Global Top Group currently says 48 units, while FazWaz, PropertyScout and Lazudi each report 44. We retain the developer’s figure in the main record because it is the primary source, but the discrepancy should not be treated as solved. For a real transaction, the condominium juristic person’s current registration and building records are more important than either number on a marketing page. The practical appeal is still clear: Paradise Ocean View is a boutique-scale building rather than a mass-market tower, so individual floor position, aspect and unit condition carry more weight than they do in a highly standardized project.

The published unit mix is straightforward: one-bedroom apartments of roughly 60–66 sqm and two-bedroom homes of roughly 70–112 sqm. Those are relatively generous footprints compared with the compact investor units common in newer Pattaya launches. The range within the two-bedroom category is large enough that bedroom count alone is not a useful pricing shortcut. Current resale advertisements include units around 61 sqm and 113 sqm, and asking prices vary sharply. A buyer should compare floor, orientation, actual sea exposure, renovation level, furniture, title status and seller motivation before drawing conclusions from a price-per-square-metre figure. Some portal listings also show sizes outside the project’s published standard mix, which is a good reason to verify the unit number and title rather than trusting a portal card at face value.
The location works best for someone who deliberately wants the sea to be part of daily life and does not need to be in the middle of central Pattaya. FazWaz lists direct beach access, while the developer’s current material consistently presents the property as an oceanfront residence. The address itself is in Bang Lamung, farther north than the city’s main retail and nightlife core. That trade-off matters. The setting can feel calmer and more residential, but trips to major malls, central restaurants and entertainment areas are more naturally handled by car or taxi. Buyers expecting a walk-everywhere central-Pattaya lifestyle should test the route in person at the times they would actually travel.
Amenities include a swimming pool, jacuzzi, gym, sauna, steam room, garden, parking, lobby, 24-hour security and CCTV. FazWaz also reports direct beach access, one passenger lift, one service lift and parking equivalent to about half the unit count. For a building delivered in 2014, however, the existence of an amenity matters less than its maintenance history. The same portal currently quotes a common-area fee of THB 50 per sqm per month and a sinking fund of THB 600 per sqm. These are useful reference points, not substitutes for current juristic-person documents. Before buying, it is sensible to see the latest financial statements, owner-meeting minutes, arrears position, major repair history and any planned special assessments, particularly because salt air can accelerate wear on exposed building systems.
Pricing is fragmented rather than project-wide. DDproperty showed an active listing around 61 sqm at THB 5.1M in September 2026, while Global Top Group’s own page displayed a starting level of THB 8.25M and FazWaz showed stock from roughly THB 7.5M. Those numbers can all coexist in a completed condominium where units belong to different sellers and differ in view, floor, fit-out and ownership status. For that reason, THB 5.1M is best treated only as a lower secondary-market anchor. Any apparent bargain should be checked against the title, foreign-quota eligibility, unit number, outstanding common fees, condition and what is actually included in the sale. The useful comparison is not “project price versus project price”; it is one verified unit against another verified unit.
For a foreign buyer, ownership is a unit-level question rather than a project-wide marketing label. Thai law permits foreign freehold ownership in a registered condominium within the 49% foreign-ownership ceiling by unit area. Listings at Paradise Ocean View do advertise foreign-quota or freehold units, but that does not establish quota availability for every apartment currently on the market. Before a meaningful deposit is paid, the practical document set should include the selected unit’s title, a current foreign-quota confirmation from the condominium juristic person and evidence that common-area charges are clear. Two apartments with the same layout can therefore have very different transaction paths even when the portal cards look almost identical.
It also makes sense to evaluate Paradise Ocean View as an operating building rather than as a Global Top Group launch product. Age is not automatically a negative: an existing condominium lets a buyer see the actual access road, parking pressure, security routine, pool condition, noise and management quality. Coastal exposure does, however, make maintenance history especially relevant because humidity and salt can accelerate wear on façades, balcony components, glazing, metalwork and exposed building systems. If the apartment is being considered for rental, the condominium’s current house rules, any restrictions on short stays, management costs and real achieved rents matter more than generic yield claims. The public sources reviewed here do not provide a reliable basis for promising a return, so the investment case should be built from the chosen unit’s achievable rent, vacancy, management commission, recurring fees and future maintenance rather than a headline percentage.
Ownership format
A foreign buyer can hold a condominium unit in freehold if that specific unit is eligible for the foreign quota and foreign ownership in the building remains within the statutory 49% cap by unit area. The selected unit’s quota status should be confirmed by the condominium juristic person before transfer.
Unit types & sizes
The smaller core layout, though still generous relative to many newer Pattaya one-bedroom products. Current resale stock includes units around 60.6–66.2 sqm. Floor, sea exposure and renovation quality materially affect value, so two apartments with nearly identical floor area can trade at very different asking prices.
The two-bedroom category spans too much floor area to treat it as one standardized product. Smaller homes sit closer to a conventional family layout, while the upper end provides substantially more living and balcony space. A floor plan and title-area check are more useful here than bedroom count alone.
FazWaz and several independent project databases publish a standard mix of 1-bedroom units at 60–66 sqm and 2-bedroom units at 70–112 sqm. Some individual listings fall outside that range; those should be verified against the unit number and title rather than automatically treated as additional official layouts.
