The project is now fundamentally a resale market rather than a new-launch purchase. The building is complete and occupied, while individual owners list apartments across a wide range of prices. On 13 September 2026, the lowest visible asking price found was about THB 1.59M for a 26 sqm studio, but that unit was marked Thai quota. Foreign-quota examples in the same live market started around THB 2.2M. For an international buyer, the relevant entry price is therefore not simply the cheapest number attached to the project; quota status and the exact apartment have to be considered together.

Older online records can still surface with different numbers, including 99 units and five floors, but those figures do not match the current developer information or the larger property platforms. For a buyer, this is more than catalogue housekeeping. Unit count helps define the scale of the condominium, while floor count shapes the available outlooks, density and practical use of the building.
The original unit mix is straightforward. FazWaz and other project profiles show studios around 23.40–26.90 sqm, one-bedroom apartments around 33.27–49 sqm and two-bedroom units around 75–79 sqm. Resale advertisements sometimes show slightly different registered or marketed areas, including one-bedroom units around 32–33 sqm. For an actual purchase, the title deed and the sale agreement should control the area calculation; the historic project ranges are useful for orientation, not a substitute for the documents of a specific apartment.
Facilities are substantial for a low-rise building. The published amenity set includes a swimming pool, fitness centre, sauna, steam room, parking, lobby, communal garden, jacuzzi, key-card access, CCTV and 24-hour security. Project data also lists two passenger lifts, a common-area fee of THB 40 per sqm per month and an original sinking-fund contribution of THB 600 per sqm. On a resale purchase, the sinking-fund figure should not automatically be treated as a new buyer charge: the practical questions are whether it was paid when the unit was first transferred, whether the seller owes any common fees and what the condominium's current reserve position looks like.
The location deserves a more careful reading than the usual 'near Wongamat Beach' description. Global Top Group publishes a distance of 1.9 km to Wong Amat Beach and FazWaz gives about 2.1 km, while hospitality pages and some local sources place the shoreline much closer. The building is clearly in the Wongamat/Na Kluea residential zone, but the published distance figures are inconsistent. Buyers who expect a genuinely short daily walk to the beach should verify the preferred walking route from the actual entrance rather than rely on a single marketing distance.
Because the building has been operating since 2015, the decision is driven more by unit-level and building-level evidence than by the original sales story. Floor, outlook, furnishing, renovation quality, title status, foreign quota, asking price and seller terms can all differ within the same development. The current market includes studios, one-bedroom and two-bedroom apartments, with both Thai-quota and foreign-quota stock appearing in listings. That range gives buyers flexibility, but it also makes project-wide averages less useful than a direct comparison of the exact units available at the time of purchase.
For a foreign buyer, the key legal question is the status of the exact apartment rather than the general statement that foreigners can buy condominiums in Thailand. Foreign ownership is capped at 49% of the total unit area in the registered condominium, and the condominium juristic person must issue confirmation of the foreign ownership ratio for a transfer. The presence of several foreign-quota listings shows that this ownership route is used in the building, but it does not make every unit automatically eligible. The quota position should be confirmed before a deposit is committed.
Resale status also changes the payment process. There is no single developer instalment plan governing every purchase. Deposit size, due-diligence period, final settlement, allocation of transfer costs and handover timing are negotiated with the individual seller and written into the sale agreement. Being able to inspect a finished unit reduces uncertainty about the physical product, but it does not replace title checks, seller verification or the juristic person's debt-clearance documentation.
Day-to-day rules matter as well. Public project information states that pets are not allowed unless specifically permitted, so buyers for whom this is important should verify the current juristic-person rules before committing. Parking availability, lift performance, pool usage and the standard of common-area maintenance are similarly best assessed on site. In an established building, these operational details influence both personal comfort and how the apartment competes in the rental market.
Comparing apartments within City Garden Tropicana requires more than checking bedroom count and price per square metre. Current listings include ground-floor pool-access units, higher-floor apartments with city or partial sea views, furnished homes and units with different quota status. Two apartments of similar size can therefore behave very differently in day-to-day use and on resale. Pool access may suit someone who values immediate access to the common areas but places more weight on privacy and noise; upper floors may offer better outlooks while making window condition, air-conditioning performance and solar exposure more important.
