Awards, brand visibility and completed buildings are still not substitutes for the transaction questions that matter most to a buyer: who the contractual seller is, what title is being transferred and whether any unit-specific restrictions apply.
What to verify
First match the exact seller and developer entity in the sale and purchase agreement to the entity receiving the buyer’s funds; this is particularly relevant at Flatiron, where public materials identify a separate subsidiary project company. For a condominium or office unit, obtain the unit-specific title documentation and confirm that the building is registered for co-ownership with separate unit titles; a foreign buyer should also confirm that the unit is above the ground floor and that foreign ownership capacity remains available within the building. If the sale is tied to Somerset, Citadines, Ascott or another management programme, verify that the current agreement actually applies to the unit being purchased, including fees, duration and exit terms; the presence of an international operator does not mean every owner has the same contract.
