Morgan Group's documented Cambodian output spans large condominium schemes and commercial property, while Morgan EnMaison itself ranges from compact apartments to much larger residences. Listings checked on 27.08.2026 showed entry asking prices for EnMaison at roughly US$79,000-80,000 across different brokers. These are market listings rather than a single verified developer price list, and the actual figure depends on unit size, tower, floor, handover status, fit-out and whether the unit is primary or resale stock.
The brand's strongest documented footprint is in Phnom Penh, particularly Koh Pich and Chroy Changvar. In Sihanoukville, Morgan Group was publicly associated with Morgan The Pure Bay near Otres Beach, whose groundbreaking was reported in 2019. For that coastal development, buyers should verify the current project status and the contracting legal entity separately, because the available public record is older and less consistent than for the Phnom Penh schemes.
Morgan Group has a more substantial public record than a single-project developer: there is an operating commercial building, a large residential development and independent industry coverage. That does not make the brand itself the contractual counterparty. Public materials use Morgan Group as the brand, Morganford Investment (Cambodia) Co., Ltd. for Phnom Penh projects and Ever Ascent Development in a report on the launch of Morgan The Pure Bay, so the reliability of a specific purchase depends not only on brand history but also on the documents of the company receiving funds and signing the sale agreement.
For the selected property, first match the marketing brand against the exact seller and developer named in the contract and against the account receiving the buyer's funds. For a condominium unit, confirm that the building is registered under the co-ownership regime, that the specific unit can receive an individual title and that foreign quota remains available; Cambodian law caps foreign ownership at 70% of the total surface area of private units in such a building. At Morgan EnMaison, verify the status and handover documents for the specific tower; at Morgan The Pure Bay, re-check the current development status, active legal entity and its underlying rights because public sources are not fully consistent on the project structure.
