Current residential stock includes several substantial vertical homes. The S1 villa has five bedrooms, six bathrooms, three floors, an 84 sqm plot and about 245 sqm of gross floor area. S2 has six bedrooms, seven bathrooms, four floors, a 128.16 sqm plot and 337.83 sqm of gross floor area. The largest S3 has seven bedrooms, eight bathrooms, four floors, a 292.5 sqm plot and 754.07 sqm of gross floor area. The site is in Sangkat Tuol Sangkae 1, Khan Russey Keo, in northern Phnom Penh, close to Tuol Sangke Market. The project profile places it within the wider retail catchment of AEON Mall Sen Sok, Makro, Global House and Premier Centre. That position can be relevant to businesses serving the city’s northern districts and to owners who need links towards Toul Kork and Sen Sok. A location list is not a substitute for route testing, however. Access to the exact entrance, turning movements, peak traffic, delivery-vehicle access and short-stay parking can matter more to a commercial unit than the general proximity of major landmarks.
