The original programme combined sea-facing residences, hospitality space, commercial uses, club facilities, dining and sports amenities. It was conceived neither as a boutique residence nor as a single isolated tower, but as a resort-style urban cluster in which homes, services and public-facing areas would operate as one destination.

The design concept is organised around the sea. Project renders show several wave-shaped buildings forming an extended beachfront elevation, with homes planned around panoramic glazing, broad balconies and open views. Pools, landscaped terraces and pedestrian decks appear between the buildings, while the lower levels contain active retail frontages, arrival areas and public spaces. This matters when assessing the product: the proposition is not limited to the apartment itself. It is a broader waterfront lifestyle concept built around outdoor space, long balconies and daily services within the complex.

The documented apartment range is unusually broad. Dedicated project pages describe studios of 37–60 sqm, one-bedroom homes of 48–62 sqm, two-bedroom layouts of 84–106 sqm and a three-bedroom format of 168 sqm. The differences go beyond bedroom count. Studios were presented as hotel-style suites with a built-in kitchenette and a usable balcony; one-bedroom layouts separate the bedroom and living room with a sliding partition; two-bedroom homes add a separate kitchen and a full-width balcony; the large three-bedroom plan includes a curved balcony, two bathrooms and a semi-enclosed kitchen.

Historical launch material confirms that the project was conceived as mixed use. The 2019 construction report allocated 270,000 sqm to beach-facing condominiums and another 30,000 sqm to luxury rooms and club-related space. A later FazWaz profile also describes commercial blocks, restaurants, a clubhouse, fitness facilities and managed services. These are useful records of the intended programme, but they should not be read as proof that every advertised venue is currently open. The sources checked in July 2026 do not provide an independent, current inventory of operating facilities, access rules or service charges.

The present status needs direct verification before any transaction. Several international property aggregators label the project as completed in January 2022, but those pages appear to rely on a similar pool of marketing information and do not replace completion certificates, handover records for a particular building or an on-site inspection. The same sources conflict on basic specifications: the 2019 report refers to 35 storeys, while FazWaz lists 40; FazWaz states 2,010 units and BaanCoin states 2,090. Floors, total unit count and completion are therefore not treated here as settled registry facts.

For a buyer, the clearest attraction is the combination of a beachfront setting and a rare range of sizes, from compact suites to a substantial family apartment. The project’s scale also increases the due-diligence burden. A buyer needs to identify the exact phase and building, confirm whether that building has been completed and handed over, establish which facilities are genuinely available, identify the management entity and understand the recurring ownership costs. Different phases under one project name may have different delivery positions and service packages.

Launch prices and old promotional terms are intentionally excluded from the structured price fields. Project material still circulates with a historical starting figure of $90,000 and a 30% initial payment, while a separate three-bedroom page displays a $580,000 listing. These numbers come from different periods and do not prove present stock. A meaningful comparison requires a current inventory, the exact furniture and finishing specification, payment terms, maintenance charges, the legal status of the selected home and documentary evidence of the relevant building’s completion.

A physical inspection should separate the architectural concept from the condition of the selected apartment. The buyer should check access to the building, lifts and engineering systems, the actual finish of shared areas, water and power supply, façade condition, balcony railings and whether the pool, fitness and commercial spaces are genuinely operating. Coastal ownership adds another layer: metalwork, glazing, waterproofing and façades need regular maintenance because of humidity and salt exposure. These practical details can affect comfort and recurring costs more than an extensive amenity list preserved on an old sales page.

Legal due diligence must be tied to the specific home rather than the project name alone. Before paying a reservation, the buyer should obtain evidence of land and development rights, permits and completion documentation for the relevant building, the draft sale agreement, the proposed ownership title, shared-area rules and the management contract. Outstanding liabilities, service charges, reserve funds, utility connections and the route to registration for a foreign owner also need to be clear. Where furniture is included, an itemised inventory and condition record should form part of the agreement instead of relying on renders or verbal assurances.

An investment case should not be based on historical rental promises. Earlier profiles mentioned a guaranteed return, but the current programme, operator, security of payments and achieved occupancy have not been verified. A realistic rental assessment needs actual comparable leases, current local demand, seasonality, management charges and letting commissions. A large destination complex can create recognition and useful services, yet it can also place many similar apartments in competition with one another. The exact view, floor, layout, building condition and transparent monthly costs therefore matter directly to the liquidity and rental appeal of an individual unit.
